Reviews of Manly Vale, NSW

"reckon"

I reckon that this suburb is actually pretty quiet. In comparison to a lot of others. I particularly enjoy the parks here and being able to sit somewhere and just watch the people pass by. It's nice to be able to walk around and see families here. It's definitely a place that people would consider moving to if they wanted to be near some good schools and to raise their family near to facilities.

Looking for a home in Manly Vale?

"Peaceful and convenient for everything the city and Northern Beaches has to offer."

We have lived here 13 years and seen a big change from an older demographic to younger professional families. New B-line bus stop with express buses every few minutes and only 25 mins to the Sydney CBD. Manly under 10 minutes away for an abundance of great cafes, restaurants, ferry and a fabulous beach. Lots of parks in the area and the beautiful Manly dam for bushwalking and mountain biking. Good schools and Warringah Mall 5mins away for all shopping needs. Best of all worlds with quiet family lifestyle with easy access to the best Sydney and Manly has to offer,

"A good place to live"

it's a quiet place and neighbours are good. people are polite and considerate in general
this is a convenient place for every day life and very quiet, safe.
few min walk to everything such as woolies, coles, bunnings and other shops. there are some restaurants here, but this is the only drawback - not much to choose within 10min walking distance. but if you drive, plenty of options such as manly, warringah , stockland mall etc.
If i can afford to buy a house here, i would definitely choose here.

Great for

  • Safe, peaceful, quiet
  • Good for shopping
  • Clean and green
  • Lots of parks, gardens, ovals, green locations
  • Proximity to city & public transport

Not great for

  • Not many options for dining (within walking distance)
  • Not many cons!
  • No train, no express bus
  • No nightlife (might be a pro for some!)
  • A good thing for sure.

"Manlys quieter, understated sister that enjoys all the benefits of living near the beaches minus the crowds and the noise."

We've lived here for 7 years and have seen the suburb change from mainly older demographic to young families and professionals. It's great value for money (compared to Seaforth, Balgowlah and Manly). And the blocks of land are large. Easy access off Condamine Street for city buses and schools.
We live near Manly Dam and love it. It's super quiet at night and during the day reasonably quiet too. There's increased popularity with people using dam on weekends and mountain bike riders but you can always get a park outside your house. Theres been mention of no nightlife - all true - Manly is a $10 cab fare away. There is couple of good coffee shops walking distance now which is great and lovely public school - all within walking distance. So if your considering surrounding suburbs don't dismiss Manly Vale. When my husband said we should look here to buy I said no... Thinking the suburb was mostly units - not even knowing about the little hidden pocket near the dam...we saw our house and the husband had already written a deposit cheque before he got thru to the back door! It's a great place to live.

Great for

  • Lots of parks, gardens, ovals, green locations
  • Proximity to city & public transport
  • Undervalued rent and sale prices

Not great for

  • A good thing for sure.
  • No nightlife (might be a pro for some!)

"Great Value"

We have been here 9 months, we were attracted by how much further your money goes in comparison to Manly.

The area has a wide range of units, plentiful supply of buses into the CBD (30 minuts in peak hour) and a number of outdoors areas.

Manly Beach is a 25 minute walk and Manly Dam Reserve is 10 minutes walk from Manly Vale.

There is a Medium sized Coles in Manly Vale and 10 minutes up the road the large Warringhah Mall.

The one downside is that there is no nightlife here.

Great for

  • Lots of parks, gardens, ovals, green locations
  • Proximity to city & public transport
  • Undervalued rent and sale prices

Not great for

  • No nightlife (might be a pro for some!)

Rentals in Manly Vale

"A very pleasant surprise - close to the city and beaches yet definitely undervalued"

We bought in Manly Vale simply because we couldn't afford to buy in Manly. What a great decision it turned out to be!

Manly Vale is surprisingly close to the city - within 20 mins after-hours and only 30 mins to the airport on a good run. Even with commuter traffic the city is only 25-30 mins away by bus because of the bus lanes. Express and local buses traverse Condamine St very frequently both to the city, east into Manly and north towards Palm Beach, meaning a maximum wait of 5-15 mins.

The proximity to Manly, Freshwater, Curl Curl and other beaches at only 5-10 mins by car makes it very conveniently located whilst not attracting the rental or sale prices of places right on the water, but Manly Vale does still enjoy the nice breezes that come off the ocean.

Warringah Mall and its approximate three million shops, banks, cinemas etc. is just a few minutes away at best. A handful of cafes and takeaways (Dominos Pizza, Indian, KFC, Thai, Belaromas coffee-shop etc) exist on or near Condamine St (the Take a Seat Thai is cheap and makes awesome food) and after hours the cafes of Manly are just around the corner.

A large Coles supermarket that is never over-crowded with a large car park exists right in Manly Vale on Koorala St and a Woolworths is planned behind the Harvey Norman on Condamine St. A huge Dan Murphys will supply all of your alcohol needs and then some.

Parking in Manly Vale is a treat compared to Manly, you won't have to venture far from your house - if at all - and there are very few streets with parking restrictions.

There are several schools and day care centres in Manly Vale, well located for people dropping of children on the way to work. A large playground and creek with ducks runs through the Passmore/Nolan Reserve just near Campbell Parade.

The abundance of parks, ovals, grounds, golf courses and of course the still seemingly undiscovered crown jewel of Manly Dam make it a fantastic location overall - it feels ever quiet and relaxed. There are multiple sporting clubs - cricket, soccer, netball, etc.

Nightlife in Manly Vale is practically non-existent, which is likely a good thing for the majority of residents - parents with small children, families and couples. Singles would likely find the place a little quiet.

The area west of Condamine Street is made up mostly of houses and has a distinct neighbourhood feel. Between Condamine Street and Quirk Road are a large selection of good sized two and three bedroom apartments, many with large underground garages. Between Quirk Road and Many Golf Course are more houses.

Manly Vale has been a real delight for us. Closer to the city than pretty much every other northern beaches suburb, properties here are half to two-thirds the value of neighbouring Manly and only 5 mins away.

My review is very positive but that's because we love it here after four years. Buy or rent now before more people discover this fantastic suburb!

"Manly Vale"

Manly Vale is a suburb of Sydney 17 kilometres north-east of the CBD in the local government area of the Warringah Council but still considered to be in the Northern Beaches district of Sydney.

It is bounded on the north by North Manly and Allambie Heights, the east by Queenscliff and Manly, the south by North Balgowlah, Balgowlah and Fairlight and to the west by Allambie Heights. The population in 2006 was 5010 with 20% under 18 and 16% over 60. 47% of people live in high density dwellings.

Most of the suburb is devoted to residential however there is a light industrial area on Condamine Street.

Manly Dam was created to provide a freshwater supply for the then township of Manly. It has had the wall raised a couple of times in the past century. It is now too small to supply the huge appetite for water of those living in Manly. It now functions as a park and refuge for wildlife.

Mountain bike tracks attract many riders each year and as the tracks are narrow, they have become eroded in spots. This has led to the closure of the park after rain to allow the roads and tracks to settle.

I have pleasant memories of partying at the dam with a mob of friends, one of whom is now my wife.
