Kilburn is a suburb located in the northern region of Adelaide, South Australia. Known for its convenient location and diverse community, Kilburn offers a great mix of residential and commercial properties, making it an ideal choice for families and professionals alike.

Located less than 10kms from Adelaide's CBD Kilburn is an increasingly popular community.
Kilburn is located close to the Churchill Shopping Centre including Aldi, Coles, Kmart and Costco.
Kilburn Train Station and bus stops are close by for direct access to the city.
The eclectic and vibrant suburb of Prospect is close by, and it is an easy drive to the beach or the Barossa.

You would expect to receive a return of between $450 - $500 per week for a three bedroom townhouse.

Located in the inner northern suburbs of Adelaide, Kilburn is a good 10 minute drive from the CBD and although that may sound interesting, it is associated with problems. Crime, abuse from the neighbours and uncleanliness are one of the many factors why Kilburn is not a good place to live. We will get to those later on. First of all, shopping options are close by to Kilburn, with Prospect Road boasting small shops and eateries, Westfield Tea Tree Plaza at Modbury only 30 minutes, Northpark Shopping Centre at Prospect 5 minutes away, pretty good for daily shopping such as groceries as it does include two major Coles and Woolworths supermarkets along with 50 other stores to choose from and the newly-built Churchill Centre located seconds away. Public transport runs smoothly along Churchill, Prospect and Main North Roads into the city, schools are also good to choose from as well, with the most local schools being Rosary School, Prospect Primary School and Blackfriars Priory School (all in Prospect). Others include St Gabriel's School in Enfield, St Paul's College at Gilles Plains, Woodville High School at Woodville, amongst others.

Unfortunately, Kilburn has a high crime rate, as well as pretty abusive and aggressive neighbours in some parts. The housing in this area are not up to the standards if your looking for a clean, tidy home and a nice green strip with gardens that'll keep your neighbourhood looking attractive; Kilburn does not offer that. Moreover, there is lots of Housing Trust in the area and the houses are unkempt and there's lots of furniture and junk in front of people's homes. There are some good parks and recreation in the area, but just be careful as you could approach some very funny locals who wouldn't enjoy your company (that's based on experience after visiting friends and going to the local park after being abused by the locals there). There is also a high amount of poverty in the area as well, after experiencing many homeless people sitting on footpaths and drinking. This is also very dangerous as some of them can get pretty threatening and violent. If you don't want to be fequently woken up by loud parties, screeching tyres and screaming neighbours on a Friday or Saturday night, Kilburn is NOT the place for you.

All in all, I would definitely not recommend Kilburn as a place to grow and live comfortably in. If you need to live around this area, try Prospect, Nailsworth, Enfield, Clearview, Northgate, Oakden or Walkley Heights. They are much more better alternative as the streets are clean, neighbours are friendly and it's generally safe majority of the time. However if you don't need to live around here and have the soul intent of buying somewhere nice and comfortable with friendly neighbours and it being safe, check out the southern suburbs. Pasadena, Panorama, Oaklands Park, and so on are the better areas to choose in Adelaide overall. Good luck and I hope this helps to anyone out there needing an honest review about Kilburn and not sugar-coating it with positives which aren't true.

Location, location, location! Close to Prospect and North Adelaide, CBD just 8km away, let's not forget Adelaide Oval for all the footy fans out there. Soon-to-be-built shopping centre on Churchill Road.

Multicultural it is, cheap housing it is, housing trust, yes there is but housing trust homes are located all over Adelaide, including our expensive suburbs.

There are some undesirables but, we all see a undesirables around from time to time, even in some of the expensive suburbs.

Those who judge the area based on negative people with negative attitudes, will miss an opportunity to buy into a cheap suburb, which one day will be expensive!

Lets not forget that Bowden and Prospect for instance, were once considered low income areas.

The good points of Kilburn is:
1. There are lots of parks to be used, but are very, very dangerous at night.
2. Close to the city.
3. Public Transport is non stop.
4. The Cost of Living here is cheap, that's why there are lots of house trusting homes.
5. Convenience to everything.

The very bad points are:
1. Its not peacefull, you will hear a lot of hoons doing doughnuts for 2 mins (roads are messy due to skids)
2. It is incredibly not safe. Don't even think about the nightlife here in Kilburn, OHHH the night life (which I mean terrible, because I've got all this information from my friend)
3. Hoons. Hoons are NON-STOP at night. My friend told me it can go up to 7 hours straight.
4. JUST ABOUT EVERYTHING.

Well, what can I say. Kilburn is one of the roughest suburbs in Adelaide! So if you would love to listen to hoons all hours of the night, drunks, and so on, then move to sunny Kilburn. NOT!

This area is overlooked and undervalued. It has a multicultural feel with a true representation of modern Australia. There are a couple of nice parks in the area particularly off Le Hunte St. They are planning major redevelopment of the Islington Rail Yards which will include Bunnings and many other stores. It has an excellent pub on the corner of Northcote St and Churchill Road which has been tastefully renovated and serves good food. Prospect Road runs straight to the city via Nth Adelaide which only takes 10-15 mins with many caf'es across Regency Road.This is the last cheap suburb in Adelaide within 8 kms of the city.

One of the last cheap suburbs located close to the city, previously occupied by a majority of housing trust residences, this is now changing with a majority of them being sold off to buyers seeking cheap housing. Many immigrants appear to have purchased in the area, with a number of new dwellings being erected on old housing trust sites.

Only a few years left and we should see a very popular suburb. Also a number of major redevelopments planned in the area which should see a vast improvement in the area.

It’s changing. It needs to. Just north of Regency road across from prospect there is a lot to like about the location. But there is not a lot to like about Kilburn itself compared to prospect. Kilburn still has a lot of trust homes and a lot of low cost housing. Yes, it is changing and there are some amazing houses in there. I went for one and it quickly went out of my price range. Why I don't know. Yes, it was a lovely new house but the houses on the streets all around were not appealing. There would need to be a lot of work done to bring it up to standard.

It’s easy to get to the city down Churchill road, even if it’s not an attractive drive. There are buses and trains running.

There aren't a lot of night spots but it’s not far from the city and North Adelaide.

An area to watch but it not for me now.
