Royal Park

"Very Industrial"

After having rented here for 2 years now, I have found Royal Park to be mainly industry based. There are some new houses being built which is nice, however there are some very cheap, horrible looking 'flat-pack' houses along West Lakes Boulevard, obviously developers money makers. Someone once told me, Royal Park will be nice when it's finished... so true! it really feels like a 'work in progress' that will never be complete.

Things to be warned of:

Traffic is a nightmare to say the least! on match days at AAMI I have had people park across my driveway, and i'm not even remotley close to the stadium! all the intersections are closed, best way around this is to stay at home I found.

Crime, I used to live in the Northern suburbs, so I know how bad things can get, but I have had more issues here in two years than I had in my lifetime up north. I don't have a letterbox anymore, I have given up. The first one was hit with something, after the repair it was completley uprooted then the final one (which was brand new) was set on fire, so now I have no letterbox. My car has also been scratched on everypanel and my next door neighbor had his front door graffitied. West Lakes Mall has been completly taken over by some sort of teenage punk gangs that always seem to be loitering either at the mall or around our streets.

I can't really comment on house prices as I only rent here, but I am happy my lease is up in two weeks so I can say goodbye to this suburb forever.

One thing. How do you know that West Lakes Mall is completely taken over by teenage punk gangs.
