Winthrop

"Great family suburb"

Winthrop is a nice family suburb. A12km drive from the CBD, it has reasonably large blocks and lots (and lots) of parks - a key feature of the suburb.
Most essentials are about 3Km - Fiona Stanley Hospital is less than 3km, the river is about 3km as well and Garden City (Westfield Booragoon) is also about 3Km - so convenience is not an issue.
Part of Winthrop is in Applecross SHS; which does attract families with teenagers. But increasingly, Winthrop Primary School has been gaining recognition as an Independent Primary School with a STEM program for kids - a hidden gem.
Overall, the suburb is a little dated but many houses are now being renovated, so the overall street appeal is improving continually. The hilly Piney Lakes estate in Winthrop already rivals waterside suburbs in prices due to the scenic views and beautiful homes, but there are still some affordable areas.
Finally, it should be said that Winthrop is a safe suburb - not only by statistics but it feels safe for a family. The neighbours are very friendly and look out for each other - a very nice trait that I sorely missed in many other suburbs.

Mount Pleasant

"It's all in the name!"

It is often hard to accept, and barely imaginable; that you can be in the middle of a beautiful suburb in 5 to 10 min from the city (depending where you are in the suburb) and yet it allows you to feel that you have escaped the city life altogether when you arrive. Overlooking the Swan river for its entire length on the east, the suburb is blessed with a gentle slope inland that affords many houses and streets a beautiful view of the river and beyond. The northern half of Mt Pleasant is closer to the city and the freeway, with easy access to many facilities around Cannning Highway and, great river and/or city views from its foreshore. The southern half has lovely walking areas, a nice natural lake and parks, easy access to shopping (especially Garden City) and picturesque river fronts.

Walking, running or cycling; take you pick of evening / weekend activities and you will find that the 3Km stretch of the Mt Pleasant riverside path is a perfect way to keep fit. Many streets have beautiful Jacaranda trees and traffic is hardly a concern with mostly local traffic across the suburb (aside for early morning rush hours!). Schooling options are plentiful with great public and private schools in and around the suburb (Applecross, Rossmoyne, All Saints, etc). Health care access is also convenient with the new Fiona Stanley (Murdoch) Hospital a mere 4 to 7km drive. Also, NBN has now arrived in the suburb so fast internet is easily accessible.

For all its perks and pleasantness, I will confess that the suburb is by no means cheap albeit its more affordable than its well-known neighbour (both have many of the same benefits). As of last month (January 2017) the median house price of Mt Pleasant on REIWA is around $1.2M, roughly $1.1M on realestate.com.au and around $1.4 on house.kson.cn. However, having lived here for the last 2 years after spending time in 4 other Perth suburbs in the last 20 years (2 north of river, 2 south), I would highly recommend this suburb for families with kids, couples or professionals who can afford it.

Roselea Boulevard

"The Roselea Oasis"

Having owned two houses on the street, I have numerous memories of the beautiful parks and the Roselea Lake. The peaceful and tranquil nature of this boulevard is simply unbelievable, especially when you consider the close proximity of all shopping, medical and lifestyle needs.

There are ample trees, flowers and black swans in the Roselea Lake that adjoins this road, and several parking options that minimize any congestion. Evenings bring out several families with kids and pets, and the entire area is full of life and laughter.

It is simply a great place to be, and there is a combination of smaller and some very large houses on the road to suit all families and/or couples.
