Lyndhurst

"An exclusive Suburb for professionals"

Lyndhurst is a very exclusive suburbs for professionals and retirees. It is not a place for singles or young couples (ie 18 - 25). The neighbourhood is very safe and friendly, there is no crime in the area and the properties on the Fig Tree Estate are some of the nicest in the area. Lyndhurst is 10 minutes to the nearest beach in Carrum, 20 minutes to the Fountain Gate Shopping Centre, 5 minutes to the nearest shopping centre and on a weekend 35 minutes from the CBD not the M1 has the 4 lanes open. Even rush hour the other day it took me 40 minutes to Kings Street, in the CBD.
The nearest primary school is a 10 minute walk (Lynbrook Primary) and the walk consists of boardwalks and lakes. Also at Lynbrook you have Coles, Medical Centre, Kinder, Hairdresser, Butcher, Baker, Fruit and Veg Shops, Takeaways, Video Library, banks and much more.

Who lives here?

  • Professionals
  • Singles
  • Families with kids
  • Retirees

If I am going that far I would rather get a bigger land and a farm.
Little towns do have the same facilities.

40 minutes with no traffic I agree but with real melbourne Traffic you dreaming ..Land is so so expensive you will never be able to resell your house with a good profit that far from the city.

Sorry mate, but we have just sold our house there and have moved to one of the new houses on Marriot Water (still in Lyndhurst), bought the original house in 2005 and just sold for $280k profit.
Maybe you would like to come and do the drive to work with me one morning. I admit 12 months ago it was a very different story and it would take 1hr 15min up to 1hr 30min to King Street. Went up to the office on Saturday (the other end of King Street) and it took 35 mins from pulling out of my drive and arriving in our underground car park. Have you travelled down the M1 since the road works have finished?

AndrewI

I do use M1 Everyday and I am not surprised it took you 35 min because Saturday is a public holiday..lol

Also wait till you are in real traffic at 8:30 am or 5 pm then judge after all Schools and Tafes and Uni are back..Not everyone is back yet.

Also as a matter of fact I have a friend he is independent evaluator and he said he has never heard of house made 280,000 profit yet in lyndhurst form his reports Because it will make it one of the most desirable suburb in the south east but actually its not...yet

If you done it well done mate but I really doubt it that every house in Lyndhurst will make profit of 280,000 like yours.

Although its not worth buying there...you can go and but in lakeside Pakenham same size land and half the price and even better planning.
Don’t tell me that because Lyndhurst is 15km closer to the city it double the price from lakeside Pakenham.

You said "Went up to the office on Saturday" its a weekend not publick holiday its not a working day still.

If you really made 280,000 you shouldn't be upset you should keep it toyourself and make more money actually you made what many people coudn't make in 2009.

I am not getting into argument with any one I am sorry if I gave you this impression.

As a matter of fact I am going to rent my place in noble park to a relative becuase I can and the rent prices going crazy there and I am going to buy another house in wheelers hill where you should be paying 550,000 for a property.

By the way you might need to check the flood plans of lyndhurst near Mariot waters ;-)

Good day to you to mate.

AThompson

Um yes that is correct and you replied with " do use M1 Everyday and I am not surprised it took you 35 min because Saturday is a public holiday..lol"

Don't think I need to check the flood plan mate, there is as much chance of Lyndhurst flooding than Noble Park beating Toorak in property prices;) In the 6 years I have been here we have never had a flood, maybe that's because we are in a drought?

Good luck with the property at Wheelers Hill, I have a couple of investment properties around, it seems Point Cook, Pakenham are the places to buy. Not to sure about Franga, keep revisiting the idea as it has a lot to offer being near the beach etc. Never looked in to Wheelers Hill, is that for investment or personal use?

MariaL

Not sure what is your point about M1 may be I made a typo but
"you went on Saturday and thats not a wroking day"
what are you going on about now.

Good for you having investment at Point cook and Pakenham thats a wise thing to do.
You might also consider manor lakes near wyndham vale thers is good money.
But I can guarrantee you not going to make 280,000 in 2 years

Not sure what beach you talking about.

Also you never know when its gonna flood when it rain it pours my friend specially when there is a flood path in the streets.
