Is there a risk in buying property in Chelmer due to flooding.

I am Considering a property in Chelmer.Its about 6 years old property double storey with a garage and a multipurpose room at the lower floor.The flood report says that the ground floor will be almost fully submerged if we get floods like 2011.It also has flood source due to Overland flow category.
I am an interstate investor and the numbers stack up.I am not sure its worth the risk and if I am limiting my future market by buying property in a flood impacted area.
