Parkin Avenue

"One of the best streets east of Nepean Hwy"

One of Cheltenham's best streets with lots of character weatherboard homes. Here is the truth as to why it's a great street. Beachside of Nepean Hwy is too overpriced and no closer to the beach than the East of Nepean Hwy, East of Warrigal Road is too close to Moorabbin Airport, North of Bernard Street is too industrial and busy, South of Centre Dandenong Road is too far to walk to Southland. Parkin Avenue is spot-on in terms of its location. It's close but not too close to Southland. Home owners in Parkin Avenue are clearly very house proud and there is a lot of renovation work happening, which says a lot about the confidence of home owners living here. It's a very quiet and safe street which is within walking distance to great parks, childcare centres, kinders, primary and secondary schools, Cheltenham train station, Charman Road restaurants and cafes, and Southland shopping centre. Lived here for 10 years and it has proven to be a fantastic investment and a very safe area to raise children. Very close to beaches and great golf courses which have hosted the likes of Tiger Woods! Most people living in Parkin Avenue are families with young children. The neighbours are very friendly and I have not seen any vandalism or trouble in the time I have lived here. Cheltenham as a suburb is close to many blue chip suburbs such as Beaumaris and Sandringham. In my view, Cheltenham's property market is yet to skyrocket as surrounding blue chip suburbs become way out of reach for most people. It's still an affordable suburb at present, but my gut feel is it won't stay affordable for too much longer. The market has finally started to discover Cheltenham and it's now starting to show by the good sales results in a market which is meant to be flat or going down. Parkin Avenue is a very wise investment for the long term, and a safe bet for good capital growth.
