"Up and Coming Suburb"

Wendouree is a fantastic place to live in 2024. It is close to everything in Ballarat. We have a large shopping centre nearby. Train station, freeway to Melbourne, doctors, child care facilities are all 2-3 minute drives. Drive 10 minutes down Gillies/Sturt and you are in the CBD. Drive 10 minutes on the freeway and you are on the opposite side of town. All streets East of Gillies St are safe and quiet at all times of day with a great neighbourly feel. I believe Wendouree will become a highly sought after area in the near future due to its large blocks, solid houses and proximity to everything in Ballarat. Areas such as Lucas and other similar new estates will become future ghettos due to their tiny blocks, poorly constructed houses and being so far from all amenities. Wendouree is a fantastic investment in 2024.

Looking for a home in Wendouree?

"Wonderful Wendouree"

Wendouree is an amazing place to live now days, it has become such a fast rapidly growing area with so much brand new infrastructure, such as the brand new Wendouree train station, brand new Stockland Wendouree Plaza, brand new restaurant and service station next to Marigold Street..
It has a brand new shopping strip just behind Marigold Street on Learmonth Road which is across the road from VicRoads with Chemist Warehouse, Ballarat doctors and other amenities including service station and all sorts of jobs.

Its no wonder Wendouree property value has gone through the roof and is continuing to do so!

"Ecclectic mix"

Wendouree is a great suburb of Ballarat. The housing is eclectic, as are the residents. The houses range in price from $250k to over a couple of million. Those overlooking, or close to, Lake Wendouree are most expensive. But you don't have to pay too much to have the lake within walking distance. Wendouree is booming with brand new infrastructure, iys Amazing, new Service station nd restaurant building right near Marigold Street and new buildings with new Wendoiree Medical clinic in West part of Wendouree, with Chemist Warehlise and other .enities, Wendoiree has really been cleaned up through and through, Wendouree 3355 is Amazing!

"Amazing place!"

Wendouree is where the Aussie dream is still alive, (unlike the crazy melbourne), nice re-built and renovated wendoiree shopping centre, wendouree train station is near by and about to be upgraded and duplicated.
Wendouree is the fastest growing regional city in Victoria and these are only some of the reasons why the land blocks are very big perfect place to raise a family and only an hour from the city whether you want to drive down the Western Freeway or take the train which is nearby.

Wendouree is increasing in property value fast and for very good reason too!

"Great Place"

I would not live any where else, close enough, yet far away enough, West is a litlte taddy, but overall great suburbs.

Great for

  • Big house blocks
  • Cheap real estate
  • Great location

Not great for

  • Nothing to fear about, the crims rob each other mostly.
  • No more break ins than in Melb. Lived Port Melb. Elwood 20 yrs

Rentals in Wendouree

"Wendouree has a long way to go"

Crime rate is extremely high. Children walk the streets at night with nothing to do. Their parents don't care where they are. I have had used syringes dumped over my fence in my back yard. My neighbours have had their windows broken with rocks whilst they were home, I have had my windows broken . My other neighbours have had the windows broken on their car twice. On the surface the area seems nice. There are alot of elderly people who have lived in the area for 20+ years, but when it comes to neigbourhood watch (or spirit) there is nothing. Each of my immediate neighbours is home full time and they don't seem to care to report vandalism, they sit in their houses and watch it happen. If you have anything of value I can guarantee you will be broken into. Wendouree is in great location with big house blocks, but it has a long way to go... a very long way.

I think you live in Wendouree West? Really, (1km x 1km) Its on the improve, Policing Brilliant, And Only the occasional crime in the papers these days, saying that they have gone through DHS etc, and given it a good shake up...took a few years, but I truely see the improvement. Many steps at a time....P.s Stockland Wendouree $100,000,000 renovation does not happen because the crims support the local economy, It happens because there is trust in the community, development, and future growth. ???

Hi yep you're spot on winter is rapidly moving up the chain really fast Stockland has been renovated and expanded winderie station is getting a new platform + new railway line + new car parks the people are friendly statistics show that Wendouree is going to be the next big thing for Ballarat.

"Easy to walk to shops, medical and transport"

Wendouree is still very affordable and offers fantastic facilities. Generously providing excellent retail facilities, a wonderful medical precinct, public transport and an easy walk to the beautiful Lake Wendouree where you can enjoy a walk (approx 1 hour to go right around the lake), the famous Begonia Festival in the Botanic Gardens in March each year, Springfest in September, rowing regattas (well when the lake refills they will reuturn) and casual dining & cafes.
My neighbourhood was quiet, mostly older people but young families were starting to move in as the elderly moved out. It was friendly with a "hello" as you pass people while walking in the street.
The traffic becomes somewhat busier at school drop off and pick up times with many schools in the suburb (including a first class private school K-12).
The streets are safe during the day, but I would not go out walking alone after dark.
