"Affordable Family Living"

Conveniently located close to the Northern Express Way & Edinburgh this fast-growing estate is ideal for families looking for affordable, modern living. City of Playford has done a fantastic job of making this area family friendly with play parks, obstacle courses and BBQ areas. Elizabeth City Centre and Munno Para Shopping Centre are only a short drive.

"Playford Alive is a great place to live."

We purchased a property in Munno Para West around a year ago and love it here.
It has a great town centre with buidings going up all the time. Plenty of dining options and shops everywhere. Great place for kids with a huge play cafe, lots of parks and outdoor spaces and lots of young families with kids. You can get a huge property here for the same price as a townhouse in the northeast suburbs so great value. It has a very modern feel to the town centre and still more to come.

Great for

  • Great neighbours
  • Nice modern feel
  • Its cheap
  • Right next to the Nth Expressway entry
  • Close to many shops
  • Playford alive will lift the profile of this suburb very quickly

Not great for

  • Needs a hotel

"get us out"

we lived in davoren park and this area is the worst., .if the cars aren't hooning in front of your house they hoon at the back through the back lanes .All the units have rubbish in front of them. If you don't move quick across the pedestrian crossing at woolworths you will get hit.At night you here the smashing of glass as new houses are vandalised. Our first two years we coud park the car at the front because it was always getting egged..but luckily now it only hungry jacks or mcdonalds. Oh that's if you can park out the front of your own place. Most of the time there will be someone elses car in front of your place.
the lack of car parks means cars are half hanging out of drive ways so you have to walk out on the street.Oh and becareful of the parks while walking your dogs you may get hit by a trail bike...Davoren park was the Bronx but it took years to get like that Munno para west only 4 years to get like it...whats it going to be in another 4...munno para west has no future...and property value will decline

Great for

  • Small yards
  • Not well designed
  • Already falling apart

Not great for

  • Roads are splitting
  • Needs a police station
  • Require cameras at round abouts and speed bumps
  • Doesn't always feel safe
  • Hoons and burnouts
  • Its not finished

Rentals in Munno Para West

"Most suited to 18-22 year old share houses."

Tiny blocks with the houses too close. We couldn't even open curtains on certain windows because doing so would mean you were making eye contact with the neighbours through their windows!
Minority of the neighbours are friendly and genuine, the others are just feral and look like they have been kicked out of Davoren Park.
Always cars out in the street, sometimes junk on front yards.
Fights out in the streets at night, window smashing and hoons.
Always seemed to be unfriendly stray dogs running the streets making it difficult to walk our own dogs safely. My dog and I nearly got attacked by a stray dog covered in blood (car luckily drove past and scared it off far enough for us to run away)
Majority of the dogs owned in this area are staffys. I am not judging the breed because I have a Labrador and a Staffy myself. But many in the area seem to have been brought up very territorial and anti people/other dogs.
A lot of dog barking. A LOT. Night and day.
Houses are cheap and bad quality. Our house is only 6 years old and practically falling apart already.

All of this said, we are now moving in a few weeks. Have bought a bigger and nicer place in Evanston in a family friendly street. We were lucky to have sold the house at all. Resale value is terrible. If you search for properties for sale in Munno Para West about 500-600 listings come up. The competition is crazy. We took a loss on the sale but didn't care as we just wanted to get out while we could. Lived there approximately 3 years and wished we had gotten out sooner.

Great for

  • Close to many shops
  • Its cheap
  • Right next to the Nth Expressway entry

Not great for

  • Hoons and burnouts
  • Doesn't always feel safe
  • Stray dogs constantly wandering

"A growing area with plenty of potential in the coming years"

Its pretty much been an on going housing estate for a few years now, which means not all the footpaths have been laid and there is so many bare patches of dirt. It becomes bit dusty in summer because of this, but as with a lot of new estates you just have to wait for the houses to be built before you see the dirt and weeds disappear. Its recently got a new bus route going to it and with playford alive being built right next to it the suburb will become a lot closer to shops and new schools very soon. The northern express way I've found has been great for heading into the west side of Adelaide or going to the hills on a lazy Sunday.

If you want internet I can only recommend Adam wi-max. There is no ADSL2 in the area but if your house is in just the right spot like mine the wi-max works well and is comparable to a ADSL2 connection.

The best part of Munno Para West is bang for buck, new houses at very decent prices. Its a place that has a lot of money going into it which will make this place an ideal family suburb in the next few years once its new shopping centre, school and train station is up and running.

Great for

  • Its cheap
  • Right next to the Nth Expressway entry
  • Playford alive will lift the profile of this suburb very quickly

Not great for

  • Its not finished
  • No shops and schools at this moment
  • Dusty and not very green

"Moving forward in Munno Para West"

With the states largest land division underway, the area is increasing in popularity.
New schools, shops, medical facilities and the upgrade of existing services, this is definitely 'one to watch'.
The upgrade of the Munno Para train station is set to make it the fourth busiest train station in the state on completion of the surrounding developments. The Northern Expressway will generate easy access into Adelaide and the western suburbs.
A couple of websites to visit:
