"Relaxed coastal lifestyle"

Jan Juc, located near Torquay in Victoria, is a highly sought-after coastal suburb that offers a fantastic lifestyle. Here's a real estate agent's perspective on Jan Juc:

Location: Jan Juc is situated on Victoria's Surf Coast, adjacent to Torquay, and about 100 kilometres from Melbourne. Its proximity to the coast provides stunning views and easy access to beautiful beaches.

Lifestyle: The suburb is renowned for its relaxed coastal lifestyle, making it an attractive option for families, professionals, and retirees. Jan Juc is famous for its surfing culture, with great waves and a vibrant community of surfers. The beachside setting encourages outdoor activities like surfing, swimming, coastal walks, and cycling. There are also parks and reserves for recreational activities.

The real estate market in Jan Juc is highly competitive due to its desirability. Properties range from beachfront houses and luxury homes to modern family dwellings and apartments. The housing styles often reflect the coastal aesthetic, with many properties offering ocean views or proximity to the beach.

Jan Juc has a thriving local community with amenities like cafes, restaurants, and boutique shops. It also offers essential services such as schools, medical facilities, and supermarkets. The neighbouring Torquay provides additional options for shopping, dining, and entertainment.

The community in Jan Juc is vibrant and tight-knit. There are regular events, markets, and community gatherings, fostering a strong sense of belonging among residents.

Jan Juc presents a great opportunity for those looking for a beachside lifestyle. The competitive market means that securing a property might require swift action, but the investment is often well-rewarded due to the quality of life and potential for property value appreciation. Understanding the preferences of potential buyers or renters, such as proximity to the beach or specific amenities, is crucial for real estate success in this area.

"Its a Lifestyle"

Most people come to Jan Juc to escape the crowds of beach goers in Torquay and Bells Beach, But it has so much to offer!

Stunning part of the cost line with some of the best real estate you can find in Victoria. Perfect area for young families. Locals are alway happy for a chat and although the town is getting more built up it still has the feel of a coastal town.

The commute to Geelong and Melbourne have become so easy over the last few years as well.

"Tightly Held and Arguably the Best of the Surf Coast"

Known as Torquay’s sister suburb – the quieter, manicured and tightly held. Jan Juc is an incredibly beautiful costal town, located at the beginning of the Great Ocean Road. It’s incredibly green, lush and friendly. There are some hidden gems with Swell Eatery available (please COVID be done so breakfast can be enjoyed here again!), beautiful walking tracks, the famous Bird Rock cliff and Jan Juc Beach.

In terms of suburb growth, over the last 12 months the median sale price as increased 4.6% to $915K, whilst the rental yield has increase 2.6% to $460 per week. A huge 75% of homes are owner occupied (or holiday lets) and 22% are rentals.

A lot of rental properties are home to multiple young adults – with the coastal lifestyle so sort after, the only way to make renting affordable for the younger generation is to share the cost. Of course there are families and couple that rent here as well, but more than 25% of occupants are between 20-29.

If you’re after a sleepy, stunning coastal town (in every month apart from summer), Jan Juc is a no brainer!

"A great place to bring up kids, or for anyone who wants to live somewhere peaceful and friendly"

The Juc is a friendly, safe, pretty place to live. Everything you need is there and also within reach of Melbourne, with much lower house prices than Greater Melbourne and a fantastic outdoor lifestyle.
You can still get great coffee and food in the area, and all the shopping you could need is within a 10 minute drive.
Great for kids, couples, retirees - not sure about singles over their teens!! Most people seem to move to Melbourne for their early to mid 20's and then come back. There isn't much nightlife around....
Love, love, love it.

"A fantastic place for families and surfers"

We lived in Jan Juc for nearly ten years while our children were young. It was a fantastic environment for kids as we could let them run free without worrying about them all the time. They'd be all over the neighbourhood, in and out of each other's houses and making cubbies down by the river. They grew up with whales, dolphins, parrots and all sorts of other wildlife. They learned to surf and would go straight to the beach after school for months at a time. The schools were world-class and it was very accessible to Melbourne. It's even more so now, with the opening of the ring road, but we can't take advantage of that anymore! But if you want shopping malls and cinemas, Geelong is only 15 mins up the road.
There are lovely restaurants and bars, great retail and excellent coffee. All in all, it was a lovely, friendly, safe and peaceful place to live and we miss it.

"Great amenities in a wonderful location"

Just out of Torquay but a town in its own right you get the best of everything. Close to a fairly major centre to get everything you need but just out of it to give you a more country, more relaxed feel.
Kindergartens close by make for a great spot for young families. Add to that the great amenities like wonderful parks with playgrounds and tennis courts and you are in family heaven.
But the relaxed lifestyle would work equally well for retirees. No matter what you time in life, this could make the perfect sea change. With Geelong within cooee and Melbourne an hour and a half away you're never far from anything but have the best of the beach and country feel.
