Does the inner city living overshine the busy road

Hi All,

I'd like people's impressions of living on busy roads and how to cope with it?

No doubt there's many benefits to living so close to the city, Fitzroy Gardens and the buzz of Collingwood's great shopping/cafe strips - however I'm concerned that the noise and pace of living on a busy street will overshine the location.

Looking forward to remedies that change my 'old school' attitude.

Hi Alice,

If you are renting then knock yourself out! You have my blessing to live on a main road, you will read further on that noise doesn’t concern many people who live on main roads these days.
HOWEVER...........IF YOU ARE BUYING,
As a real estate agent I can tell you that busy/main roads have always and will always be undesirable.
Your comment off “living on a busy street will overshine the location.” I disagree with, you see main road automatically mains BAD LOCATION!
I have been selling real estate for over 14 years and main road property’s ALWAYS return the following

1/ Cheaper prices
2/ Much less interest from potential buyers
3/ Always difficult to sell

The noise aspect is not always a major concern, you can install double glazed windows etc to block out noise in fact these days you can live on a main road in total peace and quiet!
The old saying Location Location Location will always ring true and prevail.
Simple fact......main road equals BAD LOCATION!
At the end of your question you mentioned “Looking forward to remedies that change my 'old school' attitude.”
Alice your attitude is not old school, its common sense probably instilled in you by friends , family anyone one really. You see we all know that main road property’s are NO GOOD and yes even us real estate agents know it to despite what the advertisements may read we have an obligation to present the property in a positive light to our employers...the vendors

I appreciate you honest response.

I was looking at the property as an investment, so yes - buying. I would live in it for a few years and then move on. I think you've helped me on this one - investing in a property on a busy road is not really an investment at all.

Glad i could help.

Look at areas with low stock levels, for example if a suburb has 40 propertys for sale in it, it will always be easy to buy into.
You want to buy an investment that people will fight over when it comes time to sell
My golden rule is, income from investments help us to service the loan and pay a few bills, but capital growth will make us rich one day!
