"Holroyd Garden Estates"

If you have to live out west, this is a good place to be. Literally has a wall/fence the whole way around the estate, it's affordable, close-ish (15 mins) to the closest train station if walking.
2mins to closest shops by car, 5 mins to Parramatta Westfields.
Living overlooking a gorgeous park and has a wetlands area right in front of all the apartments. The view is gorgeous (From my building anyway) and no one to look into the apartment, there's also quite a few townhouses about which are quite quaint.

Downsides? Parking is getting tricky and they keep building and expanding current buildings, which sucks because the roads weren't designed with that in mind. with cars parked up and down both ways its a one way street outside my building.

I think its an unknown little gem, if you're looking for affordable, pleasant and aren't completely reliant on public transport or work nearby

"Best Area to live near Parramatta Region"

I have been living backside of Holroyd Gardens for a few years now. Considering, I live most part of my life near Parramatta. I can easily say this is the best place to live if you are working in/ near Parramatta or in the West.
Most of the houses and building are fairly new and clean so you get a fresh feel when you enter into society. Great Secure gated community with a pond and Holroyd garden access at the entrance. Followed by the old brickwork factory (really popular for wedding photoshoots).
The location is great. It is right in the middle of Parramatta and Merryland shopping Mall. Both Shopping Malls and train station are accessible within a couple of mins drive or a few mins walk.

"Budget Estate living - close to everything"

Holroyd Gardens is a planned Estate development located in the Holroyd City Council, which is adjacent to Parramatta. Having lived here for over 4 years, Council has done a tremendous job with the remediation of the former brickworks factory site through the upkeep of the Estate gardens and surrounds, made improvements to local roads and footpaths. The nearby Holroyd Gardens park was where the brickworks factory used to dig materials for making the bricks. As it left a big hole, it was formerly used as a rubbish tip before being remediated into a family friendly park. There are plenty of parks and playgrounds nearby. The local residents are generally friendly and resettled here from all around the world. Public transport is within walking distance and the nearby Stockland Mall offers plenty of shopping, Cafes and eateries.
