"Hidden Gem"

Have been living here for less than 1 year after searching for a house around NSW for more than 1.5 years.

The suburb is absolutely stunning - safe, leafy and groovy. Super close to Holsworthy station with enough onsite parking even during peak hours and <30 min trains to central.

Looking for a home in Wattle Grove?

"Real Gem with friendly neighbors"

Wattle Grove is a beautiful village-like suburb, where nature meets family friendly residential oasis. Short drive to Holsworthy Station enables faster travel to the city. The iconic Wattle Grove Lake adds a unique vibrant to the whole neighborhood. Oh and everyone says hello / good morning / evening 😊

"Family friendly suburb"

A great place for young families, where you can watch your children play street cricket whilst you have a good yarn with the neighbours. And where people will greet you with a smile and a wave as you walk your dog around the lake.

"A Great and quiet place!"

My 1st Preference for living in Sydney. This place has everything nearby including Schools and Shops such as Westfield Liverpool as well as Wattle Grove Plaza and also close to public Transport!

Rentals in Wattle Grove

"A relaxing and beautifully green place. The minute you drive into Wattle Grove it's like you have entered another place, away from busy roads, crowded places. Beautiful Lake and parks."

Beautiful lake and parks with perfect recreation for families of all ages. The sound of the ducks at night is awesome. Extremely safe and quiet place to live. I would highly recommend it. It has also been predicted that the average house price by 2010 in Wattle Grove will reach $1,000,000. A great place to invest.

It will take approx another 40 years for the average house price in wattle grove to reach 1 Million Dollars.
In my educated opinion This NOT a good suburb to invest in.

Seeing that this is your educated opinion Adam, can you please provide more details in regards to this opinion? because you are implying that the army will soon move out? I mean - your saying that this is not a good suburb to invest in on what grounds? there are plenty of rental properties Wattle grove currently being rented by the government on long term leases. I don't understand your above statement about house price reaching 1million in approx 40yrs, please clarify to provide some more details? Thanks :)

Hi Zinster happy to elaborate for you,

The above comment that " the average house price by 2010 in Wattle Grove will reach $1,000,000." is already wrong and proves that this review is unreliable as it is now 2011 and the median house price in Wattle Grove is only $474,000, a far cry from one million.

I am not implying that the army will soon move out in fact that is my main basis on why it will be a deterrent in capital growth in the future, suburbs with a high concentration of rental accommodation always lag behind, it is more desirable to own real estate in a area where the majority of premises are owner occupied.

The current situation in Wattle Grove of very low owner occupiers will show evidence of my point in years to come, considering this is a "younger suburb" it cannot be compared with more established suburbs such as neighbouring Liverpool.

Some people will argue that the army are good tenants and rents are high but in my experience this does not make a good investment, what does make a good investment is solid capital growth as this is ultimately what makes investors wealthy not income that services a loan in the interim.

it is hard to expect a suburb with a large rental population to sustain popularity over time as most will agree the key to a good suburb and high capital growth are home proud owner occupiers with vested interest in the area they live and not tenants who usually move more frequently, and tend to not "invest" in someone else’s home i.e. improve the home, care for gardens.

This is my humble opinion and I do not want to offend the beautiful people of wattle grove, my comments are purely commercial related based on experience and I may be wrong! I welcome opposing comments.

Of course I understand - this is why I am asking for the facts Adam. It is good to gain knowledge from someone experienced. thank you for taking the time out to respond in detail I appreciate it and I'm sure many people reading this also do. Commercially speaking - where in the South West besides Liverpool itself would be a good place for investing? This is for those who want to invest in the area considering the prices are quiet reasonable.

Before I give my opinion on good suburbs in the south west Sydney to invest in I would just like to comment first that I consider Wattle Grove as a great suburb to raise a family and live.
As you say prices are affordable and I love the "leafy" aspect of the suburb I am only suggesting one can expect to make more money elsewhere as an investment but soon you will see that wattle grove would make for a better place to live and raise a family then my number one investment pick as wattle grove provides more community spirit and atmosphere then the suburb I am about to suggest.

Wetherill Park

I love this suburb, nice large blocks of land, good quality modest homes and very high owner occupier rates.
Wetherill Park of course is home to the enormously popular stocklands mall and a lot of other attractions such as Fairfield city golf course and show ground.
Famous “Marconi” club is only down the road and attracts visitors from all over Sydney, while streets remain wide and homes have NOT been built not on top of each other.
Wetherill Park provides wide open spaces and good parks, public transport is also good with the access to the T way express bus link.
The suburb is very well established and has a great track record in growth while having a very high demand rental market that compares with more expansive suburbs, the current median house price in Wetherill Park is only $431,000.

For the record I do not own any property in Wetherill Park so this is my unbiased view of the suburbs potential, i did however sell real estate in this area for more than 8 years.

Yes I agree to you comments about Wattle Grove - but facts are facts investment is about gearing your money to obtain capital growth so I understand why it is a "family" suburb.

One final question - you don't have to answer if it is personal, but what suburb(s) have you invested in? (interstate included) Again, thanks so much for your feedback.

Happy to answer, I have invested in 3 suburbs in my life.
1st suburb I invested in was Fairfield, I bought an old 2Br unit held it for 3 years and didn’t spend a cent on it then sold it for $210,000

2nd Suburb was Hurstville(Best investment of my life HIGHLY recommended for investment but not to live in)

And 3rd was Roselands also very successful.

The key to good investing is to buy in suburbs you are familiar with, look at everything on the market with EVERY real estate and make an educated choice by comparing each property and there price, you do not need to be an expert or scholar to do so.

I have never and will never invest interstate because I do not know any suburb interstate better then I know Sydney suburbs also I like to be able to drive to my investments and see them!

My number one rule is to avoid buying any new apartment especially interstate as you are relying on advice and information from others with vested interest, and avoid those get rich quick wealth seminars that sell over priced property to interstate buyers because locals won’t touch them.
And NEVER mortgage the family home to buy an investment only buy an investment if you can easily afford to, the family home is sacred and should never be gambled no matter what any financial "expert" or otherwise tells you.

"Great place for young families"

I have visited the area and its neighboring suburb Holsworthy and I fell in love with it. Hoping to buy a house in this area but we have done our research and found that it is flood prone and was actually affected by the 1980's flood. Is there anyone here who has lived in this area quite long enough to have witnessed the floods? If so, which parts of Wattle Grove and Holsworthy have been affected? Thanks

Wattle Grove is not flood prone. The 1980's floods affected Moorebank and Chipping Norton. Since those floods massive works took place to ensure that Moorebank and Chipping Norton would not be affected by floods. You can obtain information from Liverpool City Council.

I have lived in Wattle Grove for 24 years. It doesn't flood. The lake was man made and has drainage.

"Quiet and affordable"

I have lived in the Suburb for the past 14 years - it has always been quiet. You do get you midnight noises here and there when someone has a party but they are few and far between. There are several childcare centres surrounding, s sporting ground with club and Wattle grove shopping centre. It is close to parks, 4WD drive track, river and bush. You do have to drive everywhere but you will not find a place like it in the South West of Sydney.
