Lovely suburb. Nice and quiet but close to shops, train station, parks and pristine beach. Still affordable compared to nearby areas ( Noarlunga South etc.). Very family friendly.

Seaford Meadows has the potential to be an absolutely beautiful area with all homes modern, fresh and new, however, local thieves are making it unbearable to feel safe here. Almost every week homes, and especially cars are being broken into by reckless imbeciles.

Apart from this, everything is in walking distance and everything is always maintained which is fantastic...

Wouldnt change it for the world

Lived in Seaford Meadows prior to moving interstate. Loved it there. We had friendly neighbours and we're situated close to parts so were happy.

We've lived in Seaford Meadows for more than 3 years and our family loves it. As the suburb grows facilities are increasing and the new train line is excellent... An express takes approx 37 mins to get into the city... No traffic lights or parking to deal with. The beaches out this way have been voted best in the country!

Mclaren Vale and other locations offer awesome food and wine!

We have had no problems with any noise or neighbours. We are friends with all our neighbours and we are surrounded with lovely families.

We've lived in places like Collinswood, Adelaide City, Mile End etc and you just can't beat the vibe out here! Great light, holiday atmosphere, friendly relaxed people! Cant beat it!

Seaford Meadows is the perfect area to live for any age group. With its relaxed atmosphere and local pristine beaches, Seaford Meadows offers a location that should be sort after by all.

Seaford offers some high quality cafes and pizza bars that will please any teenager on a Friday night. The houses are very affordable and offer larger blocks then the suburb across the road.

When deciding upon a home I always recommend driving through the area at night and on the weekends. This will give you an idea of what your possible future neighbors are like and you can eliminate any areas that have a high level of parties or late night noise.

If you are new to Adelaide or Australia, Seaford Meadows would be the perfect location to be a part of.

I invested in building my first house Seaford Meadows four years ago. I happy with my decision for many reasons. I have very friendly neighbours, I find most people are willing to say hello or how are you. Transport is very convenient for a suburb 30kms from the city, with both the dual way southern expressway and the new train line. You have an almost endless choice of shopping, for food at least. Also the many choices in restraints. Not to mention a few minutes to some of the best coast in SA and the magnificent Mclaren Vale wine region.
Infact I see so much the potential for growth in this neighbourhood I recently built an investment property to capitalise on growth for the area.
For the down side, yes there is housing trust in this area, and so there should be. These people have the right just as everyone else to have a roof over their head, yes some are more deserving than others but that's another story. Crime is in almost all suburbs of Adelaide. I have never had a problem and usually leave my door unlocked if my neighbours want to come in.
overall there is a majority of hard working young families in the area. A lot of tradies and semi professional workers. If you want zero crime move to Springfield or Parkside. Good luck getting a four bedroom home for 380k. LOL

If it is great value for your money you want when buying down south, then Seaford Meadows is the place!
This is where the traditional blocks are still available, smaller solid brick homes on large blocks of land. This opens all types of options for your investment in the future. Great for 1st homebuyers and still some bargains that are in need of some tlc. Look ahead and demolish and subdivide you can do it all here. Beautiful streets where pride in your home counts, for example Pilot, Pontoon, Flotilla, Plimsoll, Argosy and Starboard just to name a few. The Beechwood Grove Estate is a lovely little place with great villa homes and central to it all.
We arrived back from the UK and bought on Quadrant Terrace, 2 minute walk to the beach, watch sunsets and
walk down to Moana surf club on a Friday night to have a steak and beer. The local medical centre on Seaford Rd stays open til late, across the road we have a chemist again open til late and all weekend. Next door we have the local IGA Foodland supermarket open 7 days for all your grocery needs.
Seaford Primary School and Seaford 6-12 high school are all nearby along with the library, recreation centre, skate park and the ever expanding Seaford Central Shopping Centre. Add to this the new rail extension and the
duplication of the Southern expressway, Seaford is proving to be a great place to live and a great place to invest.

I have built a house here 3 years ago, and like someone has already said, we also have views of the hills and the sea. We have a few housing trust houses on our street but we never hear or see them. Very modern area, lots of parks with barbecue facilities, 5 mins walk to Woolworths, 10 mins walk to the beach, convenient itinerary to the city, cafes, pubs, cricket/football ovals, childcare centres, schools, excellent internet speed etc. Highly recommended for families with children, first home buyers and NOT for retired people since it is a more fast paced and vivid lifestyle.

We have been living in Seaford Meadows for nearly two years and we love it here. All our neighbours are friendly. We can see the sea on one side and the hills from the other from our second storey and there are lovely parks here for the kids to play at! There are areas here which are lovely and some less so... depends where you choose to buy/rent. As with all new estates, including city and inner suburbs, there needs to be a certain percentage of housing trust homes. If you live near these you may encounter interesting residents... We have been lucky.
This suburb is still under development but has the bones of being somewhere very lovely... especially the tree lined streets and access to the beach etc!
Like ANYWHERE its luck of the draw as to who becomes your neighbours!
When the shopping centre is completed AND the train line - new life will come to this place! People cant judge yet!

We LOVE living here and have had NO issues with any "thugs" and late night parties!!!!!!!!! Our street is super quiet filled with lovely families with children who all play together!

Access to Mclaren Vale - the beaches - the soon to be finished double expressway and the train will make this place somewhere great to live!!!

We was told Seaford Meadows was a lovely New estate and Lovely for Families and cheap Homes!!
Boy was we wrong :( We are currently renting and we tried breaking our lease but cannot get tenants ourselves, as word is getting around , Its over run with Crime,Unemployment,Teenage Thugs on the scout for what they can rob and now I cant even let my kids out to play because the cars screaming up and down the streets is dangerous .Loud Partys etc, Ive found needles,knives and Beer bottles in the road and now nearly everyone in my street has either moved out or broke there lease and moved away - Avoid Mainly Sand Street,Anlantis avenue,Anchor road :(
I feel so sorry for people who have bought new homes and not told the Truth - Shame on you !! If you disagree then your either lucky in your street or you are in denial as admitting defeat hurts but the best ive heard is "Ive never heard a thing or seen anythink" Get with the program and escape before its too late !!

Seaford Meadows has been my home for the past 3 years and will always remain as my home town for the next 5 years at least. With a large family I wanted an area that was child friendly and quiet, I struck it lucky with the street we chose to move into.

We have a large amount of parks in this area, two of them located on my street alone.
Seaford shopping centre is only a few minutes away and a new shopping complex under construction just up the road.

We also have a local doctors surgery that we have now all transferred too and a chemist connected to the doctors surgery.

The area is also host to a variety of take outs, gyms, schools, library, retirement village and the new railway line which is close to completion.

Some small pockets are populated with housing trust homes but I have been lucky enough to live in a part that comes with little trouble unlike a select few in the area.

My neighbours have always been friendly, inviting and look out for one another's home. I have also seen a large group of locals in bright vests patrolling the area, ensuring our neighbour hood is protected and void of trouble.

My partner and i have just recently built in seaford meadows and find the area to quiet, safe and no issues, i have lived in other southern areas that is rittled with gangs and gritffti,in seaford there is none of that i am aware there is housing trust places but you are going to find that in most areas. its so close to shops and transport and with the new train line due to finish inearly 13 is a major boost for the area. its sad to see people writting bad reviews the area is still realtive new give it time to grow and prosper.

We built our home just over 12 months ago now. Initially we purchased our block then selected a builder. Other than the fact land alone was $150k plus we thought it was very promising, beautiful parks, family suburb close to everything. HOWEVER Land SA or Fairmont Group failed to mention to the majority of us that housing trust houses were going to be allocated a percentage. To give you a rough idea theres 3 housing trust in every street I can see 7 where I am. I understand NOBODY knew this was going to happen so we bit the bullet and got in early. Soon to realise we had been decieted by the land developers. Its disgusting, I absolutely hate this neighbourhood & if I could financially afford to sell & leave I would in a heartbeat. My neighbours are nothing but rude and out of control, you can report them but you have to give your name & details you may as well knock on there door and tell them your reporting them. I wouldnt recommend it to anyone!!!

Built a lovely home in Seaford Meadows about 3 years ago, because it was a new development many of the neighbors had also completed their dream home and it was an enjoyable atmosphere with neighbor talking to neighbor. But not now, public housing tenants move in, rentals outnumber owners, police patrolling the area, so we sold .. as did our neighbors. Pity, close to shops, beach etc.

As a professional trainer I value out door spaces to maintain a good fitness life style. It's great to be able to run and ride through the small parks. Seaford Meadows is very close the Seaford Shopping Centre which has everything I need from banking to supermarkets and my favourite coffee shop. Being only 510 metres from the beach on the weekends I take the dog for a run. New houses, new roads and parks - how nice is this!

Architectural nightmare

We had never lived down South and now we will not want to live anywhere else! Lots of parks for the kids to play with a great mix of people living in the area. The area is landscaped, pathed well and clean for walking everywhere or buses are regually available close to home. The local shops inc supermarkets, fast food & speciality stores (with awesome butcher) are close by (only a 2 minute drive) with them expanding into the area to accomodate the growth. The train is extending to Seaford Meadows which will make commuting from South to the City very easy from late 2013 however trains and buses are available close by. Colonnades is not too far for more shopping! Only a 5 minute drive to the gorgeous McLaren Vale wine region which has dozens of wineries/restaurants to explore on your days off.
Its only a ten minute walk (2 min drive) to the beach which is fantastic for the kids in summer or a great place to walk the dogs of the lead in winter. Some fantastic surfing spots are just off the coast - so if you are a keen surfer, body boarder, beach fishing or windsurfering this is a perfect location to hit the water. Also Port Noarlunga is next door which is a beautiful beach town known as a great place to snorkel or scuba off the reef. There is a medical centre in Seaford Meadows which you can get same day appointments. I think this suburb is new hidden gem within affordable reach, with a great location for coastal living with all the facilities you and your family need.

We moved here from the UK and after looking at many areas we decided to build a house on the south estate seaford meadows. Its a nice safe area with a mix of young and old. Lots of parks for the children and excellent bus links and walking distance to the beach. My husband is a police officer and finding a safe trouble free area to live was a must for us. Grand Boulevard is one of the main roads in so is busy at times but if you live off the side streets its very quiet. We have a excellent medical center and soon to have new shops and the much awaited for rail link into the city opening next year.

Awful suburb, mass of houses on small blocks. Traffic is very busy especially on Atlantis Avenue an Commercial Road. Not safe for my young children to play on the roads. Where's the green? just beige, beige and beige. Wrong side of the road for the beach. I used to live here but moved. Beware of reviews by Real Estate Agents or people who want to sell their houses(there are lots) who just Spruik

If you like quiet and friendly with a childrens park every 200 metres then this is the place for you. Just a short car journey to some of the best beaches in the south this up and coming area is fast turning into a lovely leafy suburb. Shopping and eating out are also within a short distance with Seaford shopping centre and Collonades your nearest stops. Lovely Port Noarlunga is excellent for cafe's and bistro's or you could venture a little further to beautiful McLaren Vale and all that has to offer. Public transport is excellent with a lots of regular buses, and the train line extention will soon be completed with a station within the suburb. There is also a brand new medical centre here with pharmacy and plenty of parking.

Overpriced, concrete jungle a very boring suburb. If you want to never see your neighbours behind their high fences then this is for you.
new townhouse development is overrun by loud obnoxious people who like to party every weekend. Why pay $50k more for this suburb when you will have better value within 5 km. Basically the suburb has no life. Also I don't recommend the Seaford k-7 or 6-12 Schools, try the private ones in the area.

The South @ Seaford Meadows.
Where do I start? Lush green parks and playgrounds with bbq facilities make this new development ideal for families. The no 1 suburb recently in the API (Australian Property Investment) magazine. This new estate is showing a new influx of all types of homebuyers, including 1st homebuyers, retirees to young families. Local facilities include a new doctors surgery, Seaford Shopping centre with its plans of expansion a choice of schools, primary, high and private or local to the South. A plan for a little shopping centre including woolies makes this suburb a popular choice for everyone. We have the best beaches in Adelaide and combine that with the rail extension and duplication of the expressway why would you not want to move south to The South @ Seaford Meadows.
