"Previous Tenants"

I lived at 4/1 Campbell Road for close to 10 years as a tenant.
The agent was LJ Hooker Glynde.
The location of the premises is secluded, quiet and safe with many local amenities to suit most past-times.
The premises were slightly small yet offered 3 bedrooms with a small backyard.
The majority of the neighbours were both friendly and helpful.
Unfortunately there are some significant problems associated with this property in particular.
These problems are not readily apparent upon inspection unless you are aware of them.
The problems are caused by poor maintenance of the premises by both the owner and the agent who will not repair them.
These problems are:
-Water pooling in only carparking space when it rains from a depth of 2mm to 2cm. Poor drainage and sunken paving lead to this area collecting water runoff from main thoroughfare. This makes it significantly inconvenient to exit a vehicle without getting a large portion of your feet wet every time it rains.
-Water pooling in backyard at the back door and similarly at the rear of the garage. The depth of the pool by the door can reach over 2cm, effectively blocking off entrance and exit via this door. The pooling at the rear of the garage often extends over a 10ftsq area that blocks off access to and from the rear of the garage.
- Paving around the premises closest to the building structure soley rest upon the foundation of the premises itself. This is evident by paving under the gas mains which have dissappeared into a hole approximately one foot in depth.
-The R/C air-conditioner is located in the lounge room at the front of the premises adjacent to the open dining and kitchen and separated from the rest of the rooms by a hallway. The AC is old and is not of adequate size to sufficiently heat or cool the entire premises, particularly the main bedroom which is located at the rear.
-The front windows which are 1/4 of the windows of the premises are broken and will not stay open unless propped. The flyscreen on these windows is illfitting but in good condition.
-There are no security or flyscreen front or rear doors.

As a summation, in winter you will have difficulty moving outside of the premises without getting your feet soaked from pools of water. In summer the AC will not work well enough and there is little to no facility to let in fresh or cool air.

Of particular note is the appalling conduct of LJ Hooker Glynde. They are very much concerned with making money for the landlord and do not display care, regard or concern about the rights of the tenant in my experience.
