"Average. Over valued now. For price point why would you buy in this area."

The area is not as good as Cheltenham or Mordialloc for the price point or distance from the city. The high schools are over rated. The area lacks parking. The new development will make it worst. It's an area now attracting an increasing number of wealthy oversea investors. Locals should look elsewhere
As property is over valued for what it offers. Competition at auctions is very competitive so unfortunately most locals are priced out by cash up oversea buyers who have the advantage of the lower yuan.

It will become over populated with new developments. So in five years time, Springvale road will become a parking lot around Glen Waverley.

It doesn't have a decent public golf course. Not much variety for restaurants. Mainly Asian restaurants now. The Glen doesn't have a Kmart or big W. Never find a car park.

30 to 40 minute drive to the beach. Why would you spend so much when Cheltenham is cheaper and closer to Southland, better golf courses. High Schools are better also in other suburbs such as Mckinnon.

Hardly any car parking for train travel. 1 hour travel to the city if your lucky to find a car park. This includes finding a car park.

The Education results at high schools are high as students get outside tuition so the hype of gwsc and Brentwood is overrated. teachers have it easy. See how the schools would go if they had students who didn't get outside help. The results of the school would be much lower.

So overall, why would you spend over million for a house 30 to 40 minutes from the city?

Ask any estate agent why? More commission of course. They push the great results of high school at the auctions but do they mention that your child needs to get tutored also to achieve those top results.

  • There aren't really any
  • Horrific parking and traffic
  • Limited variety
  • Over-rated Asian restaurants and Overpriced Property
  • Poor parking

Wow sorry but that had to be the worst review I have ever read. No decent public golf course? Not much park land? Have you ever heard of held park? Oh and right next to it is oh wow a golf course and as a person who had played golf for a number of years and in various states it is quite good. Your review on schools in Cheltenham being better I have no idea where you get those statistics from and your statements about the students abilities on Glen Waverley well I am sad to start is very very simplistic and shows your lack of knowledge on students abilities drive and cultural importance on education. Are you upset that you yourself can't afford on Glen Waverley well go cry me a river and get over it

I agree with Glenn. The area is a dump. Never heard of held park. Jells park it should be, so the reviewer must not know the area, Jells park is a nice area and fantastic facilities. The annual Christmas concert is a highlight. Yes there is plenty of land but who knows, the government or council might sell it one day
To an oversea investor when it runs out of money in the next fifty years.

To be serious, the golf course is ok but doesn't compare to other courses in Victoria, it is one of the worst public course in Victoria. Nice area but greens, fairways are not up to standard. Have you heard of Royal Melbourne, near Cheltenham.

Glen Waverley is getting overcrowded like Box Hill and Doncaster.Many apartments getting built.
The area was nicer in the 80s and 90s, when I grew up in the area, but you can't stop change and money coming in from overseas now.

Hopefully the crackdown by oversea investors by the government might slow down property growth in the area and prices can go back to normality. Therefore, future generations can still live 30 minutes from the city. How can prices go up by 20 percent in one year if there is no wage growth in Australia.

So oversea investors should beware that the government is cracking down on overseas investments if your buying into the area, heavy fines have been introduced, if your not a resident.
