Kingswood offers a diverse range of fairly affordable housing options (by Sydney standards) from apartments to free standing homes on good sized blocks of land. What makes Kingswood so good apart from being more affordable than most suburbs is the incredible convenience it offers. Being the first suburb East of Penrith everything is on your door step, like The Nepean Hospital, The University of Western Sydney, a range of public, Catholic and selective schools train station & more!!

Place is buzzing with life and full of amazing people. I guess some of these other reviewers are used to living in utopia and are scared of the dark smh. Kingswood is a haven for learning and family. I love living here and its so close to Penrith/blue mnts whilst being half the price. I AIN'T LEAVING! :)

You've got all the essentials you need around you. The area is quiet, and the locals are amicable. There is no nightlife, not even in Penrith. You can't find any bar (real bar, not a restaurant), any entertainment areas or such, but it's clean, green, and surrounded by educated people who are keen to talk to you like a friend. Dodgy people? Addicts? Yes, you can see them around the train station. That's not as bad as described in some reviews, but it makes you a bit uncomfortable at night walks.
I've been living in Neutral Bay, Mosman, Epping and now Kingswood. Considering the rent we're paying, I can say we're certainly having much more fun here with a different and lovely lifestyle.
Do I recommend this area? Yes, if you like family-style life and you're not looking for bars, nightlife, and showing off your expensive truck, as you will see many super expensive 4WDs here around.

Kingswood In coming days it will very accessible to new Airport , Straigh Northern road to airport. The Hospital is also expanding as Medical research centre to create more jobs in future. To live near around Kingswood or In kingswood is best option. The property prices are increasing due to high demand. Schools , Tafe & Unitversity campus, shoping centre Caddens corner is near by. People are friendly and peple not from Local though this place is not good. It's very best place to stay , easy approach to Train, schools for a family and for Old people medical centre's and hospital is around the corner.

A good suburb for a family , lots of park / playgrounds. Schools & Railway station near by. You can catch express train service to city from Kingswood. For old people they have medical / hospital on short distance.

I have been living in Kingswood near to the Primary School which is best in the area. You have Napean hospital TAFE and Western Sydney UNI. Transport is quite good with both bus and train option. I was very spectical looking at online reviews but we made a decision as School was on top of our priority list. It been over 2 years living here with my family and I can say with complete confidence that the area is safe.

Kingswood is ok other then the housing commission side anywhere else is ok .
The train station is like mt druitt station st marys and parts of the city u found some people on drugs everywhere.
The area is cheap for low income workers .other then that its quiet .
And close to penrith

Hello All, We are planning to buy a Townhouse on Stafford street Kingswood, could you please suggest how is that street in terms of safety, is it ok for families with kids ?

We lived in Kingswood for a year after we moved to Penrith from Canberra. We were unaware of its reputation before we moved and found a nice rental house in the south side of Kingswood, near the uni. Our street was good, neighbours were friendly and the area was reasonably clean and well kept.

However the main part of Kingswood around the train station is just plain awful, there's heaps of housing commission flats around there and it shows. After we moved I found a job in Parramatta so would catch the train every day from Kingswood station, and there were always junkies and other dodgy looking people hanging around the train station. Witnessing junkie couples having loud domestics and arguments was a regular occurrence at Kingswood station, even during peak commuting hours, as was seeing people visibly affected by drugs struggling to walk in broad daylight.

The local shops are pretty poor too and full of the aforementioned dodgy people, the pub is the only one I've been to that had a big Tongan bouncer standing outside at 11am. Other than that, there's a small overpriced supermarket, a couple of dirty looking takeaway shops, a chemist, a brothel (yes, seriously, not even upstairs or in an alley or anything like that) newsagent, a couple of Indian spice shops, a surprisingly good bakery, and the Chicken Man which is a bit of a local institution. For groceries we usually just drove to South Penrith though, much better range and lower prices. In terms of dining, there's a couple of good Indian restaurants (there is a large Indian community in the area), and the Kingswood Sport Club bistro is good for counter meals, but generally you have to drive to Penrith for anything else.

In summary, Kingswood is somewhere best avoided. There's a few nice pockets (south of Derby Street mainly) and most people are fine, but there's just too many bad apples in this orchard to make it a nice place to live.

This suburb has more trouble makers. Specially the area between Hospital and UWS campus. Most street has community housing. Policy carry out drug raids at least once a week. I have met three people asking money every day at the bus stop. Most men do not go to work in this area. High number of domestic violence. People do not have respect for others. People from other units will come and put their garbage in my bin.

I lived in a neighboring suburb for around 8 years, then in Kingswood for around 3 years. Although I will admit that on the outskirts of Kingswood there are some nice spots, probably 50% of the area isn't bad at all, in fact there are even a few nice spots tucked away. But Kingswood is well known to people of the western suburbs to be a bit of a rough area. By rough I mean there are a lot of drug users, drugs dealers, thugs, criminals and just alot of people with low moral standards in certain parts of town. There is also a brothel at the main row of shops, which is a few doors down from the local chemist and take away lol. It is one of those areas that has both good and bad points. Also as stated in previous posts, not safe to walk around at night, particularly near the train station which is a crime hot spot. Good cheap accommodation around for students of the nearby uni or TAFE.

I bought into Kingswood 4 years ago and I must say that I have really enjoyed it and the best thing is the people. Sure it has its pockets that are not so great like any area, mainly around the station but that is the same as any area. For the most part Kingswood is a great area with brilliant facilities. A large beautiful university, a large and progressive hospital, plenty of schools, fast trains that express to the city, lots of parks, a great mix of housing, plenty of shops and not far from arterial roads to the city and blue mountains. Kingswood has really flown under the investor radars because this suburb just has so much to offer for families, young people and old people and the prices are still so cheap. Like the previous reviewer, Kingswood is being judged on the riff raff turning up on the train line, but these people are generally not even from Kingswood. These small things will be cleaned up in no time. Oh I nearly forgot, once Badgery's Creek airport goes in, this place is going to boom!! Why? Because Kingswood is the only suburb that is assured to not have a flight path over it due to the university and hospital! Look at the plans for the new luxurious apartments and retail hub across the road from the train station, this place is really going to be the next Blacktown!

I am unsure what suburb the other reviewers have been living in. I guess all experiences are subjective, so let me tell you about my experience living at Kingswood.

I spent four months here living in student accommodation at UWS (a huge waste of money, by the way; you will find a cheaper and better room off campus). Within two weeks, a student had been mugged walking in broad daylight from one campus building to another. The large park between the campus and the train station was universally considered to be a no-go zone at night, which meant every night out in the city ended with an expensive taxi ride with rude, money-hungry drivers who would deliberately take longer routes and refuse to stop when asked. Theft from clotheslines and even inside townhouses was a semi-regular occurrence.

The suburb is a hive of degeneracy and a cultural wasteland, filled to the brim with unemployed high school drop-outs propagating petty crime. Shady characters perpetually surround the station, though one occasion where I watched a boy of about 13 emu-bob along the side of the tracks for half-smoked cigarettes and change at least gave me some comic relief.

Shops and eateries are very limited. A handful of overpriced convenience stores, basement-tier takeaway shops and arguably the worst Domino's Pizza I've ever given patronage to is all you'll find. Anything remotely resembling a cafe will require a trip to neighboring Penrith.

I would not recommend this suburb to anyone and am glad to have moved far, far away from it.

Kingswood has its good and bad pockets like any suburb. It is a nice place to live if you use basic common sense, for example, do not hang around the train station after 10pm. The north side of the train tracks towards Cambridge Park is the less desirable side of Kingswood and it is home to lots of older style apartment blocks and housing commision. Kingswood is such a large suburb that it could easily be two or three suburbs. The old Orchard Hills estate is easily the nicest part of Kingswood which spans from Peppermint Crescent all the way through the back of the university to the new Caddens estate (which will also be nice). This area is full of nicer houses with well kept lawns and friendly people. The best thing about it is that you can still walk to the station and shops yet have the advantage of abundant parks and nice views across the hills of the university. The blocks of land are quite large and there is a nice mixture of housing in Kingswood, including apartments, villas, duplexes and houses. I would definitely recommend for families and also good for couples commuting to the city. The express train gets you to the city in 40 mins and you have all the benefits of Penrith just one stop away - without the troubles of that kind of density.

I lived in Kingswood for 6 years whilst I completed my studies and began my illustrious career as a struggling artist. I used to dislike it, but not all of it is bad. Perhaps it was because I lived so close to the train station that I got to see it's darker side. By that, I mean... a few gang fights (involving a lot of angry gentelmen with fence posts) addicts looking for needles on a regular basis near the station, a homeless guy tried to follow me home one night, domestic disputes between young couples. But apart from the minority described here, most people are well behaved. It's a very humble suburb. Cook at home or expect to eat a lot of takeaway. Demographic is mostly students or families in housing commission. Property prices are extremely cheap, especially in comparison to neighboring Penrith. Housing is comprised mostly of units or fibro cottages. Werrington Creek Park is very pretty with it's playground, walking track, fountain and hungry ducks. Transportation was OK: but let down only by the constant lateness and cancellations of a certain Metropolitan Rail Service *wink* The closest shopping centers are either situated on the borders or in Penrith, which can be annoying. Overall, living there was great for my student budget at the time, but I am very happy to have moved on.

Uni, TAFE, train station, parks and shops all within walking distance. Close to the M4 motorway. There are many peaceful streets tucked away from the hustle and bustle of nearby Penrith making it perfect for singles, couples and young families. Lot's of first home buyer suitable properties being small fibro homes, although land is generously sized on average making it an ideal first step into the property market.

UWS is located here. Lots of Uni students live in the suburb. There are lots of playing fields. It is a nice quiet suburb.

This Suburb has many houses that house UWS students, whether through the Uni's accomodation or whether share houses, so the students are in close to the uni.

The shops near the train station are functional, and have everything you might want, take away shop, convience shops, bottle shop, hair dresser.

Locate very close to Penrith, so access to all those shops. Train runs every 30mins from Kingswood to Parramatta or the City.
