"Great village-feel suburb"

Extremely safe, quiet, leafy suburb with gorgeous period homes, plenty of restaurants, and boutique shops where you can find pretty much anything. Only 7 km from the CBD and it feels like you’re in your own little community away from the big smoke.

Looking for a home in Seddon?

Seddon is a sweet little spot in Melbourne’s inner west, where almost everything can be accomplished on foot – and for when you need to reach somewhere further away, there’s public transport! In fact, walkscore.com gives Seddon a ‘walk score’ of 80%.

It’s only a ten-minute trip to the CBD but there’s a small-town vibe to the leafy streets, the period housing such as Victorian and Edwardian weatherboards and the old-school shopping strip on Victoria Street, which is appropriately named Seddon Village with a vast mix of cafes, restaurants and shops to wander through - It doesn’t have too many chain stores or large generic stores so it’s mostly run by people who work in their own businesses, so that sets the tone for a caring environment.

For beautiful European flavours you must head to Copper Pot, for Middle Eastern flavours head to Advieh (which is a local favourite - everything at this café feels lush and wholesome) and for Neapolitan pizza the way it should be, you must head to Mozzarella Bar.

Median property prices over the last year are around $1,115,000 for houses to $589,999 for units - with houses renting out for $550 PW with an annual rental yield of 2.6% and units rent for $390 PW with a rental yield of 3.4%.
Based on five years of sales, Seddon has seen a compound growth rate of 5.1% for houses and 0.8% for units.

Its relatively quiet because it isn’t as heavily developed as its neighbours, Footscray and Yarraville but if you like the buzz, residents can walk to an average of three restaurants, bars or coffee shops in just 15 minutes.

"Hidden Gem 6 kms from the Melbourne CBD"

Awesome location, plenty of great cafes / restaurants. Great community and village feel. Located within the vicinity of Australia's planned school precinct and the planned largest hospital in the Southern Hemisphere.

"Seddon has been my absolute most favourite suburb to live in"

Seddon is often missed and most people don't know it even exists - but this is the best part. It's a hidden gem and it's absolutely beautiful. I feel so safe in Seddon and it's just got such a lovely vibe to it. Many young families, close to the city, great range of cafes around. We've lived in Seddon for about 3 years now and will be sad to move as we can't afford to buy in Seddon at this stage unfortunately.

i have lived all around Melbourne North, South, East and West including Carlton, Fitzroy, Hawthorn and Stkilda and now that I sm here would not prefer to live anywhere else! Fantastic place!

"Stylish Seddon"

Walking through Seddon and peering into its multiple cafes, independent bookstores and quaint boutique shops is like flipping through a beautiful curated magazine full of beautiful pastries to try, coffees to drink and places to shop at. Perfect for the creative professional, Seddon is close to beautiful parks, full of street art and most cafes are pet friendly to enjoy the suburb's pleasures with your buddy. While not great for anyone looking for a nightlife, Seddon is close to suburbs like Yarraville and Footscray, both which have a myriad of bars to check out and luckily are just a hop and a skip from your front door. What is most likeable about Seddon however is how it breathes life and warmth back into the neighbourhood and provides a real sense of community.

"Wonderful West!"

Seddon is probably one of the best Suburbs West of Melbourne! with a lot of Cafes around & close to the CBD & Highpoint Shopping Centre! This is another superb Choice in Melbourne!

"Understated, underated Seddon"

I bought in Seddon 6 years ago thinking it would be short term and a move to a trendy inner suburb would follow. Instead I've got a young family now and couldn't think of moving. Harris Reserve has a nice little playground and there is always someone there you know or have seen around, the cafes are of plentiful and their quality is as good as you'll find anywhere. New places like Seddonia and Seddon Wine Store, only add to the other places like Le Chien, Touks, Deadly Sins, Sabroso and the Mona Castle. Seddon has an understated charm, where people are relaxed, friendly and have a strong sense of community.
If you need some more variety Yarraville is only a short walk away with the Sun Theatre, Cornershop, Andrew's Choice Deli, l'ucellino and Dig a Pony. Go the other way and you've got Footscray and another world of experiences.
