Glenwood

"Overpriced and Overrated!"

I have lived in Glenwood for 4 years and have jumped out as soon as I could. There is nothing here that is really attractive. If you want to eat out anywhere you have to drive out of the suburb to elsewhere. But the worst thing is that it is a investor's nightmare. Once the shine wears off, you realise you have bought a house that is overpriced and has a higher estimation of itself that it is actually worth. There are much better houses for better prices in other suburbs that have better family areas and shops. The whole area is pretty full with no room for development and is in the right position to see its value come crashing down, dragging investors with it. I lived in a great house, but was just not a great investment to keep a hold off when you actually look into the future of this overpriced and overrated suburb.

Investing in Glenwood is a terrible idea to begin with unfortunately.

Glenwood is for families with steady house price growth. The past 12 months especially have seen very good returns home owners. There is also good rental return.

Shouldn't blame others because you bought something that you thought was over priced. And if you didn't make money on a house you purchased ( supposedly) in 2006 and sold in 2010, then you did something very very wrong.

I've now lived in two rentals in Glenwood - one on the Tuscan Waters side which is indeed beautiful and calm, and one close to the schools and the supermarket which is also beautiful and calm, but also very handy if you have school aged children. The ONLY thing missing is a wide range of eateries and to be honest, if those were available then the suburb would not cope with extra traffic from those who aren't local. What we do have is a Pizza Hut, KFC, Hungry Jacks, Outback Steakhouse, local pizza and pied and a couple of small coffee shops within walking distance if you're on the non-Tuscan side. If you're on the Tuscan side then it's a walking distance to Bella Vista and Norwest where there are more options. It's enough IMHO.
