Corn Street

"Good handy position"

Listening to the locals telling me why they love the area, they will every time say to me - "I love it here because it is..."
* Close to the busses (exceptional transport system)
* Access to the freeway is perfect
* It is so close to Carindale and Garden City Shopping Centres

It's quite funny as they will even quote them in the same order each time.

"Age of local properties"

I have worked in Mount Gravatt East since 2006 and I happy to share a few of my findings. I see a few different areas within the suburb that when comparing prices should be separated.

1.) Between Cav Rd, Pine Mtn Rd, & Creek Rd is "Carindale Estate". Typically homes in this area are of brick contruction and are constructed between 1980 & 1990. These are great family homes and have 4-5 bedrooms, 2-3 bathrooms.
2). Homes withing a few hundred meters of Nursery Rd. Homes in this area typically were built around 1970 and have the brick bases and timber "post war" style homes or a whole brick construction. Most are 3 bedrooms, 1 bathroom. Some along this strip have very nice views and even city views.
3) Homes within 500m of Logan Rd. Many of these are built in the 1960's and will sell for a little bit more than the average home because of their elevated position and views. Most of these will have a deck and will be 3 to 4 bedrooms and 1-2 bathrooms
4) Homes between Creek Rd & Broadwater Rd - The typical Mount Gravatt East home was constructed in the 1960's on 24 perches or 607m and has 3 bedrooms, 1 bathroom, is of weatherboard construction with hardwood floors and is supported on cement stumps. Many have received renovations over the last 5 years to update kitchens, bathrooms and decks.

The typical buyers purchasing in the area are between 25-35 years old and rely on public transport or a closeness to the city for work. Public transport is very good! Hope this helps?

Waratah Avenue

"7 Kms to City"

I have just listed a home on Waratah Ave and I am blown away by the style, character and warmth of homes in this area. This home was built around the 1930's, has the ultra high ceilings with the classical gables, porches and all the trimmings. It is certainly a heritage worth preserving!

Boronia Avenue

"Professional Couples"

I sold #23 a few months back now and was very impressed by the city views. Initially I did not realise the elevation, breezes and views. Most of the blocks are smaller (405m) and ideal for the professional couple working in the city, who don't care much for a yard. Logan Rd also has exceptionally fast bus services which travel along the busway to the city in about 15 minutes. Overall a very nice street to live in.

"Fantastic Location"

I have just listed a home for sale on this street and have been quite impressed by the homes in the area. I am guessing they were built around the 1960's with hardwood frames. These homes are very sturdy and extremely termite resistant. Many have been renovated over the years. A well located street very ideally located a few hundred meters from the high school and exceptional public transport to the city. My only negative would be that a few housing commission homes could mow their lawns a little more frequently.

Heyford Street

"Top of the Hill - Local views"

I have sold 2 properties on Heyford over the last few months and found the elevation very exciting. Very few of the homes in the street have capitalised on the views and raised to build in under. I predict more of these will happen over time. A nice quiet street with loads of future potential.

Lymm Street

"Perfect Quiet Street"

I just sold #15 and could not find a better, quieter street in Mount Gravatt East. It has good elevation to catch the breezes, no traffic and neighbours who look out for you. It's perfect by my books!! The buyers knew this and sure fought over this property paying $30,000 above list price.

"Cul-der-sac Living"

I have just sold #33 and must say that I have been absolutely impressed by the neighbours in the area. They threw my Vendor a going away party and were so sad to see them leave. The property did not take too long to sell and went for $21,000 above the listed price. I am pretty sure that all homes on the street are owner occupied - a very nice street to live on!!!

"Character "Post War" homes on Mapleton"

I have just finished selling a home at #72. Homes in this area were originally built in the 1960's and built from Hardwood imported from Italy - you would think the Australian product would be closer and easier to get but apparently no? The street has very nice elevation which is ideal for rear decks and the outdoor QLD lifestyle. Those which are renovated pull very good numbers of inquiries. #72 had 90 groups inspect this property at the first open home, it sold later that night. Properties in this pocket which have been renovated are highly sought after and will fetch very good money. The neighbors were all friendly and knew each other well. There are also natural springs in the area which are ideal if you love gardening.

Creek Road

"Family Friendly Estate"

As a local real estate agent I am selling a home currently at #80. The homes in the area appear to have been build around the 1980's, all the power is underground, and are a very generous size. Bedrooms are large, living areas are very generous. I am very impressed with the local playground and lake which is within easy walking distance - not too many outsiders even know about this. The other benefit that my Vendors rave about is all the small shops at "Metropole" including McDonalds. I would not hesitate to live here or recommend this to friends..
