Seaford Rise

"An expanding near coastal suburb ideal for raising families."

Seaford Rise was originally a joint venture between SA Government & Private Enterprise to create an affordable new estate for the growing population in the South.From it's humble beginnings with integrated housing ( SAHT & Private Ownership) it has now established itself as an emerging upmarket area. Many of the later stages in the estate have a number of sites capturing sensational seaviews and views across the southern foothills and Willunga Range.There is a diversity of housing and block sizes ranging from villas & courtyards to family sized allotments.As the estate has grown & matured the demographic profile has begun to shift with it.The immediate area has benefitted from this growth as it has brought with it new amenities and infrastructure.ie The Seaford Shopping Centre, Southern Expressway and soon to be constructed extension of the Noarlunga railway line to a new station on Seaford Road at Seaford Meadows.The residents are generally friendly and community minded. The area is favoured with lovely sandy beaches and is at the gateway to the Fleurieu Peninsula with it's variety of wineries and southern vales attractions.Overall it is considered to be a safe quality area to raise a family.As the coastal areas of the south develop further it too should enjoy strong capital growth in the years ahead.

Mann Street

"Seaside Escape"

Virtually tucked away into the sandhills on the South side of the Jetty this is a quiet little hideaway that escapes the hustle & bustle. It is a tightly held area and offers a tremendous holiday at home lifestyle. The blocks in the main are well proportioned and provide familys room to relax,study & entertain all with the beautiful sandy beaches at the doorstep.There are a variety of little Cafe's,restaurants and the Hotel all within an easy stroll.The residents are friendly and community minded.Ideal as a permanent home address or a fabulous holiday home so close to Adelaide but with a seaside village atmosphere.These properties only rarely come onto the market.

Port Noarlunga

"Cosmopolitan lifestyle on the coast."

Port Noarlunga has always enjoyed immense popularity across all demographic profiles.The Historic township exudes it's own flavour and unique charm.The residents are friendly and community minded and enjoy a relaxed and casual lifestyle.The variety of cafe's, restaurants and the upgraded Port Noarlunga Hotel provide residents and visitors alike with an abundant choice of inexpensive dining experiences.The beaches are sandy and clean and swimmers protected by the reef. The jetty and waterfront recreation facilities are undergoing significant upgrading and have always been a popular destination for visitors and locals,as is the Onkaparinga River where it meanders through to meet the sea. There is a vast diversity of housing styles in Port Noarlunga particularly surrounding the old township. Many of the older character homes have been beautifully restored and renovated. There has also been a number of newer upmarket houses and townhouses in recent times as developers have been attracted to the strong increases in median values and the ever present attraction of the idyllic seaside lifestyle.As Port Noarlunga continues to mature and develop so too will the opportunity for strong growth potential in the coming years.

O'sullivan Beach

"An area experiencing rapid transformation and with it strong growth potential."

O'Sullivan Beach had long been considered a very poor and long distant relative of Christies Beach.Accordingly there had been little development since the late 1970's. While it still has a way to go the area has matured enormously over the past 10 years or so.The local parks and recreation facilities have been well maintained and upgraded in recent times,the boat launching facilities are second to none and provide a safe haven in the roughest of weather.The area on the Western side of Galloway Road is the newest part of the suburb with this section of the estate featuring underground power (no unsightly stobie poles or overhead cabling).It is within this sector nearest to the coast where the most transformation has occured. Many of the owners are long term residents and overtime have built up significant equity in their properties.This has provided them with the confidence and the ability to upgrade and make in some instances significant capital improvements to their homes. Thus overall assisting the median values to rise dramatically over this time.Accordingly the rise in median values coupled to the close proximity to the waterfront has been the catalyst for attracting developers to the area. As newer upmarket homes are been established so to is the socio-economic structure of the area developing and changing.The residents are generally friendly and community minded which is amply demonstrated by the strong attendance of such things as "Carols in The Park" on Galloway Road and the many homes participating in creating a wonderous display of lighting and decorations at Christmas time.The local shopping provides access to staple requirements and facilities.The bus offers a regular service 6 days per week and there is easy access to local schools & care facilities.O'Sullivan Beach is destined to develop further and will provide positive growth in the coming years.

Jamieson Street

"Handy to the beach & bus but away from the hustle & bustle."

Jamieson Street is a quiet little backwater that has been undergoing an interesting transformation in recent years.Once predominantly consisting of basic & affordable 1970's dwellings there are now quite a few renovations & makeovers occuring as well as the emergence of several newer homes. Of the newer homes there are 1 or 2 that are quite substantial with very upmarket fittings,features and decor.As the area continues to evolve,particularly along the waterfront and adjacent streets, these homes that are now a stand out will become more common place.This re-invention of the area is very effectively increasing the median values and providing property owners very strong growth potential in the coming years.

Moana

"A relaxing holiday lifestyle at the beach with superb prospects for very strong growth"

Moana is renowned for it's wide sandy beaches and casual & carefree lifestyle.The local residents are friendly with a great community spirit. The area is experiencing a gradual re-invention of itself and in the process where once weather beaten timber beach cottages provided summer fun for families,they are now making way for brand new upmarket houses & townhouses for familys to call home and enjoy all year round.Recent major capital works have included the nearby Seaford Shopping Centre and Commercial Precinct as well as the Seaford Hotel on Commercial Road & Griffiths Drive, the new Moana Surf Club, and the refurbishment of a number of parks and reserves.As the area continues to mature so to will the needs of the community. The development of upmarket homes brings with it a change to the socio-economic structure and with this will be greater demand for facilities such as cafe's,restaurants and the like. Moana has always been immensely popular across the majority of demographic profiles and with the introduction of the southern expressway, rail extension to Seaford the popularity will now be matched by improved accessibility. Accordingly we anticipate very high growth prospects over the coming years.

Christies Beach

"A family friendly suburb with very high growth potential."

The southern suburbs in general have matured & have begun a journey of transformation,this is particulary evident in Christies Beach which is rapidly becoming the jewel in the crown.The recent expansion of Colonnades Shopping Centre which involved significant capital works is testimony to the coming of age of this district. The ongoing re-invention of Beach Road from Dyson Road right through to the Esplanade is also gaining momentum. The Beachpoint Development on the waterfront has been a major contributor to this process, and it's success will ultimately be the catalyst in providing confidence to other developers to take the plunge in developing this important commercial precinct.Other major works in recent years include the expansion of Woolworths and establishment of Fasta Pasta, the expansion of Coles, the upgraded Police Station & Court House and the refurbishment of the Christies Beach Hotel as well as other commercial sites.Residential development along the beach front and near beach areas has also been prolific.Where there were once old timber cottages we now have stylish brand new up market houses & townhouses. Along with this evolutionary shift in housing requirements and changing demograhics is the emergence of a variety of cafe's, restaurants, specialty shops & beauty salons to cater for our changing socio-economic structure.Despite this transformation Christies Beach has retained it's vibrant and friendly community spirit.This is evident with the tremendous turnout at the annual Beach Road Christies Parade, Australia Day Fireworks and other similar community events.The beaches are rated among the cleanest & safest in the State along with numerous parks and recreation facilities.This exciting transformation is still in it's infancy which should provide for enormous growth in the coming years.

Griffiths Drive

"Beach,Bus & Shops are all practically at your door."

Griffiths Drive is a wide main thoroughfare on the main bus route.At the interesection of Commercial Road there are traffic lights. On one corner is a small group of local shops including a Doctors Surgery,and on the adjacent corner is the Seaford Hotel and through access to the main Seaford Shopping Centre.Like much of Moana there is a strong diversity of dwellings,ranging from former beach cottages to grand upmarket homes of generous proportions.

Fourth Avenue

"Stroll to safe sandy beaches ,parks and terrific local Cafe."

Moana still retains that seaside holiday feeling.Fourth avenue is located within the area the locals refer to as "Old Survey" .It has a great diversity of dwellings from former holiday cottages to splendid modern upmarket homes of generous proportions.The residents are friendly and enjpy a real sense of community.Development has been creeping into the area for a number of years and with it the demographics have changed.The beach and recreation reserves are filled with families with young children taking advantage of the safe patrolled beaches.This is surely one of the nicest seaside areas in the south,but the secret is definitely out!

Bathurst Avenue

"Walk to beautiful sandy beach & crystalline water."

Providing affordable family living only moments from the waters edge. Bathurst street runs North/South from Macquarie Street to Lennard Drive. The dwelling styles are diverse with many from the 1970's - 1980's era. Friendly residents, generous size allotments have lead to beginnings of development. Properties near Macquarie Street have benefitted significantly from recent capital works program by Onkaparinga Council.The local reserve has been totally re-invented with the removal of sand dunes. This has in effect elevated a few choice sites to "Esplanade Equivalency" status. The park itself is beautifully maintained and features free bbq facilities and play equipment for the kids. The street will also benefit enormously from a major new residential development nearby.Great place to relax,study & entertain.

Maturin Avenue

"Easy access to all facilities"

Maturin Avenue offers diversity of housing styles ranging from former beach cottages to new courtyard homes and double storey homes.The generally larger blocks in this area make it particularly attracive to families with young active children, investors & developers looking ar future re-development opportunities.While retiree's like the easy access to all Beach road facilities they are not overly interested in the larger blocks.Hence this is where the developer who demolishes an older home and puts in place a pair of villas or courtyard homes has a ready clientele.Most of these buyers prefer blocks with street frontage rather than the 'hammerhead'style that can be found dotted around.Some of the sites are able to secure good views across the Southern Ranges and the Ocean.The beach is easily accessed courtesy of the walkway from Roy Terrace through to the Esplanade.We have seen strong growth and good rental yields in the area and would envisage this will only continue as the area matures and develops further.

"Quaint Township Location"

Poised just above the Historic Township this quiet little street has an interesting and diverse range of dwellings. A number date back to the early 1900's and can be picked up in some of the old black & white images available from the Library and known as "Fidges photos" . The blocks are generally well proportioned and some feature a rear access,however a number have been subdivided by previous owners.The majority of homes are well maintained and a number have had significant renovations.The residents are friendly and approachable and the area has a great sense of "community" . There are a variety of cafes.restaurants and the Hotel all within a few minutes walk.The beach and jetty are also moments away. Frieda Corpe Kindergarten & Port Noarlunga Primary are very close by too.

Pontoon Street

"Considered by many to be the "Dress Circle " of Seaford."

There is no doubt that the residents of Pontoon Street are very garden proud,community minded people.The houses are mainly 1980's era some of which have been upgraded in recent years.The street features underground power (no stobie poles or overhead cabling).The area is very accessible to the beach and waterfront reserves and walking tracks.Moana township is a very short stroll away and offers the opportunity of a dine in experience at a casual waterfront Cafe. The new shopping precinct at Seaford is an easy commute with a variety of shops for everyday household needs.Moana Primary school is also easily accessible as is The Seaford Combined Schools Precinct and Ecumenical Centre. The residents are friendly and approachable.This is a great street for young families. The area has demonstrated strong growth and will continue to do so as the area matures and new infrastructure such as the Seaford Railway.

Predominantly conventional style homes on around 650m2 allotments this is a nice quiet street handy to the beach,parks and most facilities.The residents are friendly and the properties represent a good standard of accomodation for young families at an affordable price range.Rental values in the area generally provide gross yields in the 4.5% range.

"Enjoy the Cafe & Beach Lifestyle but with a strong family flavour."

With a great diversity in housing styles Margaret Street is an idyllic location "On the Hill" at Port Noarlunga. generally the allotment sizes are in the 750-800m2 range and quite a number of the properties capture views over the township,Onkaparinga Estuary and the ocean.Many of the older dwellings have had significant upgrades and the newer ones sport large decked areas and open plan living with views.The residents are very friendly and community minded.An easy stroll puts you into the heart of the Historic Township itself with it's variety of restaurants,cafe's and The Port Noarlunga Hotel.The jetty and beautiful sandy beaches are a similar easy walk.Port Noarlunga Primary School abd Frieda Corpe Kindergarten are just an stroll up the hill.The area is tightly held and homes in this location often achieve well above the metropolitan.

"An opportunity to explore the beach & the shops on foot"

This is a nice quiet street that enjoys the benefit of being near the beach & main shopping precinct but without the usual busy-ness associated with it.There is a mixture of dwellings ranging from brand new upmarket homes & townhouses to fully renovated older style dwellings on large 800m2 blocks.There is a diversity of residents in the street traversing all spectrums of the demographic profile chart.The relative flat terrain is attractive to elderly residents occupying units who rely on being able to walk to facilities on Beach Road ,as well as young mums with strollers walking children to Frieda Corpe Kindergarten or Port Noarlunga Primary School just a few streets away.Developers and investors have seized upon the older dwellings needing work eager to secure the generous allotments for sub-division and future development.Resale prices in these near waterfront back streets have remained resilient and demonstrated strong growth. Rental yields have been within normal parameters for the area.Ideal opportunity for those with an eye on future growth,or those simply after a cruisy near beach lifestyle at a relatively affordable price.

"For the discerning beach lover."

This is a quiet little street only metres to the beach without any hustle & bustle and hardly any traffic.
There is a mixture of dwellings ranging from 1960's beach shacks to newly built homes and substantially renovated homes. Appealing to both families with kids and empty nesters the appeal is that it is at the quiet end of the beach or "Christies North" as it is sometimes referred to.The values have proved extremely resilient in the immediate area and in the main due to the proximity of the beach more so than the dwellings themselves. The adjoining area of the Esplanade has some very upmarket newer homes in response to the changing demographic demonstrated across the suburb generally.Rental yields have been average at best given the higher purchase cost associated with the position.However Capital growth is the real draw card for astute investors as is the lifestyle attractions for owner/occupiers.

Grundy Terrace

"Buy the lifestyle without having to buy the beach."

Grundy Terrace is a great alternative if the Esplanade is out of your price range.It runs from Gulfview Road across the back of the Caravan Park where it joins Sydney Crescent,then continues back along to Beach Road ,parallel to the Esplanade the entire way.There are multiple access points and walkways through to the waterfront ,and it is all pretty easy terrain to travel across. In some spots you can even grab a slice of a sea view, though these positions are tightly held, highly sought and naturally expensive by comparison.Like much of Christies Beach there is a great diversity of dwelling styles from older beach shacks to elaborate new upmarket homes and everything in between.The immediate area has been on the developers and investors radar for some time so home owners often encounter strong competition when something pops up on the market. Accordingly prices have remained resilient with good prospects for strong future growth.Typically rental yields appear modest where the purchase price remains strong but the future growth potential and tremendous lifestyle are the winning principles here.

"A nice street with strong growth potential."

Clement Terrace is only two streets from the waterfront and very handy to the emerging Cafe precinct towards the bottom each of Beach Road.The dwelling styles are typical of many streets in Christies Beach and comprise a mixture of nicely preserved & renovated older cottages to 1970's - 1980's conventional brick homes and now the beginnings of upmarket brand new homes.The blocks in this street are on average 700-800m2.It is a quiet street with little cut through traffic.There is direct beach access courtesy of a council walkway and an easy walk to beach road shopping.Property values have remained resilient and rental demand in the majority of streets in this vicinity is generally strong.All demographic profiles would benefit from this location.

"A nice place for a family"

Clovelly Avenue travels in an East/West direction and is easily accessible to the main shopping precinct on Beach Road ,the beach front itself and Port Noarlunga Primary School & Frieda Corpe Kindergarten. There is a diversity of housing ranging from more modest conventional style homes to near new upmarket homes.Naturally prices vary commensurate to the standard of dwelling in question.Investors & developers are drawn in by the larger allotments whereas owner occupiers appreciate the close proximity of facilities and the lifestyle potential attributed to the beach.Familys with young children are typically attracted to the immediate area for these reasons.
