Number one western Sydney suburb. Crime rate is extremely low. Very green and beautiful. Public transport is also good. Nice houses. Nice people
Faulkland Crescent Reserve is nice place for walking. It has a beautiful lookout.

Looking for a home in Kings Park?

"A small, quiet and local suburb!"

Kings Park, located just north of Blacktown, is definitely a place for someone who wants a quiet and local life. The suburb has a small industrial section towards the south and has one main park, a couple petrol station, some restaurants and specialty stores towards the east as well as nearby access to public transport and cafes scattered throughout.

"Nature filled, leafy green, safe and family friendly"

Lived here for 4 months and still can’t believe what a score we got to live in this suburb! No external power lines and great green nature when going for a walk to local cafe. Feels like it’s got so much potential in the coming years too. Only downside so far is, If you don’t have a car public transport isn’t the greatest to certain parts of Sunday.

"The northern part is good, but not enough amenities"

Green space is abundant, access to education is decent as well as perhaps transport links, but it's in close proximity to Blacktown, which is primarily where you will gain resources and cuisine options. Overall, in itself, it would be an excellent suburb with undiscovered potential, but the truth is hard: there are scarce shopping options. Moreover, the industrial area can result in influxes of noise pollution spreading further up north.

Rentals in Kings Park

"Booming Suburb, Great to invest now, Safe and green"

We have lived here for 4 years and it feels like home. People are friendly when you're out walking your dog and there are lots of smiles from familiar faces.
Kings park is close to everything. Bunning, woolworth, coles, Aldi, mitre 10, KFC, MacDonald, hungry jack, Ikea, Costco, IGA, Hospital, Station , M7, M4 and more.

This suburb is extremely safe. No junk people.
Streets are quite with no traffic.
Schools are excellent especially kings Langley school.

I am very happy with this suburb. soon this suburb will be the most expensive suburb in the west.

"Fast growing, Leafy, quiet, neighbourly suburb"

Have lived here for almost three years now. Have nothing but positive things to say.
Kings park is lovely and quiet! Locals are all lovely with excellent local schools.
People take care of their gardens and homes.
This suburb is growing extremely fast.
South side is industrial area but other parts are heaven. very safe, beautiful and quite.

"Beautiful, leafy and safe suburb for families"

After great effort we finally found a green, peaceful and quiet place to rise our family. We bought a few months ago our house and we are deeply in love in this place. very friendly neighbors, safe and quite, green, nice homes, great school, close to M7, Close to M5, Close to Parramatta, Close to shopping center. absolutely loved it.

"A true gem in the west. Great investment and family living"

We brought in Kingspark 3 years ago and so glad we did!

"Its got everything"

The prices of the houses are going up very fast. this suburb is known now for investers and home buyers. I was trying to buy a property in Kings park for a year. every month prices going up and up. auctions were full of interested people.

The reasons are :
price is still affordable
School is great
Very safe and quite
beautiful nature
excellent neighbours and people living in this area
Transport is great
No complain about anything

"Kings park is a prime spot of Western suburbs"

Homes are beautiful here with lots of character & charm. lifestyle is warm & welcoming.
The schools here are fantastic for those looking to find their permanent home for raising a family.

"Great Location for families and children"

We live on Madagascar drive kings park for 10 years now. my family and i honestly would not swap our piece of paradise for anywhere else on the planet .Very quite and safe with no traffic at all. easy access to high ways and public transport. Excellent high rated primary school for my little girl.

"Western Sydney Paradise, Best Suburb"

I lived eastern sydney for 5 years, north of sydney 7 years, marrickville 5 years and now living in Kings park for 3 years. it's much much better than my previous suburbs. Friendly neighborhood, very quiet and safe, beautiful with tall trees and birds singing every where, big parks, good shopping, best school for my children, very good public transport and more. I am really happy with this suburb. extremely recommended.

"Hills District Hidden Secret"

I've lived in Kings Park for almost 9 years.
It's a very quiet suburb with almost no traffic although it's only a 2 minute drive to the M7 and other main roads.
Kings Park also has a huge 16 hectare reserve that allows unleashed dogs.
It's a safe, friendly and clean area, great for kids.

I love that about Kings Park as well, and I also like the fact that it is so close to Blacktown. I believe Kings Park has many years of growth ahead of it because of all the Infrastructure Blacktown council is investing it. also it is close to jobs in Kings Park Industrial Estate, that means very little traffic if you work and live in the same area. This is what I find people are looking for!

"Great family place to live"

Quiet, leafy, friendly, powerlines underground with tree lined streets makes for a good atmosphere. Easy access to Marayong Station, motorways, transitway on Sunnyholt Rd, schools and a great big bushy reserve with brilliant views of Blue Mountains that also has a large off leash dog area. Overall pleasantly surprised by Kings Park and great value for money considering we payed $100-$150k less than a similar house in adjacent Kings Langley, even though Kings Park has a similar feel and easy access to trains and the Kings Langley shopping centre.

"Excellent Place to Live"

I have lived in Kings Park for 9 years and have never had any problems with crime etc as listed by some below. I walk my dogs regularly on my own and have never had a problem morning or night. It is a quiet suburb, my neighbours are all lovely on every side. It close to shops, train lines Marayong/Quakers Hill), bus services, M7/M2 motorways. We have access to the M7 cycleway for walking/cycling.
It has a large reserve, Faulkland Reserve for kids, families and a section for off leash dogs.
Its a small suburb so there arent always alot of houses for sale, people seem to be renovating alot of the houses or knockdown rebuild and there are more young families here now than when i first moved in. It is close to a major shopping centre in Blacktown. 10-15 minutes to Rouse Hill, Bella Vista and Castle Hill. Close to Parklea markets. It is closer to a few smaller shopping centres that have major supermarkets etc. It has everything the newer, more expensive suburbs have without the huge pricetag. You get good value for money with the larger blocks.
All in all its a great to place to live. I find it to be of equal standard to neighbouring Kings Langley, just across Sunnyholt Road, which is approx 100k more expensive.
There is access to the Kings Park Tavern, major take away outlets, Marayong Brewhouse. Close to large Hardwares/Service stations etc. Worth a look if you are buying in the Blacktown/Hills area.

"Definitely a hidden gem"

Kings Park is an ideal suburb for families or couples wanting a quiet and central suburb, without having to pay a premium as some nearer more pretentious suburbs demand. Block sizes typically are around the 5-600sqm and houses are not built so close to the boundary you feel like you live with your neighbours. Access to the westlink M7 is a couple of minutes from any street within the suburb, and you can be in the city in 35 minutes (time of day depending) and in the blue mountains in less than that. Considering properties in neighboring suburbs on average demand 100k more for a similar home, I cannot see Kings Park remaining with this advantage forever. Plenty of homes have been, or are being renovated, so quality and value for money is always available, although supply is not plentiful. Also within close proximity are any fast food requirement you could need. Resale also is great, with an average over the past 3 years of around 8% year on year.

"Excellent first home buyer suburb"

I am a bit surprised at the previous post saying that people aren't friendly in Kings Park and about the kid?s I have never had a problem with this at all? Prior to living in Kings Park, I lived in the north shore all my life, but due to wanting to buy a house and not rent for the rest of our lives we moved here. Ideally we would have loved to have move into Kings Langley, however we couldn't justify paying an extra $100,000 for being on the other side of Sunnyholt Road. I personally find the suburb extremely quiet, fantastic place to raise your kids, and if you are in the catchment area for Kings Langley Public this is an excellent school. Unfortnately there are no real shops in the suburb, however Kings Langley shops are just around the corner. It is an attractive looking suburb, and def isn't a dump. Yes maybe Marayong, Lalor Park and parts of Blacktown are dumps, but to me Kings Park is a hidden gem, and I really do believe Kings Parks suburbs will eventually be on even par in pricing with Kings Langley or very close to

"Fairly ordinary"

Nothing more than an average suburb to live in. As long as you stay away from the industrial areas in the south, Kings Park can provide a moderately desirable suburb with a mix of some older and newer houses. It is fair to say that it is much cheaper than nearby Kings Langley or Glenwood, but still maintains a close location to the whole host of services - and is perhaps just a bit less green and with a lesser atmosphere.

"A small good suburb"

Is off the beaten track with only Madagascar Drive passing all the way through. There is good access to the M7 and buses and trains so transport is no problem. With no pubs or clubs in the suburb there are very few problems and there is a fairly good feeling in the community. People take pride in their houses and yards and the suburb has lots of trees and a very large park which is good for dogs.
In all a really good suburb that is affordable for the average person.
