"If you avoid just a few small pockets, a great place to live and raise a family!"

Great area with nice beach lifestyle, just avoid pockets of housing commission (Pickham Close, Bolaroo St,) Locals believe there is a constant drug problem in this part of town and a few troubled teens who get bored so enjoy graffiti on fences and vandalism especially to public phone boxes and bus stops etc. Otherwise, most of the peoople in these pockets are really quite friendly and stick to themselves.

Great for

  • Beach
  • Family Friendly
  • Quality Schools

Not great for

  • Heavy traffic
  • A little too far from F3 if you wish to travel to Sydney or New Castle so puts about 20mins more on to your drive.
  • Public transport not too good on weekend if you need to commute before 6.00am when buses start to run

"COMPARE SYDNEY TO KINCUMBER.....ABSOLUTE BLISS!"

Moved with my husband and children from the Sydney suburb of Concord a couple of years ago. ITS THE BEST DECISION WE HAVE EVER MADE. ITS VERY FAMILY ORIENTED, LOVELY PARKS AND CYCLE PATHS AND OF COURSE, THE BEAUTIFUL 'AVOCA BEACH'. Schools in the area have a good name like 'Kincumber High' and Erina High. We are also so conveniently located to erina fair. Yes, Avoca Drive can be a tad busy at times due to the roadwork currently happening,however, try getting stuck in Traffic in Sydney like the famous, Parramatta Road and Concord Road???
