South Windsor

"I had my doubts, but so glad I bought here."

My wife and I bought a townhouse along the main road in South Windsor a few years ago mainly due to its affordability and proximity to my workplace in Norwest Business Park. Whilst I too heard rumours from some of the public about what to expect when living in South Windsor (all of which are mentioned in reviews below), I do not regret for a second making the choice to purchase there. The town has improved significantly since our purchase. New housing/strata developments are starting to replace some of the more worn-out and unappealing buildings in town. Owner-occupiers are becoming more common, which is helping build a culture where the people living in South Windsor care for their town. This means less graffiti, less rubbish, acceptable behaviour, and cleaner properties etc. I never feel threatened walking around, and my wife and I will regularly walk the neighbourhood on the weekends, stopping off at the beautiful cafes in Windsor, strolling along the Hawkesbury River, and enjoying the open space that you commonly get here which is now so rare for matured towns in NSW. I love to exercise and have ample access to sporting facilities, parks, and car-free roads smelling of fresh farm-filled air around the Richmond low-lands to do my cycling and running.

I am also realising that this is a great place to invest. Due to factors including the RAAF base nearby, there is always high demand for short-medium term leases. Owners benefit by getting great rental income, and also very respectable tenants who look after your place. Considering the purchase prices in South Windsor for entry level houses/townhouses are still very low ($350-400k) when you compare them to the $700-800k townhouses 20 mins up Windsor Road, I do not plan on selling my place any time soon. But then again I should not be surprised, like any suburb situated next to popular suburbs like Windsor, Bligh Park, Windsor Downs, and Richmond, it is only a matter of time before South Windsor is improved to assimilate with the surrounding area.

To add to the above, I would probably guess that the development of the new business park in nearby Marsden Park, containing the who's who of major retailers, and presence of many business head/regional offices, as well as the new North West train line (with plans to eventually extend to Schofield station) will add some weight to the medium-long term reasons to purchase in areas near Richmond-Blacktown Road, or the Western train line now, rather than do so later when prices start to increase in alignment with the more expensive housing developments popping up in these areas.

I will admit that you pay a small price for the space and greenery surrounding the area, this being distance/access to the CBD. It takes just over 1 hour to get to the CBD by train, which for some is a little challenging. However my wife has been travelling to Sydney for work now for +2 years, with the only problem being the 6.15am wake-up! But this is a common problem for many of us!
