"It could be better"

I have lived in westmead for a total of 8 years and been on the main stretch near coles in two seperate units.

Both have been broken into but to be fair this was several years ago now but still a factor.

Due to the culture / renters in the area rubbish is dumped every single day, lounges, mattress, fridge, misc rubbish , letters and pamphlets everywhere etc - no one here has respect for other residents as they are just renters so they are happy to dump rubbish daily.

Looking for a home in Westmead?

"The peaceful area has been disturbed by intruders."

I have been living in Westmead for 7 years. It was a quiet place, but after the pandemic, the price of renting decreased. So, many people from low socioeconomic places moved to Westmead. As a result, the police activities increased, and the rate of burglary increased too. My garage has been breached, and some of my valued belonging stolen. Also, they took steps further by coming on my porch and stole my items that have been delivered by post, not once, but twice.

"Great Suburb - Cousin of Parramatta"

I've lived in Westmead for many years and recently moved closer to the CBD so that I could be closer to work. The suburb is safe and it's great to see the neighbourhood kids playing together across the apartment blocks. There has been more apartments built around the hospital and Good Street ends, but I would recommend if you are looking for a spacious 2 bdr apartment in Westmead, look for the older double brick apartments south of the station. These areas are less dense and the streets are quiet with the neighbours being family orientated. The newer apartments are attractive as they are priced reasonably but will have much smaller rooms and are in densely populated areas, which can get very dirty during council pickup times. You might also experience some loud drunkards hobbling home from Westmead Tavern if you live closer to the station or north of the train lines (hospital side).

"Safe & Calm"

Very safe to live. Not much traffic. good parks and many restaurants. Recently a lot of development in the area. Might get a bit busy in 10 years. But everything is at a walkable distance. 40 minutes to the city. Fast trains. Enjoyable atmosphere overall.

"safe and convenient"

Safe and very convenient to live here- lots of public transport, very quiet at night (helicopters to hospital don't happen often at all and sirens are off so close to the hospital). Park is world class and lots of history, good schools and close to arterial roads to skip traffic if needed.
Some people do not put their rubbish in the bins securely, sadly. People are respectful and polite- no boy racers driving around being dangerous. The older units are the best value and lots of walk ups here for decent price including three bedrooms but houses are really expensive.

Rentals in Westmead

"Good location, unfortunately rather monocultural"

Westmead is in a great location, surrounded by transport and community facilities.
Unfortunately it is becoming increasingly messy and dirty. There is also a very real problem of an increasingly monocultural population. This is at a point where myself and many people I know, feel uncomfortable in the community, a stranger in a place they once considered home. Largely for this reason I will soon be moving out to live elsewhere.

"Great neighbourhood"

Lived here since 2011. The train station, Hospital and Westmead Public Primary school are the main selling points. The area is safe and quiet for streets around the public school on Hawkesbury Rd and generally South of the station. North of the station however, I find there is traffic congestion due to the bridge and over-crowding from the apartment complexes which have made the street quite dirty from all the littered junk mail.
The hidden gems are the enormous 2 bedroom apartments for families also, but beware, the newer apartments have smaller floor space so you have to weigh up whether you want the modern kitchen, versus the larger floor space, for example.

"Close but quiet"

Westmead is very quiet but close to everything, the school is FANTASTIC. No bullying, kids work hard, teachers are very accessible and academic standards are high. The transport is great. I never have to wait more than ten minutes for a train and I can walk to Parra in twenty minutes if the weather is nice. Because Westmead is in the middle it is easy to visit for family who live in opposite directions and easy for a couple who work in opposite directions. Sometimes I really wish people would pick up their rubbish more, but I think that is changing slowly. In daylight savings everyone is in the park and it is a great place to meet the community and relax. You can bring a beer and a BBQ and the kids just enjoy the open space and playground. And the space is big- you can really boot a ball around without annoying anyone. Some units look pretty old but are quite big inside and still affordable. I notice a few older couples moving in to be closer to minding grandkids from nearby areas and also the hospital too. I think the area will get better with a new aquatic centre and light rail stops.

"Great place, a hospital area"

Public transport is awesome, express train to city. Hospitals are very close. Westmead children is probably best children hospital in Australia.

Most houses are old though but not expensive comparing to Sydney market. Shopping is a bit far away. It has only Coles but far from station.

2016 great place to live..as an owner & living here for a few years i have seen it change..used to be a lot of indians but now lots of professional aussies moving back into the area as it appeals for work & open space, hospital, huge beautiful park great local cafe also walk through the park to great shopping ....best to buy than rent as real estate price & rents are climbing quickly which is good for me but transport to city is amazing and fast..i have always felt safe living here...i like it .....

"Westmead is really good place is to live"

Westmead got everything you need for daily use. in westmead, there is school, hospital, university, gym, restaurents, pub, train station, grocery store, small supermarket, great connectivity for motorway. i do live in westmead since i migrate to australia. its really good area. and especially if your background is indian than you are going to love this place. as this place the people do celebrate the festival and spiritual function in the park so your parents gonna love it. i never had any problem even i come home at 3 o'clock at night from city. i seriously recommend to live in this suburb. unfortunately the house price is on the sky so you can afford to live in unit but forget that you can buy the house in westmead. thats my opnion (nothing personal)

"A Friendly Multicultural Family Suburb"

One of the best suburbs in Western Sydney where families feel safe and friendly. Very good schools around and good hospital facilities keeps the value of the area up and increasing.

"Nice place"

The part of westmead that I live in is the part between parramatta park and the hospitals,I beleive this is one of the best parts of westmead. During the day the streets which have 2 hour parking have a lot of cars parked with people going to the medical facilities but i feel this adds to the security of the area. After hours the streets are quiet with only mainly residents using the streets. Parramatta is within walking distance through parramatta park also on the Parramatta side of the park is Parramatta RSL and Parramatta leagues club with the Parramata Stadium next to it, crossing Parramatta Park to these facilities takes about 15minutes. I live in a unit block with good mix of owners and tennants and most being long term so we all know each other, some by name and others just know them to say friendly hi. Sometimes junk mail can be dropped near letter boxes at some unit blocks, fortunally there is enough good residents in the area who pick this up. So if you are one those people who is reading this who drop junk mail, don't do it! There is large population of Indians who have moved to the area in recent times, in the past 10 years, could be as high as 20% of the areas population, they can be a bit noisy.

"Very Convenient"

I bought my townhouse in 1999, when I worked in Parramatta. It is incredibly convenient if you work in Parramatta or surrounding hospitals. The park is fabulous and the cafe in the park is wonderful. I have a young infant and this is our daily escape from our box in Westmead.I worked overseas for periods of time since owning the property, and never had any issue renting my home out to mainly professional staff at Childrens Hospital Westmead. My neighbourhood has changed drastically since I moved back to Australia this year. It has become dirty, and my particular block is now full of tenants who do not seem to care about our property. When I last lived in my home, there were mainly owners and professional tenants who cared about our community. I continually have to pick up rubbish from visitors to the Childrens Hospital and tell people to stop parking in our car spaces. The helicopters from nearby hospitals now have a flightpath over our property...It is great having rail and bus options. I am close to the 711 bus stop which is 6 minutes to Parramatta.

Westmead is somewhere very close to the 2nd CBD Parramatta in which Westmead Private and Westmead Children hospital are located. Have lived that area for 3 years, noisy and grubby, close to hospitals but not really safe area to live. Cheap apartments and units can be found in the area, 2 bedrooms 350000+ and 400000+ for 3 bedrooms which is quite affortable.

"Great Place to Live"

Having lived in Westmead for over 10 years I would find it hard to move. I have lived in units near Parramatta Park and now in a house near MJ Bennett Park. Beautiful old houses, lovely gardens, tree lined streets and yet 5 minutes walk for a bus/ train to anywhere in Sydney. Got my local shops for milk and bread. Shopping at either Parramatta, Merrylands or Wentworthville all 5 minutes drive.

"A great place to live for young professionals"

Me and my family living in Westmead for last 10 years. Initially in an apartments near train station and currently moved to a house near Greatwestern Hwy. We are very much in love in Westmead, has good quality primary school, world class hospital, very good rail and bus transport to city and other suburb. Located in a very central location to every other locations such as within the hwy network of M4, M2 and M7. Very close to Parramatta Westfield, Winston hills shopping centre and newly constructed Stockland shopping centre at Merrylands. In overall perfect place for professionals who loves peace and quite.

Westmead Public School is NOT the best school in Western Sydney. NO school is the best. Westmead PS is a good school, however due to over 970 students, the kids haven't got room to "swing a cat"!

it is now 1500 students but the kids are very well behaved and all play nicely together. They will need to do something about rzonign in the future bur it seems to work well and offers a quality education with lots of opportunities to get involved with activities.

"Close to the hospital and Parramatta"

Westmead is a suburb based mostly around the three hospitals that are located there - Westmead Hospital, Children's Hospital at Westmead and Cumberland Hospital. There are a lot of units, and a lot of renters (and owners) are staff at the hospitals. There are good transport links with the train station close by as well as the T-Way. Parramatta Westfield is a short drive away. The suburb seems relatively safe. Rent is ever-increasing with the constant demand for properties from hospital employees. Prices for buyers also seem a little inflated. Parking is also very limited due to the hospitals, mostly limited to 2 hrs or less.

Four hospitals if you include Westmead Private, however having lived in Westmead for 10 years a majority of residents do NOT work at the hospital, none of my current neighbours nor previously when I lived closer to the hospital. Agree that parking is a problem but who needs a car when there are trains and buses so handy!

Westmead is pretty big suburb and the best part of it between Parramatta Park and hospitals. This part of Westmead is sitting on the Park, very close to hospitals and public transports, also very quiet with little traffic. My family was living there for 9 years and we found that this part of Westmead is absolutly fantastic for living. If you have a job in Parramatta or Hospitals - you do not need a car. Just walk several minutes and you are at work. Also very good night life and shopping facilities at Parramatta

All other parts of Westmead I will not recomend (between railway line and M2 or between hospitals and Wentworthville). Very nosy, traffic, and already far away from transport and Park.

As I'm planning to move to westmead as the rents seem to be more affordable but I'm moving from Perth so as such not familiar with the area - please excuse my ignorance but I would like to ask which area in particular is good to live. I gather from other people comments that there are 4 hospitals in the area so when you mentioned hospitals not sure which particular one you are referring etc. So could you please shed some light here. Thanks for your help.

The hospitals are close together- main one, childrens and cumberland mental health all in a line and private just down the road. The area between the park and the hospital is best and the area on the wentworthville side is not as convenient but still ok.

"Noisy and grubby, but good public transport and close to park"

We lived in Westmead in order to be close to the hospital for work. The suburb itself is better than some of the surrounding areas such as Merrylands and Wentworthville, but overall you could find much nicer areas to live. During our 3 years living in Westmead we were burgled once, and had a second attempt that we managed to avoid. We also had 2 burnt-out cars appear on our street. Ambulances and helicopters are regularly heard.

Westmead has a large proportion of apartments and units. This makes some areas of the suburb quite high density. On certain streets you encounter rubbish and junk mail strewn over the footpath. The proximity to Westmead Hospital means that many streets have parking restrictions, and traffic can be quite heavy around the hospital.

Westmead has a few saving graces...

Firstly, public transport is very good. There is good access to the train station which provides regular and fast services to the city. There is also a T-Way bus service and plenty of taxis are accessible from the hospital and Parramatta areas.

Secondly, Westmead has direct access to Parramatta Park which is a great place to go for a walk, ride or picnic by the river. They also sometimes hold concerts and special events in the park.

Finally, it is really easy to get into Parramatta from Westmead. This gives a fantastic selection of places to eat and shop. It's also really easy to get to Parramatta Stadium.
