As a property buyers agent at Capital Property Advisory specialising in property investing for large portfolio holders, we have seen immense growth and recommend certain streets in this area to astute investors. Elwood is a hot spot and always outperforms the averages.

As an Owner Occupier:
I personally lived in Elwood for several years with my children and found the beautifully tree lined streets to be quiet, safe and friendly. This ideal location has everything at your door step, such as trams, shops, restaurants, cafes, beach, parks and much more.

Elwood is perfect for families, singles, couples and retirees and is only 8 kms from the city. The leafy surrounds provided much character with a combination of art deco apartments, modern buildings, Edwardian cottages and Victorian mansions.

Elwood beach is absolutely beautiful with play equipment, bbq area, running tracks and the Bayside Trail bike track. Furthermore it is only a short distance to the St Kilda botanical gardens which are certainly worth a look.

Experience the shopping precinct of Ormond Road and enjoy the cafes, bars and restaurants. Elwood is a world of its own and an outstanding place to live.

Hawthorn is always bustling with many residents enjoying the high standard cafe and restaurant lifestyle. The highly used shopping strips are Glenferrie and Riversdale Roads which offer many specialty stores and Williams Street is walking distance to the shopping action, central park and transport facilities.

Hawthorn is also home to a number of private schools such as Erasmus School of Primary Education, St. Josephs Primary School and Scotch College, the latter being one of the oldest and most prestigious schools in the country.

I agree I think st georges road toorak would be a highly desirable place to live and definitely a top 5 street I would say the only downside to this grand beautiful street is that it leads out onto a freeway meaning that there are constantly cars driving up and down the road to exit or enter the freeway so a lot of noise and congestion especially at peak times throughout the day.

I would have to agree with you in regards to St Georges Road being the premier residential street within Toorak and would certainly rank in the top 5-10 throughout Melbourne.

Could you please give me an estimate as to how much the estates, townhouses and apartments would cost for a first time home buyer. Would buyers require a mortgage?

A hypothetical question- should someone be worth around 50-100 million would that be enough to purchase a mansion on St Georges road? I have a so-called 12.5% rule where 12.5% should be placed onto your home or apartment and75% locked away for investments.
