"Not all about gated estates"

My young family and I (I'm turning 30) have lived on Hope Island for near on 3 years. In that time we have found it to be a great area to live. It's not all about Hope Island Resort or Sanctuary Cove which I really know nothing about living in as I'm not into gated estate living.
It's quiet, safe, clean and friendly. My wife bought the house without me going through it pre-settlement and I'm glad that she did. When I went for the first drive past the place I was delighted to see children playing basketball and soccer in the quiet street, people walking their dogs, fishing by the river etc. In alot of ways it took me back to when I was growing up in rural Qld and used to be out until the street lights came on and mum was calling me for dinner. Something that is becoming increasingly rare in society, let alone on the Gold Coast.

There is a good mix of units, housing of all levels, gated estates and otherwise. Marina facilities, shops, Dr's surgeries, etc. Topped off with easy access to the M1 so you can head north or south depending where you feel you need to be for work/ nightlife/surf.

We have found other residents to be really friendly and have made friends with numerous others around the place. Renovations have been commenced by numerous residents of various levels. Which I've found only makes it more pleasant to walk around. Traffic wise once you're off Hope Island Rd. it's all pretty quiet (Main arterial road from M1 to Runaway Bay....) We had thoughts of moving out of the area so as to be closer to my work but with further development set to begin in the area and its handy location to schools (Coombabah, Runaway Bay, Helensvale, Coomera) and Child care facilities (Hope Island, Paradise pt, Runaway bay, Coomera) it's fairly hard to imagine leaving when you've got it all at your finger tips... Fishing - 2 good boat ramps in the area, Water Skiing @ Santa Barbara, Golf Sanctuary Cove + Hope Island resort (I'm not into golf btw), Tennis, Shopping, Restaurants, Schools, Childcare, Parks - Jabiru Island and along the Rivers/canals

I also notice that some people mention the cost of living as an issue, but I'm yet to see anything over the top about it, rentals in the area are pretty well priced, fuel is the same as everywhere else with it's ups and downs, groceries etc are all much of a muchness.

All in all I find it comparable to other coastal locations I've lived in, and miles ahead with regards to the quiet safe streets. Something I never found when living in Kirra, Mermaid Waters, Coomera Springs and to a lesser degree Monterey Keys and Paradise Point. Housing in the area is well priced at the moment (Jan 2012) but I can't see it staying that way as the Gold Coast slowly picks itself back up.

Pretty sure I've summed it up as best I can. Best to check it out for yourselves. =)

Looking for a home in Hope Island?

"Lovely but boring"

You can not fault how beautiful and well kept this place is. But that's where it ends. There is not much to really see and do out in hope island. The restaurants and cafes all close far to early. Perfect if you are just happy to stay home every night.

"Middle of nowhere"

Nothing to do except sit in your home. Friends of mine moved interstate to this suburb and soon moved to southern GC suburbs for some atmosphere within the community.

"Hope Island is growing up. Not out.... Geography will tell you that!"

Anyone who has lived here over the past couple of decades will tell you that the place is changing. I believe that it will take another few years to be able to truly re-evaluate Hope Island as a suburb.
Boykambil is now a (Soon to be) thriving mini-metropolis.
North Point is almost finished, Cova too.
With new Marketplaces, new and increased numbers of residences and residents pouring in from everywhere... Hope Island 2020 is a new animal... We have to learn how friendly it is going to be.

One stagnating corner, Sanctuary Cove, is still being choked by overly expensive Body Corporate fees.
I have read the vehement arguments against Covian Criticism by residents on this website....WOW!

Not everyone is jealous of you fellows, not everyone wants to live near you (If your defensive attitude is anything to go by). Just accept that even wealthy people are not always interested in an expensive home with zero capital gains, spiteful neighbors whose sole social metric is financial and a body corporate system that is primarily interested in alleviating residents of their cash.

With the COVID influx to the Gold Coast from Southern residents, I truly hope that even Sanctuary Cove will see a change of face. It could sure do with it!

In closing.
With the one notable exclusion of Sanctuary Cove, Hope Island is absolutely fantastic on so many levels. The future is bright, I believe, and with the Coomera Connector and extra Railway Stations soon to be built (Opening the Brisbane Corridor even wider) , it's even brighter.

Rentals in Hope Island

"Terrible"

I lived in Hope Island - my house was broken into, my car was stolen from the front door, hooning is a huge problem, particulary as there is so many roundabouts, Hope Island is ok if you live in a gated area, otherwise forget it, I was glad to sell up and move away !

"Beautiful Suburb with Many Housing Options"

Hope Island is a beautiful, leafy suburb, with well maintained gardens and park areas. It is located at the northern end of the Gold Coast, and is close to the M1 motorway and only a short drive to beaches, schools and major shopping centers including Homeworld, Harbourtown and Westfield Helensvale.

Hope Island offers a wide selection of amenities, including, just to name a few:
Shopping - with three supermarkets (Coles, IGA and Foodworks), newsagency, butchers, bakeries, and many speciality shops;
Medical facilities - including doctors, chemist, and dentist;
Dining options - restaurants from fine dining to take away and MacDonalds;
Leisure activities - such as golf, fishing, tennis, gym, and boating.

It has a diverse array of housing options which cater to a wide demographic of people, from apartments, townhouses and family homes, to multi-million dollar prestigious properties. Hope Island offers gated estates for those who prefer the added security, as well as non-gated, for those who do not wish to be part of a body corporate. If you choose to live in an area with a body corporate, the fees range from $60p/w to over $200p/w. Thanks to the high level of security in and around the two main resorts of Sanctuary Cove and Hope Island Resort, Hope Island has a low crime rate.

There are no schools located in Hope Island, however there are several private and state schools nearby, such as St Stephens College, Helensvale State High & Primary, AB Paterson College, St Francis Xavier College, Coombabah State High & Primary, and Coomera Anglican College.

It has a reputation for being an expensive area to live in, however general living costs are the same as most other suburbs on the Gold Coast, with telephone, electricity and petrol costs all being the same. The Council rates are similar to other suburbs as well, and whilst you have the option of spending millions on a home, there are many housing options that rival surrounding suburbs such as Helensvale and Coomera, and I believe it offers better value for money than many suburbs further south, such as Mermaid Beach and Burleigh.

Overall, I believe the suburb is a beautiful and relaxed place to live and caters to a wide variety of demographics.

Oh dear! Scary. I was thinking of buying an apartment on the ground floor at Esperance retirement village. I thought it was a safe and quiet place to live at.

"Quiet and peaceful"

I grew up on Hope Island (the Boykambil part) from 1971 till 1989. My mother still lives there. It was always a safe, relaxed "holiday feeling" place and mostly that part still is. Be aware of the sandflies and mozzies in early summer evenings. 10 minutes to Runaway Bay shopping centre for the basics, 5 minutes to Coles shopping centre, and 18 minutes to Helensvale Westfield. Couple of nice restaurants at Sanctuary Cove and nearby there. Quiet and peaceful place but I don't know about the cost of living in the resorts.

"Platinum Waters noisiest neighbourhood"

We've been staying in Platinum Waters for almost two years now, and since the new home builders grant has doubled for Queenslanders, construction of new houses have taken off on almost all of the empty properties, resulting in a restless and noisy neighbourhood seven days a week during daytimes. I have not enjoyed a single quiet day or afternoon for the past six months; not even Sundays are spared. Because construction workers have stirred up an industrialised aura around here while building houses, every Tom, Dick and Harry have now accepted generally that it is acceptable to make noise whenever. Not recommended for night shift workers!!!

"Hope Island Resort - Perfect place to live"

After escaping the thrash of Sydney, we've been in Hope Island Resort for 7 years now. What a perfect place to live! It just keeps getting better. It is a friendly, safe little community, with everything at your fingertips.

Friendly security staff, pool, manicured gardens. It kind of allows you to forget about the real world. Housing stock is available for everyone from young couples to large families and retirees. Peace, quiet and tranquil.

You can use a boat, golf buggy or car to access most essentials.

"Beautiful, Peaceful Suburb With Lots Of Amenities"

My family and i moved to hope island 3 years ago and have never looked back. I am 37 and have young children who attend helensvale state school which is the next suburb over- it is not walking distance so unfortunatly we have to drive. Hope island is a fantastic suburb with beautiful street appeal. There are many facilities including: a shopping center- with a coles, bakery, newsagency,chemist, coffee shop, lovely restuarants on the water and lots more. There are also pubs, several petrol stations, mcdonalds, and a variety of smaller shops.There are quite a few golf courses, tennis courts and plenty of canals for boaties and good fishing spots. There are quite a few gated communities in hope island, which some people say is expensive, but if you cant afford it there are parts of hope island that dont have gated communities also- i myself do not live in one. Hope island also has 2 very good medical centres and quite a few other medical facilities.It is a very friendly, safe place and it is very well suited to all ages. There is also easy access to the M1- which will take you into brisbane. I would highly recommend this lovely lifestyle to anyone who is thinking of making the move. A fantastic place!!!

My 14yo daughter and I are moving up from Sydney early in the new year, and I really have my heart set on residing at Hope Island.
I could really use some local advice on nearby state high schools. My daughter will be in year 10.
How are you finding Helensvale State HS? Are there any other recommendable state HS nearby, and are the buses to and from school accessible?

"Great place to raise a family"

I have been a resident of Hope Island Resort for 2.5 years now and we have no intention of leaving. Everything is at your door step, just a short buggy ride away. We feel safe with the 24 hour security and being able to contact them with any concerns or questions day or night. CCTV cameras are throughout the resort. A very friendly community with great facilities to raise children. Swimming pool, park and plenty of water to take the kids fishing. There is a great sense of community here as you get to know the locals after some time. We have made some great friends here and enjoy the lifestyle that Hope Island Resort offers.

"Pendraat Pde - Fantastic Street"

Small complex at cul-de-sac end of the street is affordable and a must to buy when any come on the market. The suburb is child freindly, good school bus service and great for shopping and relaxation.

"Been living here 6 months now!"

Love it, it has its' critics - but try telling my 3 kids they will not agree. Safe to walk, ride, play, they have many mates dotted around. It's not far to the school, to shops, 20mins to Main Beach, Totally civilised living - is it weird being in a gated suburb? No, way too many pluses - just think of it as village living in the old days, security is like your local police station that has time to help. Mulpha just need to keep those tenants happy in the marina village - it is a huge plus having this facility, empty retail units is not a good look!

It is pretty far from everything that is happening on the Gold Coast. Far from good schools, decent shopping, and the buzz further south. It literally in the middle of nowhere. Great for an older set looking to retire I guess.

"Sleep with the fishes & Grow Gills before you move here."

The hole place is underwater WOW thats one big pool. Expensive power boats owned by self important men compensating for their tiny privates wash down the river still attached to their upside down pontoons and private wharfs. Forget getting insurance ever again but who needs it when you have that sort of money. You too can have the worlds largest, brownest water slide running through your lounge room.
Due to climate change you should buy up now as the hole place may not be there tomorrow.

So just Sanctuary Cove could flood then? Dear 'writer' of review, I feel you may have your facts wrong, much of the area in recent council 'worst case scenarios maps' showed only partial flood risk where many areas of the coast were in far worse shape! In fact many parts of the area are elevated, unlike most other parts of Hope Island! So if all you can say is 'the place will flood' now you are correctly informed, if you live there and hate it move out! If you have never lived there, you can't really comment can you?

We are looking at Rosebank Way (right on the Marina) and we just checked with Suncorp who DO insure people living there.

The flood maps and modelling kind of disagree with you. Check the council flood maps. There was a MAJOR rain event in 2009 and again in 2011. No flooding to speak of.

"Hidden Oasis."

After purchasing a block in the new section of Sanctuary Cove 6 years ago and building I understand why people love it so much. Having one young child it’s a safe and very pleasant place to bring up your family.
Security is brilliant and peace of mind when travelling that the house is secure is prices less.
There are a lot more younger families moving to the cove which has totally changed the dynamics of the place and is no longer a gods waiting room! This is the case in the whole of the "North Shore Region". The new Golf Club is brilliant with my only complaint is that it could be a little more family friendly but what a place!
What the developer is doing has been outstanding in the new product that they are creating allowing more families to purchase into sanctuary cove and enjoy as not everybody has the want or funds to live in a canal palace. Great location easy access to Brisbane for the business commute. 10 out of 10 for Family Living.

"Living in a bubble"

Living in Sanctuary Cove was brilliant prior to the developer developing land and more land .... it used to have alot of only waterfront property and golf course villas but now unfortunately there is a lot of cheaper housing being built on dry blocks making this area less exclusive. You do have to have the privilege of paying for the body corporate rates which is a benefit for paying for the security (which is fantastic) and paying for the garbage man bringing out your garbage and putting it away, plus paying for all of the wonderful gardens and parklands which are immaculate. With more people moving into Sanctuary Cove the security now have to use a portable RBT unit plus it has also taken measures into tracking residents speed if they are caught doing over the 40 speed limit they are not permitted to drive into the area they call home. There is a huge downside to living in Sanctuary Cove and that is it takes you forever to resell your property. Some properties have been on the market for over 4 years and some residents are willing to take a loss just to get out. There is a running joke that living behind the 'gates' is like living in jail ... it takes time to get out. If you love knowing your neighbour this is the area for you. It also has very expensive water rates as you are charged as a commercial property and not residential as Sanctuary Cove is rates as 'commercial'. Can be noisy on main river with holiday makers making Sanctuary Cove their pit stop and they dock overnight having 'night time parties'. But if you like keeping to yourself and enjoying your home with privacy I suggest that you look elsewhere.

Yes you are right selling can take time, but the majority of homes for sale are asking way too much so of course they will not sell! Add in a Gold Coast market that has been really slow at the upper end for 5 years plus! Now your comment about cheap housing - you are wrong, I would argue a home worth $900k plus on a small dry block for SE Qld is pretty top end and add in Body Corp, this is not housing for the masses, I think you clearly have been rich for a long time and forgotton the normal folk. A mix of housing is positive for the estate and will keep the estate alive, in our big cities top suburbs, including our countries most expensive surburb you can still pick up aunit for under $400k. If the estate doesn't evolve it will die and your expensive house value will tumble A quality mix of housing, with the majority still being high end makes an area far more desirable to live too.

"Me and the kids are moving in!"

OK pricey yes! BUT as an area on the Northern Goldie is there better? This place started has boomed and busted, been home to many grumpy rich oldies and not so grumpy, but very dodgy so called 'business men' who found hiding behind the gates rather useful. The olds are still there, but under control, the dodgy dudes are slowly all getting foreclosed on - so in come the new crowd, the families, hurray at last the community will have a mix of people, not just ones who think the Sex Pistols are a shocking NEW band and the ones who think tax paying and honest business dealings are for others! More and more families move in, even the new housing stock is being promoted to this buyer group and rightly so! Safe, beautiful, waterside environment, places to walk, ride bikes, go out on your tinny, grab a coffee all close at hand. Those that can afford it tend to move in and stay!

"Great Safe Family Enviroment."

Sanctuary Cove is a rapidly changing place. A great place to bring up a family for many reasons but you cannot go past the security and many parks available. Where else can you live on the water, drive your golf buggy to a restaurant in the village, be a part off a fantastic golf club and rec club and then disappear on the weekends to a selection of terrific anchorages.

"Escape the rat race if you can afford it"

At last a place where you can bring up kids in the way that we grew up. Not having to worry about idiots doing burn outs in the street, lots of parks and room to walk the dogs and have the opportunity to meet like minded people.

No it is not for everyone, but at least you are safe in the knowledge that your investment is more secure and wont suffer the fate of other neighborhoods in downturns when people rent out their houses to multiple families or louts when they cannot pay their bills!

No highway noise, no door to door art salesman, no google maps and photos!

Totally right, you can tell you have lived there. Nowhere is perfect, but for modern families - kids having freedom and space, where a few minutes bike ride gets them a dip in that Hyatt lagoon can't be bad!

We've just been to Hope Island and fell in love with the place. I personally am persuading my whole family to move there. My only worry is the flooding and the effect of the storm. (With no intention to brag) Having built several properties in Sydney I personally think that the properties there are reasonable.... This where it is at. It is a great, friendly and safe place for anyone from young couples and families to retirees. It is quiet, the air is clean and all services are nearby. There are plenty of parks and recreational facilities. It is accessible to Brisbane and the Gold Coast. What more could you want? I would say "too good to be true", but it IS true!

"Sancturay Cove - Very expensive"

Sanctuary Cove is on the Gold Coast and has a reputation of being one of the more affluent areas around. Situated on the banks of the Coomera River, Sanctuary Cove offers great shopping with many boutique style shops, as well as cafes, restaurants and bars. There in a cinema and art gallery as well. You cannot mention this area with a mention of the award winning golf course and resort here as well. Sanctuary Cove is situated between the beautiful beaches of the Gold Coast only 20 mins away and the picturesque Gold Coast hinterland. The major theme parks of Wet’n’Wild, Movieworld and Dreamworld are only a short distance away as well as are accommodation options to suits all budget. Property prices in the area are very high.

"Hope Island close to Theme Parks."

Hope Island is at the northern end of the Gold coast and is basically a residential area. Only minutes from the major theme parks of Dreamworld, Movieworld and Wet’n Wild, Hope Island is very popular with great shopping at nearby Oxenford or Helensvale. Hope Island is well known for the beautiful golf course and resort. Home prices are rising in the area with rentals being hard to come by. Hope Island in only minutes away from the Broadwater and the M1 which take you to the famous long beaches of the Gold Coast. Excellent accommodation options in nearby suburbs make Hope Island an excellent destination.

"Mid life circus"

Sanctuary Cove just screams "I hate myself but want you all to think I'm better than I actually am!"
It's full of expensive houses, locked gates, private marina berths and middle aged dudes with 'little man' syndrome.One can drive ones golf buggy from home, then to the course then to the club. Then hopefully one will drunkenly careen into the man made pond full of unhappy looking ducks. There are all the conveniences of the rich- grocery stores, cinemas and clothing shops you have to re-mortgage the house to enter. In all seriousness, it is the perfect setting for some kind of horror story about perfect women belonging to middle age misogynists. Oh wait... that's already been done. Welcome to Stepford Sanctuary...

Oh dear, you either had to move out due to finacial worries, or you are just bitter becuase you secretly would love to live in The Cove, come on don't deny it! Anyway I have to admit your comments may have been right 5-10 years ago, but NOW things have and are changing - how? Simple the estate can only survive and thrive with families coming with kids, oldies having to take a bit of a back seat! If you can tell me of a better suburb on the Goldie to bring up kids, I will be shocked. Yes pricey, but aren't many good things?

Ready09 - Do you understand how a free market economy works? Price is dictated by supply and demand. There is obviously high demand for Hope Island which makes the price higher than places where nobody wants to live, like wherever you're from.

Mid Life Circus -- I have lived in Sanctuary Cove previously and have just returned. I can understand a person with massive envy and jealousy writing these sad comments because SC and HI are not for everyone because they are high class security class suburbs. In fact, the major reason for living in SC for us, is the privacy, security, convenience and great lifestyle. We feel safe and secure and yes we do enjoy the expensive houses, locked gates, private marina berths and the excellent security and safety. I also really enjoy selling properties in SC and HI because I am working with quality people and selling to quality people.

"Gated Community Doesn't make for Good Neighbours"

Just because a developer creates a suburb and puts a fence and gates up on it, it doesn't mean that A) it's a nice place to live or B) The people you live next to will be friendly. Hope Island is one such development on the northern side of the Gold Coast. With streets lined with houses that all look the same and intercoms at the fences, it kind of has the appeal that Auschwitz would have. I know I'm being very tongue in cheek, but I just don't get the attraction to places like this. Is it the one-up- manship of being able to say "Oh I live in Hope Island", even though you're incredibly unhappy living there. With bugger all conveniences around and a swamp like feel to the place, I'm stumped as to why it's a prestigious place to be at all. You can keep it.

Hope Island consists of more than just Sanctuary Cove and Hope Island Resort.. The entire stigma that it's all like you are saying bothers me, Next door to the cove you have Santa Barbara and to the east abit further you've got the Boykambil area..Which is by and large more down to earth.

I grew up on Hope Island (the Boykambil part) from 1971 till 1989. My mother still lives there. It was always a safe, relaxed "holiday feeling" place and mostly that part still is. Be aware of the sandflies and mozzies in early summer evenings. 10 minutes to Runaway Bay shopping centre for the basics and 18 minutes to Helensvale Westfield. Quiet and peaceful place
