Noble Park

"Recovering from its illness"

Bought a unit here in 2011 mainly due to ease of train services to other destinations! Bus is good too, but was even more surprised when I discovered the Parkmore shopping centre a short drive away, & three large pubs for evening entertainment, not in the heart of Noble Park, but a $10 taxi ride to each. Primary schools are within walking distance & a Coles Supermarket in the centre. Downside is the area is a but tacky still, but you can see signs of the developers moving in everywhere with new units & rebuilt homes popping up everywhere. The new Swimming pool due to open in Feb 2012 with a huge waterslide will attract more residents & visitors also, and plans to put the train under the main roads in the next couple of years will also change the area dramatically. Noble Park is a lot cheaper than surrounding suburbs, mainly due to its multicultural tenants, but both property prices & rental rates will change that demographic in coming years. Really it cant fail to appreciate albeit slowly.
I took the gamble & bought, but rentals are so low you could try it for a while & then make a decision.

Great for

  • Train Service, frequent as 2 lines go through.
  • Surrounded by larger city services of Springvale,Dandenong & Keysborough.
  • Plenty of markets within short distance.

Not great for

  • Tired,shabby town centre.
  • No central nightlife/pub other than an RSL.
  • Still a low income area, but many signs of change.
