"A hidden gem"

I moved to Primrose Sands last year. It’s a quiet little town, about 40 minutes drive to Hobart if you’re commuting, with a mix of permanent residents and weekenders, but it’s never busy.
The beach is just beautiful, a long curving bay hemmed in by sand dunes, clean sands and pristine water and pretty safe for kids as there’s no rips. There’s a car park at either end, and best of all? It’s never crowded!
The only downside is maybe the lack of a supermarket but there’s a servo selling the essentials/takeaway and the RSL has decent meals. Sorell is a short drive away for supermarkets and various shops.
Primrose Sands is great if you like the quiet life, but close enough to all the facilities of Sorell, Cambridge Park and Hobart. I also reckon it’s a good investment as more people will find this hidden gem in the future.

If you havent bought your own piece of primmie you may have missed the boat . With every property listing there are multiple offers and sold within weeks the secret is out . The whole area is going through a re generation with shacks being converted in permanent homes there is still time to find a treasure but you will have to search.

Looking for a home in Primrose Sands?

"Beautiful!"

We moved to Primrose Sands (Primmy) from Sydney, after having returned to Australia from the UK. Wow! I’m a Queenslander by birth and have grown up beside the sea. On first coming into the area, I was in awe of the beauty. It’s so natural and unspoilt. Although there is no walking distance access to a mall, etc Sorell is only 15 / 20 minutes away. There is a friendly RSL (serving tasty meals) in walking distance, a takeaway van on weekends and a servo / corner shop / takeaway. This is enough for us. The beauty of the beach and environment more than make up for the inconvenience of having to drive to the shops (which, in all honesty, is closer than I was used to). I work in Hobart and the journey in each day is very doable... ranging from 35-45 minutes (depending on traffic). To be honest... this can be a pain, but is nothing compared to my drive / train travel in Sydney or London. The icing on the cake... knowing I get to return to such a peaceful and beautiful place each day. I hope you enjoy Primmy as much as we do.

"Coastal retreat!"

I moved here from Western Australia Perth just over three months ago on research alone and I have to say I am pretty impressed so far. If you look past the shack vibe and get to know the people and the surroundings you too will be impressed. Its just myself here and my two kids and I don't know a place I have felt more safe, coming from the city you constantly had to lock your doors during the day and the kids were never allowed to play out the front with kids because fear of them being kidnapped. But here is a completely different story my I never see my kids because they are always playing along the street with their neighbours being children. The beach is incredible I cannot wait until summer hits so I can really enjoy it... So far the best decision to move to this tiny town!

"Up and Coming Township. Permanent holiday"

I have been staying at Primrose Sands for many years and have watched it grow and develop. The beach is very safe for families and our children have enjoyed learning to water ski and kayak as well as swimming and snorkelling. Perfect to come home and relax yet close to town for an easy commute. The airport is approx 25 drive and Port Arthur and the Tasman Peninsular make a good day trip for visitors . Primrose is unspoilt with a friendly local community and we always love arriving back.

"A hidden gem on hobarts outskirts"

Moved here to live permanently 3 years ago : should have done it a long time ago .
I have just retired so no commuting issues, my wife commutes 3'days a week ...a few delays at Sorell, midway, airport roundabout, then the bridge ..I usually go to Sorell for all needs , only 20 minutes away .
Honestly believe it is the best beach in Tasmania : gets a small bodysurfing swell but nEver a rip, sheltered ends or corners most days . Clean clear, sometimes crisp water , slopen main coastline opposite , very hard to beat .
Lovely neighbours and strong sense of community , the odd bogan but I think held in check by community values ..
Last thing : love the 3 hills that surround primrose and enclose the bay: make for great views from. OST properties and shelter from winds

Great for

  • Needs more commercial shopping , including a good cafe / coffee . We usually take the 10 minute drive to Dunalley for a choice of good coffees
  • Excellent river, sea and rural views
  • Kids have the beach, active Youth Group, buses to both Sorell and Dodges Ferry Schools
  • Nice beach
  • Safe, unpolluted calm beach
  • Very quiet

Rentals in Primrose Sands

"Safer to check it out yourself."

There seem to be some mixed reviews on this site... people all saying that it is so lovely. I used to own a shack in Primrose Sands and it was always known for it's shack/holiday home culture. The pros: pretty nice beach, super laid back, so quiet, great if you love fishing and sea stuff. The reason I sold and moved away were for some disturbing reasons. People have started to live in Primrose permanently, rather than just having a holiday home there. We have some dodgy, dodgy neighbours who had 3 pitbulls and would let them roam the streets. They used to chase my 3 kids when they rode their bicycles and we were very worried for their safety. Next there was another neighbour: some kids were playing cricket on the street and they hit the ball over the back fence. They went to get the ball and were confronted with a man with a SHOTGUN, who turns out was trying to protect his patch of weed growing in his shed. Then there were some arsonists who burned down about 5 houses before the police caught them. Then there were the hoons as well. AND THEN the last straw was when someone in the next street was murdered. There is only one corner store in the whole town and apart from that, there are almost no services and you need to drive a good 20 minutes to get to the next town before you can actually find facilities. I may have just had bad luck, but I would recommend checking it out for yourselves...

Oh Dear! I am just now considering moving there! Such a shame to hear about this type of behavior in such a BEAUTIFUL PLACE! I am a senior ex techy that used to live and work in Silcon Valley (Did you know that Steve Wasniak plans on moving to Tasmania?!) I lived close (just over the mountain) to the Monterey/Big Sur/Carmel-by-the-Sea areas where properties with this type of location and views are priced in the millions of dollars! With Climate change I think more and more people will be seeking out cooler climates such as Tasmania's. I've been looking at real estate and I think the "Shacks" there are really lovely! I love nature and hiking and taking my dogs for long walks. I am SICK of the 40c Heat on the mainland! Due to being a senior the only thing I'd want is some type of medical clinic closer then 20mins away. The hooligans are a bit of a worry. <:o(

Wouldn't be dissuaded by the previous comment . I've lived in places like Noosa with dodgy aggressive neighbours , try and get a feel for your immediate potential neighbours of course , because they do make a difference, positive or negative !
Primrose is full of the "salt of the earth types "..

Paula I think even Primrose sands will slowly gentrify.. and the comment made somewhere above about the odd Bogan being held in check by community values was spot on. Enjoy Tassie. Im moving back there in a couple of years from Melbourne - which is too hot in summer now.

"Top Spot for Beautiful Beach, Views and Lifestyle"

Out of all the surrounding townships eg Dodges ferry, Carlton, Sorell this is the place to live/buy. It is very cheap both to rent and live and you are surrounded by a beautiful, safe, family friendly beach that is not polluted. You also have the Carlton River for kayaks etc.
Most houses have beautiful views. The Bluff end of Primrose is the higher priced area, followed by streets in the hills including Myrica St, Spriea St. Ash street etc.
It is a small town and does have a small percentage of bogans but this is far outweighed by the other residents who, like a close nit town, will drop anything to help you..A real community spirit.
It is 40 minutes from Hobart and a beautiful drive. Caution at night as there is a lot of wallabies, echidnas and other wildlife on the roads..both in Primrose and surrounds.

"Primrose Sands is just magic!!!"

We moved here just a short time ago, and wow what a magical place. Open space, clean air and wonderful people all around. We have great neighbours and just a short walk to the beach. Fantastic views everywhere. We never thought country living could be this good.

"sea change, see change"

primrose sands is thoroughly underrated! a fabulously quiet and natural coastal village only 35 minutes to hobart. buying here 8 years ago was a great coup as previously friday afternoons were spent driving an hour and a half to another "getaway". after a big work week in hobart why unwind with a big drive? now we live here permanently, organising our hobart meetings and outings around our love of water sports. paddle surfing or surfing off carlton beach, kayaking on carlton river, swimming or walking the bondi-style sweep of the main beach. it's attracting more permanent residents - who are adding to the supportive and friendly community. a short hop to dodges ferry or sorrel satisfies daily needs while hobart and the airport are 35 and 25 minutes respectively. ah, the good life...

"a new and vibrant seachange is happening in this little seaside town"

it was 2 pm tuesday afternoon and we were viewing an investment property
after deciding to buy a shack by the sea we returned back to where we were staying in hobart and after dinner we went back to have another look @ what we just bought
Yes there were lights on and yes people live in primrose sands affectionatley named by us as primmie
over the next 6 years we have visited all times of the year and more and more people are staying permanently ..... this little town is just what you want for that seachange in lifestyle just as long as you have a reliable car it is 20 minutes from a good shopping centre in Sorrel or 35 minutes to the capital HOBART
Primrose sands beach is the cleanest beach for your beachwalks and is safe for your kids the walks along carlton river also let you know that the simple things are the most remembered
UPDATE 2021
as we have left this pretty seaside spot 5 years ago we have just returned from a 2 week vacation in Primrose we weren’t surprised to see...
The secret is out .....the homes are selling within days of being listed ....and new sales street records are being set daily as everyone adapts to the reality of Australia discovering Primrose sands Visit this spot and you will see for yourself !
