Penzance Avenue

"Walk to Everything in Next to No Time."

Penzance Ave is on the Northern side of Beach Road running towards the East from Roy terrace.
It is slightly elevated in sections of the street which provides an opportunity for strategically positioned properties to obtain views towards the coast and South Westerly across to the Southern Foothills.There is a diverse style of housing from very modest conventional homes, to near new upmarket houses & townhouses, Traditionally these were all good sized allotments ,however developer interest in recent years has seen a number of them sub-divided and re-developed. The dwellings that secure ocean views ,particulary the newer homes have achieved prices in the vicinity of $500,000. More modest homes without an oulook have typically achieved sales circa $300,000 range. Rent yields have been grossing in the range of 4.6%-4.8% for typical middle of the range 3 bedroom homes.The residents benefitting from the location have been families with children and retiree's taking advantage of the close proximity to the beach road shopping facilities.Since the emergence of the more upmarket townhouses we have witnessed a change in the demograhics to active retiree's and upwardly mobile semi professionals looking for an affordable beach lifestyle option.We anticipate further strong growth in this immediate area as the suburb continues to mature into a new cycle of development.

"Affordable Family Living"

Predominantly 1960's former SAHT homes this generally well maintained street is popular with young starters and investors commencing a property portfolio. The area offers dependable brick dwellings many of which have enjoyed a series of refurbishments in recent years. Typically they are around 100-110m2 of living on allotments in the 700m2 range. Most consist of 3 bedrooms with kitchen/dining facilities,and a separate formal lounge room and single bathroom.These homes are appealing to investors for all the same reasons they appeal to first home owners,they are easily liveable and accessible to facilities.The price range is generally within the low to median band for the area as are the rent values,accordingly gross yields are generally in the region of 4.8%-5%.
The residents are basically friendly & approachable.This immediate area rates well among the buyers seeking the affordable end of the spectrum for Christies Beach.

"Highly accessible to Noarlunga Centre & Beach Road Facilities"

Bruce Avenue mainly consists of well maintained brick homes built in the 70's - 80's era. The allotments are typically in the region of 700-800m2.Many of these homes have under gone significant upgrades over the years with new kitchens,bathrooms and additions common in the immediate area.generally families with children are attracted to this area due to the well featured homes at relatively modest prices.The proximity to facilities and flatness of the terrain is appealing to retiree's but often the larger allotment sizes prove burdensome in the residents advancing years. We have seen the emergence of a number of courtyard and villa homes creeping in on reduced sized allotments which is well regarded by retiree's and investors alike. The residents are generally friendly and approachable and families with children tend to settle in for a reasonable period of tenure.

"Truely spectacular coastline & beautiful clean sandy beaches"

The views across the jetty,reef and sea are quite spectacular.The standard of housing is generally older style but in well maintained condition.The majority of allotments are well proportioned with good development potential for the future.The Onkaparinga Council has commenced undertaking significant capital works to upgrade community facilities.The emergence of cafes ,restaurants and the Port Noarlunga Hotel provide locals and visitors with an abundance of dining out choices all at reasonable prices.Waterfront homes are tightly held with choice sites achieving sale prices in excess of $1million.This still represents very good value for the lifestyle and future growth potential.Ideal for families,couples & retiree's.

The Esplanade at Port Noarlunga South has gone through a metamorphis of change in recent years.Traditionally the majority of dwellings were 1970's - 1980's conventional style brick dwellings on 700m2 allotments.A number of these have now been demolished with new upmarket townhouses taking their place. These newer dwellings have attracted a broad range of clientele encompassing families, investors and retiree's.Typically to capture the best seaviews it is neccessary to go double storey in order to see across the clifftops etc. Many of these newer dwellings have large open plan living areas on the second floor opening to decked outdoor living & entertainment areas.The Esplanade is equipped with ample carparking for visitors with a number of access points down to the beach.The beach itself is a little rocky in places and very popular with surfers and families.The residents are very friendly and you can count on a friendly chat or greeting while walking or cycling the excellent paved clifftop track.

"Great place for families with children"

The Esplanade at Moana is where it seems to be happening. There is strong development with a number of very upmarket homes and townhouses emerging in the area.Along with this is a change in the demographics of the area.The raods, public carparks & conveniences are all good.The Moana Surf Club is located in a new building and the adjacent Cafe serves good quality food in a friendly casual environmnet.The caravan park is well maintained and well run and enjoys strong occupancy particulary in peak seasons.the lifestyle is generally relaxed and friendly and the beaches are spotlessly clean and sandy and patrolled.Ideal environment for families with children. Strong growth potential for astute investors as this area is still in it's infancy.

Macquarie Street

"Hidden Treasure"

Located somewhat off the beaten track this is an area on the dawn of a new era. We are starting to witness the emergence of significant capital investment in upmarket dwellings and townhouses.The section of road West of Pitt street backs onto a Heritage Reserve that extends down to the waterfront. A select number of properties back onto this area and enjoy spectacular viewsfrom the rear elevation across the reserve and coastline to the Moana township itself.I personally invested here over 11 years ago for this very reason.The residents are in the main friendly however are possibly unprepared for the approaching 'culture shock' of new development.The housing in the past has been generally unremarkable with often poor design in terms of orienation on the site to maximise on the view potential. Many of these will not survive as the area matures and the consumer demands better quality upmarket homes.The beach is very accessible and prohibits cars ,there are ample carparks & public conveniences and the reserve off the Esplanade has free bbq facilities and paly equipment for children.

Maidencombe Drive

"Arguably the best value for money on the coast"

Maidencombe Drive is part of the early 1990's Moana Heights Estate.Accordingly the majority of homes are around 18 years or so of age.While many are project builder type homes with minimal architectural flair,the location offers some of the most spectacular views you will find anywhere.The homes on the Western side of the street are the pick of the crop as they have uninterrupted sea views from the rear. These homes are typically built with lots of glass, decked areas and outdoor entrtaining facilities looking out to sea.A number have great distant views down & across Moana beach itself.The residents are friendly and approachable and there is a public walking track across the cliff top that runs straight down to the beach.The beach is a bit of a walk to the access point but you are rewarded with lovely sandy beaches stretching to the North and clean crystalline waters to enjoy.This immediate section of the beach is unpatrolled but the spotter aircraft are a regular overhead sight during the peak of the beach season.This is an area that will benefit by association as development elsewhere starts to take shape.Already we are seeing the emergence of a number of upmarket houses with undercroft parking being built on the Esplanade and a group of 6 very upmarket townhouses with internal elevators and 3 levels of luxury living being built across in Macquarie street.

Commercial Road

"Affordable Opportunity to Buy into a strong growth suburb"

Commercial road is a main thoroughfare with a high volume of traffic ,particularly at peak times. The blocks are on average around 750-800m2 with 16m wide frontages.Much of the housing was constructed in the 1970's -1980's. It is elevated in many spots above the adjoining properties at the rear. The blocks typically run East/West. The pricing is generally much lower due to the overall age of the average dwelling and because of the perceived negative effect of the traffic.This is what makes it an affordable option to buy into a great beach suburb at a lower price. It is also what attracts investors & developers.The blocks have sufficient area & frontage to build multiple dwellings,the elevations to the rear often lead to a coastal view from a second level. As the area matures and develops from the waterfront back ,sit back and enjoy the ride! The people are friendly,the new shopping centre is great and the beach itself is fantastic.

"A great place to raise a family"

The section of Seaford Road between Commercial rd & The Esplanade is the subject of this review.I have owned property in this location for almost 30 years and had lived there for around 17 years.The traffic has increased over that time but the street is wide an well maintained. The residents are very friendly & approachable and have a great community spirit. The Supermarket in the street trades 7 days and is open until late every night. The range is extensive and the prices are competitive.The majority of homes were constructed in the 1970's and 1980's are a generally conventional project builder type dwellings. Many of them have been upgraded with new kitchens ,bathrooms etc. The blocks are generally in the 650-700m2 range.The beach at the end of the street is popular with families and surfers.There is well kept reserve opposite the shopping centre with play equipment. There is also a Doctors surgery in the street.We are just beginning to see the emergence of re-development taking place with some of the less remarkable older dwellings being demolished and brand new units & townhouses being built in place. The railway service from Noarlunga is soon to be extended with a new station positioned on Seaford rd at Seaford Meadows about 2kms down the street towards South Road.This will be a major catalyst for the entire area and will assist in accelerating further development. Thisis an ideal time to invest into this area. It provides a tremendous family environment for kids so re-sale and rental yields will remain strong.

We refer to the section immediately to the West from the South Road turnoff. This is an area with a developing industrial precinct poised to meet the demands of a vastly growing community and increasing number of households.There are several key industries operating in the region with a number of smaller service industries poised to commence operations shortly.The railway extension from Noarlunga Centre to Seaford Road will be the location for the new Seaford Station. The Southern Expressway is also earmarked for duplication in order for it to operate in both directions full time.Accordingly this area will continue to experience strong growth and provide investors,developers and small business with opportunities to secure a stake in their future.

Wakelin Terrace

"Sleepy Coastal Suburb with Strong Growth Potential"

I have owned property in this street for 10 years and have been thrilled with the capital growth and strong rental yields being achieved throughout the suburb.The residents are generally friendly ,approachable and community minded.There has been the emergence of development in recent years with some upmarket housing particularly in the locations capturing a sea view.The park in Wakelin Terrace is well maintained and there is basketball rings,tennis courts and childrens paly equipment.The community hall can also be hired for a modest fee for various group functions and community events.The coastline is rugged with minimal sand along the waterline.The water is deep and rocky but offers a premiere boat launching facility with good amenties and plentiful parking.The park across the clifftop overlooking the boating marina offers spectacular views.It is a convenient location for shops & transport and offers a family with children a quiet and central location.

I purchased land on this street about eight years ago and then proceeded to build a house on it. At first I was apprehensive about the suburb having only ever driven through it and buying in the suburb was based on my hopes that the suburb would prosper with the elimination of Port Stanvac. To get to the point, I must say that I was surprised by how quiet and safe the suburb is. The locals are some of the friendliest people I have come across and I remember being welcomed to the suburb no less than seven times by passers by when building. The local shops are quiet close and Colonades is only five minutes drive away. Having Lonsdale highway right outside the suburb makes getting down the hill a breeze and puts the city and Glenelg no further away than Happy Valley or Reynella. The coastline is rather rocky but only as far as the boat ramp and then it is quiet good swimming. My time living here has been enjoyable and with new development moving further down the coastline, O'Sullivan Beach stands as the most affordable and underrated beachside suburb down south.

"Affordable for young starters and families"

Baden Terrace runs from Morrow Road (which is adjacent to the Industrial precinct) in an East/West direction to the seafront. The seaside end is far more attractive and has a greater diversity in housing styles.There are a vast number of newer homes some with spectacular seaviews from their commanding and elevated positions. There have been a few re-developments commencing with simple land divisions and new courtyard and villa style homes.The growth potential for re-sale and strong rental yields has put the area on the radar for investors. The central location and affordable near beach lifestyle is very attractive to young couples with children.

Anderson Avenue

"Highly sought as an ideal place to raise a family"

Anderson Avenue runs in an East/West direction from The Esplanade through to Alexander Avenue
The areas between Cornish Avenue and the Esplanade are reasonably elevated and many sites are able to command impressive views across the coast,township & Onkaparinga Estuary.There is a great diversity of dwelling styles from the early 1900's right through to the modern era. A number of the older homes have undergone significant renovations & capital improvements.The area is very well regarded by young families and accordingly is tightly held.Frieda Corpe Kindergarten and Port Noarlunga Primary School are only minutes on foot. A short stroll to the South will take you down to the township with a choice of Cafes ,restaurants,the hotel and of course the jetty and beach.
While a similar stroll to the North will land you in Beach Road with a different variety of cafes and shopping experiences.The residents are friendly and approachable and there is a real sense of community.

Overland Terrace

"An easy stroll to everything"

A few years back I re-developed some land in this street and it was quickly snapped up by a discerning couple planning towards their retirement. The street has transformed in recent years with a number of corner cut off's and the construction of courtyard style houses & villa's.The ability to easily walk to the hub of all Beach road shopping is not lost on retiree's and the like who either don't drive at all or simply prefer to have the option of walking to everything.The residents are friendly and in the main garden proud. There is still the odd 'shacky'type of dwelling nearby but overall the street scape is quite good.With the primary school so close as well it is ideal for both the young and the young at heart!

Deemster Avenue

"Only One Street From The Action"

I bought property in this street a number of years ago as I felt there was strong potential for capital growth given that it is only 1 street from Beach road and easy walking distance to the beach itself.The street has a real mixture of dwelling styles some of which are not particularly attractive.In the main the blocks are traditional large allotments as elsewhere in the suburb.There has been some mild development already,however there is tremendous potential for future growth.Unfortunately there was a break in at the property I owned and the occupant at the time had some belongings stolen.While it was covered by insurance it was very disappointing as the majority of the residents at the time were more senior long term residents always happy to have a friendly chat.Given the development likely to continue along Beach Road it would be a good mid-long term hold for investors. Families & couples would also benefit enormously from the easy access to the major shopping precinct,schools,banking & medical facilities. For retiree's it is a flat walk or gopher ride to everything you need!

"Beach Road- the gateway to the future."

As the Local Professionals Real Estate Agent I have worked on Beach Road since commencing my Real Estate Career 28 years ago.The street has gone through a metamorphis of change during this time, the most of which has occured recently.I have always found the people in this area very friendly, community minded and family orientated. During this current cycle of transformation we have witnessed a tremendous shift in the demographic profile of the area.This has been instrumental in the emergence of more Cafe's and restaurants, more upmarket housing , improved infrastructure and a general increase in capital investment by businesses & property owners.Overall it is a great place to ,live,work,invest and play.The commercial property market on Beach Road is rapidly becoming vibrant & well sought. "Affordable near beach location for families."

Commencing at Sydney Crescent near the caravan park, Ferris Street runs East -West and joins Elgin Avenue. There is a mixture of housing styles and some new development occuring.Many of the homes have the potential to capture excellent seaviews as the street is fairly elevated ,particularly East of Roy Terrace.Kathryn and I own property in this street as an investment and have always had great feedback from our tenants.They love the proximity to the beach & shops,the views are sensational (particularly from our up stairs living area and rear deck).The street has enjoyed strong capital growth over the past 10 years and should continue to show strong performance. It is a great street for families wanting a traditional large block for the kids and provides an affordable opportunity to secure a near beach lifestyle with view potential.
