Royal Park, SA 5014

Wide variety of shops available. Cafe, takeaway, supermarket, secondhand and homewares. plenty of buses and stops. A large soccer oval, playground and skatepark . A primary school (Hendon Primary) and high school (Seaton High) nearby.

We lived in Royal Park for 10 years and during this time the suburb has gone through a revendication with young families moving in and demolishing the old homes and creating a beautiful place to live. We now have an investment property there and the rents have increased around %20 in the past 2 years.

Its most dangerous zone and not safe for kids and family

Overpriced with little space and old house.
Too many robers drunk and drug dealer roaming on weekends and night.

This place become zombie zone at night, especially on weekends

I face many times robery in 3 year in Unit near hendon school.
I was knocked at night many times by strangers.
Also tried to break window and back door by knife during my 1 month holiday overseas.

In unit, my neighbours face stolen car number plate frequently, police not interested even after complaining many times by robery of this place

Breaking glass of my car and stolen car acessaries and tape from my car when I see on morning
Cycle was also stolen, many times thongs and shoes outside gone away in just one night.,
even inner wear of women , and clothes are robbed if you take it from morning by washing at night outside hanging.
people are not friendly with heavy music system and some of them heavy barking dogs around, and also shouting whole days sometimes

Hendon school is also worst school.
Child care are also not popular and I face many times discrimination with my kid.

There are plenty of heavy truck and frequent ambulance with siren 3 to 4 times whole day.
Too much noise of cars until 11 at night on the road. Traffic is getting increassed day by day on the road.
too much fumes of truck and car interuppts your health in tapleys hill road.
If you have family and kids avoid this place.

Hi i have lived here for 4 years and wouldnt look back some great little pockets ,across the road would be West Lakes zoned but without all the high council rates. No footy traffic anymore and up and coming area with new developments glad i brought before the boom home increases and still close to the lake for morning walks the beach and city what more could you ask without paying all the high council rates love it and yes you are gona get idiots in every area you live no matter what anyone thinks thats the world we live in unfortunatly and yes just a little statistic Lockleys was rated with one of the highest crime rate in 2018 for break ins and crime from what a Current affair stated go figger hey so it really doesnt matter what area yes it might look abit more prettier but still have ther downfalls so each to there own i guess im happy.

Royal Park is affordable and yet so close to amenities, shops, parks and beach.

Having lived adjacent to Royal Park for my whole life I've seen a lot of things in my time.

This is a excellent starting point for any new home owner or investor. Their is lots of development in the area and it is an upcoming suburb for sure. It is close to transport, schooling and shopping ! what a trio! The prices are affordable and you have available to you many parks where you can do many recreational activities at a walking distance! wow

My overall conclusion is if you like having a BBQ with some mates at the front yard and don't want to be looked down upon from the neighbors or scared for your life from your locals then this place would suit you. Very neutral suburb and is sure to get better as the years progress! Big blocks and would recommend very much!

couldn't ask for much more living at royal park, moved in 3 weeks ago, great prices on housing with value for money, unlike spending the same in other areas and getting a small courtyard.

Purchased in Royal Park a couple years ago, and have seen my investment steadily grow, however with the looming tram coming to semaphore (2 min from Royal Park) and the Cheltenham estate going up in the next 5 years, this is a great place to live/invest.

It's probably lacking any decent restaurants, that would be my only squabble, however there are also plans for this to be improved soon also.

Don't listen to the nay-sayers on here trying to degrade Royal Park. Royal Park is a treasure of a suburb, close to beaches & schools, shopping, gym & medical facilities - it has it all.

Throw on top just a short drive down to the henley precinct for the best food in the west suburbs!

If you want to be close to the beach, quality shopping at West Lakes, the City and Glenelg, then Royal Park is for you. We love our place and the entire area!

As a young couple, Royal Park has everything we need. Close to shops, cinema, pubs/restaurants, regular public transport, walking distance to the lake (great for walking/running around to keep up fitness levels), 5 mins to the beach, medical centres just a drive away (as well as the QEH), plus a quick zip up Port Rd and you're in town. It's within walking distance to AAMI stadium for footy fans. I haven't found traffic/parking to be a nuisance during footy games - I have lived around the area my whole life so I am used to it. You just adjust - instead of going shopping at West Lakes Mall on game days, go to Royal Park Foodland. If you can't tolerate a bit of extra traffic and noise for 3-4 hours one day a week for 22 weeks, then go east of Adelaide...but personally, I don't find it bad at all and don't really understand the fuss people make about it.

The suburb has a mix of new and old houses (including housing trust homes) which give a mix of people - young families, professionals, elderly/retirees, and those on welfare. So ok, if I'm going to be honest, some people in the suburb are a bit 'dole-bludgery' and can make the area feel a bit scary, but they are the minority. And with lots of new homes popping up, this should bring in more young families and professionals to the area.

So overall, as suburbs go, Royal Park is average - not terrible but not amazing. There are much worse suburbs in Adelaide just as there are much better suburbs in Adelaide (that are obviously more pricey).

I have lived in the Western Area for 35 years with 5 years in Royal Park. We are the typical family with 2 kids, we work fulltime and we try to get out and be active. Our neighbours are friendly and I have yet to see any crime sprees in my street! The playground is local, with plenty space to kick the footy and there is a child care centre in the park area. New houses are being built which I think is great. We are local to the shops and the cinema and now that the footy will move to the city we can't complain about footy traffic anymore. We love the footy and walk there anyway!!! The tram is also going to be extended to West Lakes so I will have another option to get work, which is great. All in all we are a happy family and happy to live in Royal Park!

Royal Park is a joke! Most houses are all built on top of one another, House windows are in some cases only an arm’s length apart. No yards for kids to play & the few small scattered playgrounds/parks here & there in the new area, are a joke. Social problems will escalate - Everyone hearing everyone else's business, listening to your neighbour’s arguments, loud stereos & barking dogs etc etc... Where will the kids play? Not in their own backyards, cause most you could not swing a cat in! Kids will end up in the street and cause more problems. Some rental properties are not looked after, a lot of refugees & some have no idea of community living & congregate in groups... Yep If you like living on top of one another then this is the place. You also have to listen to Dogs barking 24/7 day & night, that’s the norm because nobody gives a damn. Cars screeching around all hours,. Royal Park has limited police presence & graffiti is common.
Bloody gov /developmental planners need to be shot, People should not have to live like this. What has happened to the Aussie dream of a home with a backyard for kids to grow up in? Or Safe communities where people respect each other and their properties? Apart from the fact that house prices are high, the little bit of land that is allocated is not big enough for a typical Aussie backyard. The dream has finally come to an end! Forget having some grass and planting a nice big tree for shade. Most streets look like little dog boxes all in a row. Some gutters actually touch each other, Forget trying to get to your own gutters to clean them. A fire hazard as well, because if just one of these house catch fire, it would start a chain reaction because they are so close together. Parking is a joke, streets are narrow and with limited land, visitors park on the streets which cause problems when trying to get past parked cars (DONT EVEN MENTION FOOTY DAYS!!!). West Lakes Boulevard is an accident waiting to happen. With the Footy Park and West Lakes having limited parking areas people park on both sides of the road and making it impossible for one car to get past let alone 2 at the same time. Council should have though a bit about this as it causes major disruptions at times. As far as the nice pavements and green grass (at the moment) this will end up just like rubbish- unkept grass, trees dying, footpaths nonexistent & roads full of potholes. Council don’t give a dam once the area is established. Newer area is an investors dream- High rental prices and lots of renters all looking for somewhere to live. Good luck

As far as investment properties go, you are not going to find any cheaper. There's a reason for that. Go visit a freind and get abused by the neighbours, spat at by the local kids and your car grafitti'd while its parked on the street. Buy a house cheap, rent it out for a few years and subdivide it. Where will the feral tenants go? who knows who cares. let them come move into my street so i can give them the same respect they gave out. Easy to find properties to positive gear, negative gear or whatever floats your boat. just make sure you get a strict property manager because it is not uncommon for these places to go 5 - 6 weeks not paying. landlord insurance ESSENTIAL.

We hade lived here in Royal Park for 3 years. We bought a brand new house along West Lakes Boulevade. To the person who said crime was rampant, rampant is probably a bit over the top, but it's not what we would call safe. We had our home broken into once, and we get lots of people walking past our house (especially on game days) and messing up our garden. Once we had someone let down our tires, but apart from that, thats the only crime we have ever seen.

Traffic, I must admit, is pretty bad, it is actually the main reason we are moving. It is gridlock here on game day and it makes you feel 'trapped' like you cant move in or out.

As for house prices, we are very dissapointed by what we got for our Royal Park house. Without mentioning figures, we sold for around the same price we paid back in early 2008. So really, we have lost out. To the estate agent who said we can get up to $600,000 where were you when we sold our house!

We cant really recommend Royal Park. Its noisey, traffice is horrible, its not the safest suburb. West Lakes Shopping centre I must admit is great, but thats about it. If you are thinking of buying here, just have a look around before you do

I live in Wattle Avenue Royal park and I love it. I have been here for 10 years and have never had any issues. It is very quiet. The suburb is a bit of a mix of old and new and is close to everything. To the guy who just wrote a review saying crime is rampant..............lol......where? I have never had a problem. So if your looking for a quiet suburb close to everything that is still reasonably priced....then Royal Park is for you!

Royal Park is full of trust homes, but unlike other suburbs that demolish these and build beautiful new homes, the council here let anyone and everyone build absolute rubbish. Cheap plastic looking houses built by developers to make a quick buck, it really looks awful.

Other things to consider, the crime here is, to be honest, RAMPANT. nothing seems to be done to remedy this. Parking and traffic is pathetic, and the noise level from all the industry that is here isn't that great either.

Royal Park has gone through a huge transformation over the last decade or so.
Old ex housing trust homes have been cleared for newly built modern homes which are now selling anywhere between $400,000 - $600,000.
There has been and still is a lot of re development activity in the area which has certainly put Royal Park on most peoples shopping list these days.
Affordable housing in an area within very close proximity to the beach, West Lakes Shopping Center, AAMI Stadium and with a direct route to town only about 15 minutes away.
Currently the area attracts a lot of first home buyers, investors, young families and some retirees.
Overalls an area which is still definitely on the rise and should be considered by all.

Having lived in Royal Park for the past six years, I have seen it transformed from an average working class neighbourhood to a well structured and planned family oriented community.

Most older, post-war homes have been demolished to make way for fresh in-fill development which has added much appeal. The boundary between bordering West Lakes and Royal Park is fast diminishing as the quality of homes increases. Council guidelines have ensured new homes provide ample parking for residents and visitors.

The attraction of Royal Park to young families and couples has meant a true neighborhood spirit has been formed. I have experienced no crime whatsoever during my time in Royal Park and enjoy friendly banter with the neighbours on a daily basis.

The convenience of being close to West Lakes Mall, five minutes from the beach and fifteen minutes from the city make for a far more attractive option than purchasing a home in newly created estates 50 + kilometers from the city.

From personal experience, I can thoroughly recommend purchasing a new or renovated home in Royal Park. In comparison to bordering suburbs such as Seaton and West Lakes, the value is outstanding!

After having rented here for 2 years now, I have found Royal Park to be mainly industry based. There are some new houses being built which is nice, however there are some very cheap, horrible looking 'flat-pack' houses along West Lakes Boulevard, obviously developers money makers. Someone once told me, Royal Park will be nice when it's finished... so true! it really feels like a 'work in progress' that will never be complete.

Things to be warned of:

Traffic is a nightmare to say the least! on match days at AAMI I have had people park across my driveway, and i'm not even remotley close to the stadium! all the intersections are closed, best way around this is to stay at home I found.

Crime, I used to live in the Northern suburbs, so I know how bad things can get, but I have had more issues here in two years than I had in my lifetime up north. I don't have a letterbox anymore, I have given up. The first one was hit with something, after the repair it was completley uprooted then the final one (which was brand new) was set on fire, so now I have no letterbox. My car has also been scratched on everypanel and my next door neighbor had his front door graffitied. West Lakes Mall has been completly taken over by some sort of teenage punk gangs that always seem to be loitering either at the mall or around our streets.

I can't really comment on house prices as I only rent here, but I am happy my lease is up in two weeks so I can say goodbye to this suburb forever.

Have lived here 3 years now. The agent told us it was 'up and coming' but im sorry to say, this is not the case. It is very industrial, very noisy, lots of shady characters looming around, lots of crime (had our house broken into once and my wifes car stolen twice!!) seems to be very 'lower class' with lots of new arrivals of people from overseas (which isn't a bad thing, but seems to be driving the prices down' Royal Park is an absolute NO GO area on a footy game day. All the major roads are shut down and people park anywhere they feel like.

We now feel we have been conned by our estate agent and we cant wait to move out of here. All I can say about Royal Park is STEER CLEAR!! If it is 'up and coming' wait until it has come from wherever it is hiding!!
