"Best place to live!"

We purchased a home here 2 years ago, and was the best decision we ever made. Such a beautiful spot near the river. Such a great community spirit, especially along our street in River View Ave. Being a selling agent, to live and sell in such a brilliant suburb is the best!

"Great place!"

Walk to the train. The redeveloped historic Guildford hotel about to open. Cafes, restaurants, the river to walk to along, what else would you want only 12km from CBD.

"Country feel with out the long distant drive"

We live in the Waterhall Estate and love the area.
It's lush greenery, quality luxury homes, swan valley, charming Guildford town centre and river near by make this for a special place to live. It's quiet and has lots of open space in the estate and around it.
Rose hill country golf club is next door for the devoted golfer.

"Perfect for Young Professionals"

Beautiful and quite, good public transports eg. trains and buses. Close to airport (great for FIFO workers) and about 30mins away from CBD if the lights are in your favour.

"Great family living"

Been living in the Waterhall estate for nearly 10 months, and it is a superb place to live. Close enough to everything we need, but at the same time quiet and relaxed. A stones throw to the golf course, 5 minute drive to the shops, plenty of places to walk, a safe environment for our kids and a fantastic primary school (Guildford PS).

I would recommend it to anyone.

Rentals in South Guildford

"Quiet value for money Family suburb"

I've lived in South Guildford from 1985 to 1997 and from 2005 until now. While Ill be the first to admit that the suburb is not at the frontier of change, it is an extremely safe, quiet riverside suburb with older style properties along the river (some are renovated). There are also a few estates on the non-riverside.

Waterhall is a high quality classy estate and while Rosehill started out very trashy years ago, this has improved significantly over the years and you will find young families now who really look after their houses.

The long term (sometimes 50 years!) residents many of whom are elderly, typically reside along the river. There is hardly any crime and my family and I have never had any problems.

Being able to walk into Guildford and the good selection of pubs, restaurants and cafes or go for walks along the Swan River or Helena River is a real treat. Easy access to bus and trains.

Most of the homes are owner occupied and there is always a high demand for rental properties (of which there are not that many).

The only small downside is the occasional aircraft noise, but it quickly just becomes background noise and it's not an issue (and since a second runway was built, traffic has reduced considerably).

Only 12km from Perth and minutes from the swan valey and shopping centers in Bassendean and. midland - convenient, safe and value for money family suburb.
