Metford is close to everything you can get to the Freeway in 10 minutes and Greenhills and the new Hospital in 2 minutes.

Metford will rise faster than it’s neighbours because it has catching up to do, a hefty price rise is predicted over the next 3 years. Metford is now classed as a HOT suburb to buy in on Domain.

It is the older part of Metford that needs work and new people are buying into this pocket of Willow Dr and doing up the homes so it will be better, and there are some nice homes in Grevillea Drive, it's just the surrounding streets that need a Reno Rescue on the outside to make this part of Metford look and feel better.

Brought a house in Metford in mid 2011 and could not be happier! Metford is in great proximity to Newcastle, Greenhills shopping centre and Maitland. There are good local services and schools, TAFE, parks and public transport are handy. Would certainly recommend Metford as an area to live in and believe that it is under-rated.

Hi i'm looking to buy a house in Metford, do you know which streets would be the ones to avoid (ie housing commission?) rough? etc. Any info would be great thanks
Hi, I think majority of the streets are nice and Metford actually only has 7% Housing Commission which is low compared to other areas like Tenambit which has 14%.
But the street to avoid is Willow Drive and the entrance to, not all houses are and HC though and some are being sold and being bought by investors. I'm sure their all nice decent people and keep their homes nice. Good luck with your property search its an exciting time for you! The area is bound to go up being in the East and all the future developments coming. I just bought in the area called Old Metford which has a good feel to it, the homes are all different being built in the 80's and its greener. This area is from the Christian School up to the new proposed hospital site. But the new Estate area up past the tafe is nice too.

Bought first home in Metford and went on to build in new part of Metford.
Anyone considering Metford and hasn't been through in last 10 years will be surprised how nice the new part of Metford is, is just as nice as the very original old part of Metford. Lots of professional young first home buyers and families looking for affordable housing in a great location have moved in. Two schools to choose from. Excellent infrastructure and Stockland Shopping centre 5 mins away (I can walk from other end of Metford in 20 minutes).

"An affordable place close to all amenities."
Been living in Metford for some time and really appreciate its close proximity to Greenhills Mall, Mitchell Drive shops,TAFE, golf club and easy commute to Newcastle, Maitland and F3 link. The character of the suburb has improved heaps with new families moving in to what is a very affordable area. The secret is getting out and already prices are moving up.
'Old Metford' is the more desirable location - close to village shops - and has established homes with a very leafy aspect.
Busy traffic can be a problem at times but has improved with a crackdown on traffic offenders. With fuel price$ only to go up, this area will come into its own where you won't need to rely on a car so much.

Willow drive is not popular, but we have not had major issues - only tagging on fences. When I go for walks I would walk there aswell.. no problems at all.. saying that - I would not live there. Walking distance, we live about 3-4 blocks from there, with no problems.
Is Grevillea drive good to live in Metford? I m worried being close to willow drive seeing a brawl there last year. Is there any break and enters etc ?
