Lalor Park is a safe and good suburb, it is really a great area to live in everyone is friendly, offer parks, amenities, local schools, and you can take the kids and walk around the area and not have to worry about your safety.

Looking for a home in Lalor Park?

"Happy to stay"

I have been living in Lalor Park for over 20 years. I work in North Sydney and driving over 60 km daily. The reason to stay in here is because it is the most affordable house price in Sydney. The public transport is quiet good as well. You can get bus and train. The Lalor Park local shopping is quiet convenience.

The Seven Hills and Blacktown Westpoints shopping center are only with few kms from my local.

The twin gum park is not too far from my place and you can have a nice walking or cycling exercise.

"Everything you need."

We bought our house in July2019 and we love living here. We got a 590m2 block for a reasonable price for Sydney.

We feel lucky with our close we are to so many amenities:
-3km from blacktown hospital, west point shopping centre, blacktown and seven hills train station
-5-10 min walk from two primary schools, ovals, dog park, a gym, pub and some Local restaurants.

All our neighbours are friendly and feel a real sense of community living here.

"We’re Coming Back"

My wife has lived in Lalor Park for over two decades and we bought our first house in the area 12 Years ago because of proximity to work and her family.
We now have two kids and they both spent their toddler years in Lalor Park, we lived in a modest 3 bedroom home with one bathroom and eventually we felt we needed a bigger house so we moved away. We couldn’t bring ourselves to selling the house so we rented it out but now we’re ready to build our forever home and there’s simply no better value suburb in the area when you consider lot sizes compared to Kellyville, Glenwood and Bella Vista. We knew of the suburb’s potential and I think others have started to realise it too. There are lot of knockdown rebuilds for young families and I think the trend will just continue to grow. Our other option to build was in Box Hill which is 17km away from Lalor Park, that’s an extra 170km drive a week for me. Driving along Old Windsor Rd in peak traffic is literally HELL, for the sake of sanity our place in Lalor Park is 5 minute drive from the M2 entry/exit. Kings Langley is a great neighbouring suburb with lots of long established homes and families, parks and reserves for children to play on and access to the M7 cycleway that stretches 38km from the Norwest end to Prestons.

I hope Lalor Park remains the friendly, leafy and quiet place that we have come to know because we’ll be continuing to raise our children there...

Rentals in Lalor Park

"Family friendly and moving towards change"

I've lived in Northbridge, Crows Nest, Balmain, Concord West to Westmead and they all have redeemable suburb qualities. I would readily return to each suburb because they all have an aspect that I enjoy - my 'home' a.k.a family.

Yes, Lalor Park is in Sydney's West (an area that has been unfairly deemed as uncultured, uneducated and undervalued). And yes, there are pockets of homes that are owned by the Department of Housing (shockingly enough, people require housing support all across Sydney from North Shore, South, East, West and Inner West) .

Lalor Park is quiet, spacious and is littered with trees. There are families that have been established in the community and have a sense of care to their homes. People watch out for their neighbours homes and hold genuine values.

Whilst the gentrification of suburbs is considered as making them 'worthy' in Sydney, it is the diversity of backgrounds and experience that actual brings value to a suburb. Does a suburb with greater median income mean increased importance or heart in it's people?

Lalor Park is a 'wait and see' suburb, much of which Balmain was 40 years ago.

"convenient location , affordable big blocks"

We moved here in 2004 to do a quick renovation of a house we bought but liked it so much we stayed. The suburb has changed dramatically in the time we have been there with lots of lovely renovated properties and big new houses. The area is lovely and green and the blocks are large and leafy and private! We have never had any issues or theft while living here and have always felt safe. Our child goes to a wonderful private school , lots of private school buses service the area so there is a great choice. It is convenient to the M@ if you are driving and the train station is walking distance. I think we are really lucky to live here , when you look at neigbouring suburbs like Bella Vista and the home prices there , we have a bargain priced paradise.

I read your comment. A question for you as a local: do you recommend a Middle Eastern migrant couple to live in this area?
I am going to buy a property in Lalor park for living. We both like the area because it is quite and cheaper than surrounding suburbs(Except Seven Hills). Transport to city is Continent as well.
Is it a safe area at night? I mean walking from station after 8 9 pm,

"Shoshana"

We bought a 3 bed standard house in 2007 for $275K, now its easily worth $520K...... all good for me.

The suburb is being gentrified.

Granny flat options to deal with the current housing shortage.

Oh yeah the Blacktown liberal council has fixed the local shops car park as they said they would, pre-election, not labor.

Yeah there are no restaurants... but have car will travel.

Great for

  • Lots of home owners who are house proud.
  • Large blocks
  • Leafy and quiet
  • More Bang for yout Buck!
  • Medium house price circa $520K @ Feb 2015
  • Excellent internet speed

"Look elsewhere"

We lived in lalor park for 3 of the longest years of my life. Yes it's cheap but there's a reason for that. There's a lot of housing commission and people who just don't care. I'd recommend getting a unit closer to the city than looking at this suburb.

We are starting to see this change where a lot of the housing commission is getting knocked down, sold, or redevelop and they remove the old "low life". I do door knock in this suburb and I have found that the new housing commission redevelopments have mainly single mums and new immigrants that are very appreciative to get a property. I will say this tho, is that most don't speak very good English and a very unconfident. This means they don't want to stir up trouble and just start a new life! I have seen the suburb change a lot and the recent price growth of homes should prove my point......

"We are not Westies We just live in Western Sydney"

We Bought a "Liitle" 2 bedroom House on a HUGE block (no different/bigger to the 2 bedroom Unit we had in Parramatta without the Block) Back in 2000. I must Say 12 years on We will never look back. We have really great neighbours that are friendly but not in your face.We would not normally shop at the Lalor Park shops we would go to Westpoint Blacktown as it's 5 minutes away with ample parking. Castle Hill and Rouse Hill are not far Either if you are After some retail therapy. Like most Suburbs in Sydney you have a mix of all types of people. The good & The Bad. Dont let the other Negitive comments deter you from considering Lalor Park as your Home.
Im sure we have DOUBLED our investment and If I think about, if Im still here in another 12 Years or so I will be living in the Centre Sydney.

"Suzanne"

We own our own home and have lived here for 4.5 years. Properties are very affordable and good value for money. Lalor park is a very centrally located suburb minutes to the hills , Rouse Hill, Blacktown and Bella Vista.The suburb is very quiet overall, with mainly families and retirees. There are a few rough patches in Lalor Park but speaking from experience we have felt very safe and relaxed here in all the time we have lived here. there are some nice parks and lots of well established trees.Home prices are increasnig all the time as buyers realise what a bargain suburb this is.

"Small houses on big blocks"

Lalor Park is a cheap option for someone looking to buy a house in Sydney and offers good value with its motorway connections and its access to industrial estates and good shopping centres in surrounding suburbs. Seven Hills railway station is close by. The houses are small but stand on big blocks of land, making them suitable for retired people who like a garden, or young families with small children and pets (there are several schools). The suburb's original 1960s fibro/clad houses are gradually being knocked down and replaced by larger brick homes. Also, Lalor Park is quite a good place to invest, with rents giving a better return than other suburbs further east.

"A great place for first home buyers"

We bought in Lalor Park as a young couple 4 years ago as we honestly couldnt afford to buy anywhere else. BUT we just loved it there. Its so convenient to all of the major motorways, and you've got Westpoingt Shopping Centre, Castle Towers and Rouse Hill Town Centre all within easy reach. Lots of trees, lots of parks and sports fields. Great local restaurants (highly recommend Chinese Takeway from Panda Koala & burgers from Summit Takeaway). The area does have some bad points but far outweighed by the good! We sold up after 3 years making at $49,000 profit - not bad!! Great area to make a start in the market!

"A Place I Call Home"

I've lived in Lalor park for 2 years and it felt like home the minute we moved in. Our neighbours look out for us, but don't live in our back pockets and there's plenty of parkland and cycle/walk ways to enjoy the outdoors. Housing is affordable and we've seen many new houses built in the place of the 1960's places. There's the convenience of a local supermarket with a larger shopping centre only 5 mins drive away. We haven't been a part of the nightlife here, so it's hard to comment on that.
We enjoy the calls of many native birds in the morning and no traffic noise to interrupt the weekend calm.
Basically, we wouldn't be moving if we didn't have to move for work.

"Lalor Park: Sydney's family friendly bargain suburb"

I moved to Lalor Park 7 years ago, just before the peak of the real estate boom in 2003. The first thing coming to mind is that it allowed me to pay off my mortgage instead of simply paying interest, which would have been the case in most other parts of Sydney.
Besides having always enjoyed the parks, my personal playground in the shape of a bicycle/walking lane was extended in 2006. Without taking my children on the road, I can now take them cycling to Windsor and Liverpool.
There are lots of playgrounds around for the children and outdoor activities are well-provided for in the shape of ovals, tennis courts and a fitness trail in Twin Gums Park.
Another part I love about Lalor Park, is the community spirit. My neighbours are the best, not just next door but those in the next street as well. When gardening in the front yard, people stop to say hello and enquire about each other's well-being.
I'm not a big fan of our shopping area but the delicatessen shop, Achilleon's take-away, Pedro's pizza, the post office and the local bottle shop are clean and provide good service and quality products. For dinner there's only one place to go: Lalor Thai on Johnson Ave. The food is not just a bowl of rice or noodles, but lots of meat and vegetables. Bonus: its friendly, clean and relaxing to have dinner after a day of work.
The railway station is always close with an abundance of parking. It's half an hour to the city in the car if you take the M2. Katoomba is an hour away and Campbelltown takes half an hour (M7). The swimming pool in Stanhope Gardens is great for swimming laps, swimming lessons for the children and every half an hour the wave pool simulates the beach. Sadly, the beach is far away from here but Lalor Park has so much else to offer that it does not really matter.

"Lalor Park has great potential an untapped market"

I bought a home in Lalor Park 3 yearsa ago. This area is quiet, safe has lots of leafy streets and plenty of room to move. Houses are on huge blocks and are very affordable.5 mins to Kings Langley Shops (my local) 10 mins to Baulkham Hills, 5 mins to Winston Hills, 5 mins to the M2, 15 mins to Rouse Hill and Castle Hill. 5 mins to Stanhope Gardens Shopping Centre. Lalor Park has enormous potential and is an untapped market. Blocks average 600sqm . If your looking to build your dream home the land is so affordable and really its such a central suburb to so many areas in the Hills. I highly recommend Lalor Park. Also everyone has dogs and no one minds if they bark, I think thats a real plus. This area has mostly retirees who own there own home the rest ara a mixture of families and singles.

Barking dogs are a nuisance. After the ignorant owners of a boxer which has never in six years left their backyard refused to deal with the non-stop barking of their dog, one of my neighbours and I contacted Blacktown council in (2004) with a request to deal with the problem. Blacktown council said they needed at ;east three people to complain before they did anything.
The third neighbour suffering works evening shifts and has been robbed by, he thinks, the same people who own the dog so he would like to stay out of the problem and wears earplugs. The fourth neighbour is an elderly lady that we don't want to get involved as she is vulnerable. She uses her radio not to hear to the dog. My solution is an increased carbon footprint and electricity bill. All year round I have fans on, r/c airco to drown out the sound that way. It is ridiculous in a way but one just has to use tools/sources available to find a solution.

"Nothing to see here"

I had the misfortune of living here in the late 90's. I felt that on the whole the place seemed to be characterized by a down and out attitude. This neighbourhood is stigmatized for a good reason.

Sure, there was easy access to buses, what time they arrived, if they arrived at all, was another story.

I see stars for nightlife and eating out, thats a good one I must have missed something. Unless we are talking about the local pub, or should I say the local boxing ring.

Look elsewhere, this neighbourhood does not come recommended.

"Improvement needed, but getting there slowly"

I bought a house in Lalor Park 2 years ago. Before this time, i had never even heard of the suburb. I agree with the other comment about the stigma around Lalor park being a working class/housing commision suburb. It is true to an extent, although driving around, you can see plenty of new homes, as well as homes being renovated. Many young families are making the move to Lalor Park. It is a stones throw from Kings Langley anf Baulkham hills, where you can expect to pay up to double the price for a home as you would in Lalor Park. Lalor Park is well serviced by local shopping centres, gyms, recreation centres, bike paths and schools. I think Lalor Park will continue to improve as other young families discover it as a great place to enter the property market, and take pride in there homes.

"Lalor Park, not for everyone but a great spot in todays climate"

Although Lalor Park has a stigma as a working class suburb, there is a lot to be said for the open communication and free flow of conversation over the back fence that occurs around here. Its a short walk to the buses and trains, there are plenty of schools and parks. you can walk or cycle for miles along the well maintained walk/cycle ways that stretch on for ages. The shops attract a bit of a rough crowd from time to time, but locals look out for each other and knowing our neigbours goes a long way towards keeping the place safer. Although most of the houses are older and pretty common in style, many are beautifully renovated on the inside and the plentiful back yards make a great place for a get together, a game of cricket and a BBQ. Like the title says, Lalor Park may not be everyones cup of tea, but after searching through listings of over priced run down property in the neighbouring suburbs, the realestate market in Lalor Park is a breath of fresh air.

"Cheap living in Sydney"

Lalor Park is located in the western part of Sydney. It is about a forty-five minutes drive to the city via the M4 motorway. I visited Lalor Park a couple of weeks ago to return some books to the library. This place just feels like your typical Western Sydney suburb with grass, trees and a row of shops in the middle of the suburb.

I had a pizza from one of the shops and paid only $6 for a tomato, cheese and mushroom pizza. That was a bargain. However, the streets were not very clean. Most of the houses here are typical suburban houses with big backyards. The houses do not look like those in the Hills district. Instead, they resemble more of your middle-income family houses whereby the houses were built with either fibro or weatherboard material. There really is not much to see in this quiet suburb.
