Cheltenham

"Great Place to be"

First of all I want to say I personally think Cheltenham is GREAT!!! I love the fact we are near Southland, the beach, and have our own train station. Cheltenham also has plenty of parks schools for those with families.

Cheltenham is a very diverse suburb. Expensive to the west, industrial by the north and noisy to the east. The reason for this is the surrounding suburbs of Cheltenham. We have Sandringham beach side which keeps prices high to the west, Industries to the north which have great factory direct prices if you know where to go. Heatherton and Moorabbin airport are to the east which can create noise from the airport and smells from Clayton tip which on rare occasions can enter Cheltenham areas. All I can say to people about the airport noise is if you live near an airport what do you expect? It is probably for that reason property prices in that pocket are cheaper than most parts of Cheltenham.

The thing about Cheltenham is it is a VERY diverse suburb where a distance of 100 meters or being on the wrong side of a road can make a difference of $100,000 in resell value or purchase price.

To put to rest the issues with the 1950’s and 1960’s houses in the Cheltenham area many have not been well maintained with regard to internal renovations and as some have pointed out rotten stumps and floor boards can be of concern. With regard to these properties what people do not say is that when these types of properties go on the market they are generally $100,000+ below market value because of these issues. Some great savings can be had here but put simply if you buy a house cheaper than it is normally worth in most cases there is a reason for it so don’t complain later because you didn’t do your homework in the first place.

Another thing I would stress is that Cheltenham really is location, location, location the areas of Cheltenham a very diverse so be sure if you are looking at Cheltenham to buy or rent do your homework as with many other suburbs there are good and bad parts.

As I stated earlier I think the Cheltenham is great, I’m just telling you as it is. It is because of Cheltenham’s diversity that we have people from all walks of life here and you can buy a property in this area no matter your budget. I really think it is a great place to live.
