"Nic suburb but weird smells from the nearby industrial area"

I like Willagee for rental but will be looking elsewhere in city of Melville to buy as I don’t like how the suburb is trapped by busy roads: Leach hwy, stock road and north lake road.

Some smells from nearby industrial area.

Always smarter to rent and “test drive” an area before you buy.

Good for those looking for entry level property, nice price.

"Cheapest in Melville"

Willagee despite all its gains it's still comfortably the cheapest option for Melville City Council.

All the new builds. The great coffee shops and bakeries. Local IGA, Doctor, Pharmacy , Bar, etc means it's a great little catchment.

If you've got kid you're only ever a few mins from highly credentialed Melville SHS as well as Caralee PS.

"Amazing School District"

Willagee is pound for pound the best to way to highly ranked high school being Melville SHS,

Melville in top 20 schools in the state for outperforming the nation in Naplan testing.

What this means is that your kid can go to one of Perth's best high schools without paying for private school.

Exceptional value given the cost to go schools like rossmoyne ( did worse than MSHS) and Willetton.

The suburb is evolving into a winner and I can see why so many people are building and transforming the suburb.

"Love this suburb"

My grandparents just moved in here so been visiting Willagee alot; it's a great spot especially with proximity to Westfield Booragoon and a fairly short drive to Freo!

"Willagee - Simply the best!"

Living in Willagee for three years has been wonderful. The community here is friendly and welcoming, and I've made great connections through local events and clubs. The suburb's natural beauty, with tree-lined streets and parks, adds to its charm. Essential amenities are close by, and ongoing development is bringing in new shops and eateries. I've always felt safe here, thanks to the active neighborhood watch. Overall, Willagee is a peaceful and welcoming place to call home.

"Still incredible Value"

"Super"

Super Suburb ,

Can't fathom the previous posters response.

Coolbellup has twice the crime rate , and Kardinya's is marginally higher than Willagee's

So if crime was so important to this person who thinks he sold at the right time then let's not let fact hit you on the way out.

Apart from that what everyone else has said is true. Great suburb , undervalued to peers and close to all amenities.

"Amazing"

I've lived in Willagee for a few years and wow had it changed.

I believe there would be at least 100+ builds going on which adds to the gentrification.

A bakery which was on SBS and has lines 30 deep - everyday bread.

A new croissantarie which was from the owners of Harvest Boulangerie in Scarbs.

2 or 3 really great Coffee shop, medical centre and IGA.

Pantanos Bar is also a fantastic south American bar .

2 minutes to Kardinya Shops which is getting a redevelopment with cinemas etc going in.

5 minutes to Garden City or to the Swan River. 5 minutes to Fremantle.

The median is up over 700k but nearly 300k less than Melville and Winthrop.

Melville High School Zone

Once the estate on North Lake and Archibald is finished... Wow it will have a great entrance to the GEE.

Yes there is the occasional hoon but if you check crime stats on police WA it's declining in Willagee so quickly.

"Unsafe and noisy at night"

Hooners come here at night on leach highway and drive recklessly down the hill doing burnouts, wheelies and revving. Hoon gangs watch on and disturb the neighbourhood late at night. Old rundown houses still around scattered all around the suburb. Avoid at all costs!!!

"Beautiful"

Had a house here for a decade but owner wanted to sell, so devastating as I loved every moment.

Medical clinics, pharmacy , IGA etc all local.lots of great cafes. Close to Freo etc . Love love loved it.

"No hoons"

Personally haven't found any hoon behaviour in the 5 years I've lived here , I do find it curious that two posters have gone one star in recent weeks despite the overwhelming 5 star experience.

Clearly a wannabe buyer in the area..

Nothing but a safe experience in Willagee.

"Hooners Paradise!"

Wow, this suburb gets crazy late at night and in the early hours of the morning with hoons doing burnouts and drag racing down leach highway and then doing rounds in the streets. Can't even sleep at night some days, one of the many reasons this suburb is probably cheap, compared to others. Too much antisocial behaviour. Just read the news about it!

"Nothing Grubby about it"

The last review flies in contradiction to the overwhelming feedback from the community. For some reason older houses with abestos warrants a 1 star , I assume similar logic goes for Hilton , Coolbellup the list could go on.

18% increase in median house price says it all.

Close to Fremantle. Near two main roads in South and leach.

Murdoch uni , Fiona Stanley,

Major shopping centres and a soon to redeveloped Kardinya.

And still after all the growth it's markedly cheaper than other suburb

"What more could you ask for?!"

Ever since moving into Willagee, all I can say is that this suburb is totally undervalued for its location! Willagee is centrally located between Bull Creek and Murdoch Train Station, within the sought after Melville SHS catchment, 8 - 10 mins to the waters, close to cafes and restaurants, centrally located between Kardinya Shopping Centre and Westfield Booragoon (both undergoing major upgrades soon), within 16kms of the CBD and surrounded by affluent suburbs. Cannot go wrong! P.S Not an agent.

"Undervalued"

You only have to look at values of surrounding areas plus the amount of development going into Willagee to see the huge potential.

If the archibald strip somehow modernised it would be extremely trendy

Nonetheless lots of great cafes , a community loved IGA , close to great schools and Murdoch as well Fiona Stanley.

Personally I love driving up north lake and walking along the river in 3 minutes if there's no red lights. It's fantastic .

Can't wait to see the Kardinya shopping centre finish slated for 2024.

I have loved raising my now adult sons here over the last 9 years.

Awesome value priced suburb close to all amenities.

Great set of cafes and a new bar.

Not sure what the previous poster is referring to but everything is relative and relatively speaking Willagee is a bargain compared to neighbouring suburbs.

"Decent green suburb"

Nice location with good value. Was very green 10+ years ago but is losing some of that with all the subdivision that is happening.

Also it's unusual that Willagee has so many reviews on here in comparison to it's population. Seems like a few investors have decided to talk up their purchase on here.

Was very good value 10 years ago or so but that price difference seems to have corrected. Only really affordable properties are near the main arterials of stocks rd and leach hwy.

Still decent if you wanna be near Freo , Garden city and CBD but not the value king it once was.

I cant speak for everyone but my review was purely based on moving here. I took a punt and its the best move I ever made. It has certainly caught up in price but I dont think thats undeserved considering the location and proximity to everything. Great community, lots of diversity.

"O M G- The Value"

Oh my god. How good is The Gee.
Brand new gourmet burger joint. Brand new restaurant Pantanos , lots of new neighbours who are improving the suburb everyday.

Legitimately surrounded by premium suburbs .

The renovation of Kardinya and Garden City shops will do wonders for the area.

Aldi Coles and Woolworths all within 3 mins drive.

Schools are fantastic Melville SHS is so well regarded.

"So so Good. Location location location"

I love it here in the Gee. Yes it needs some work stills to bring it up to the rest of city of Melville and the council needs to continue to develop some of infrastructure.

But it's a few hundred thousand cheaper than over Leech in Melville and to the right of North lake in Winthrop.

The people are awesome and so many new families in the area.

The proximity is the key though.
Close to the river
Close the Freo
Close to two train stations.
15 mins from the city off peak. 25 peak
Murdoch Uni
Fiona Stanley fairly close
Kardinya Shopping centre and it's big refurb
Garden City.

You can't do wrong

You won't regret it.

"Great place to call home"

New resident and have settled in easily in the past month. Lovely neighbours, beautiful lush gardens with established trees and nabbed myself a gorgeous renovated cottage that would cost an arm and a leg in Freo! Great community and definitely a suburb on the rise.

"Be Quick!"

Willagee has been a hidden secret for yonks, seriously well located with all the amenities of the Swan River , Freo , Garden City just around the corner.

I think the secret is coming to a close now..

I've never seen Willagee so busy at home opens .. and going under offer in days. Blows my mind how quickly people change and trendy comes in.

In my opinion as others have mentioned earlier there's a lot of room for gains to come given how cheap it is compared to the rest of the city of Melville.

"Great Entry to the City of Melville."

An excellent little suburb that is starting to bloom.
Been here since 2010, work in Canningvale which is literally North Lake Rd onto South st and im there.. 20 minutes at most.
You can get onto freeways at leach or south and be in the city in no time, which makes me wonder why you would spend more to live so far away from the city.
There were big blocks before but there has been a spike in subdivisions so land is slightly small now but houses look much newer.
Located smack between Melville , Winthrop and Kardinya for at least 10-30% cheaper, whats there not to like.
Within the Garden City redevelopment, Kardinya redevelopment precinct, willagee will make good coin in years to come.

"Loving it."

I was a little nervous moving to Willagee given all the smarty jokes you hear but it's been great so far with awesome neighbours and a good old fashioned community.

I do agree with other posters the established trees flowering in the last few months has been wonderful and turned Willagee extremely pretty

Needless to say but location is amazing and is close to absolutely everything.

Best move I've made.

"New Resident & I love it!"

I actually discovered Willagee through this site, I had never thought about it but had read all the great reviews. Anyway I spent 6 month discovering which part I like and I've moved in close to Kardinya Winthrop end.

What I didn't expect is how great the neighbours are , I've had some help me garden and gave me some cuttings for the planting. I've had some invite me around for a BBQ.

Now's it November and wow the Jacarandas are out and it's looking amazing.

Top Hint - there's actually a back garden at the little olive tree cafe 😋 I never knew.

So close to the shops at Kardinya and Westfield Booragoon.

Park my car at bullcreek station and head in the city.

I'd be quick though as I read Willagee is one of the fastest sellers.

"Glorious"

Willagee is a glorious suburb , big backyards, proper families and good community spirit.

Freeway access , hospitals, Murdoch uni close by .

Jayleas, Topdup, Little Olive Tree and two green fingers.. lush

Perfectly located.

"Just smashing"

Willagee is a terrific community, bursting at the seems with new families. A great primary and senior high school and a terrific set of local shops.
A few coffee shops for a lovely breakfast and as others have mentioned.

"So spoilt for location"

Willagee is splendid, it's perfectly located, my work has an office in East Perth and in Welshpool and both take my no longer than 20 minutes.

It has alot of investment as others have mentioned. The Willagee community centre is being renovated as we speak as well as the library.

Kardinya is getting a redevelopment as well as garden City. Kardy being a minute a way and garden City 5 minutes.

Aldi Kmart & Coles within 2 minutes.

There is a lovely fish and chips and a great Chinese in the area as well as the restaurants on south St and leach hwy.

Melville is a great local high school for families which ties nicely in with Murdoch uni.

"Lovely but be quick."

I've never seen land pop up and sell so quickly ever.. in the twenty years I've lived here.. the government incentive has created a flurry in the suburb.. so I don't think Willagee will look back as all these new families move in.

I've seen such a change in Willagee over the years.. a rowdy suburb avoided to the family friendly pocket perfectly located in perths south.

"Our little secret ... For now."

Willagee has always been the less glam cousin to Melville or Winthrop across the road. Which has been great because it's allowed alot of younger families to move in and I've loved meeting them all over the years.

I am sort of missing all the old weatherboards but I know the younger generation like the new houses out there.

I love all the community events at the library and the grabbing a cuppa with some friends . I love the treatment I get from Jayden at Jayleas

"Lovely great value for money central suburb"

Willagee is fantastic where else can you live so close to the city and get a brand new home sub 600k or a older home with a big block for sub 600.

I love being so close to Freo as my husband and I love going out to dinner & breakfast there all the time.

Our eldest son is in his second year at Murdoch so we are benefitting from the closeness to that, he went to Melville which is a really decent SHS. Our daughter will attend there next year.

The satterley development will alter the course of Willagee as I feel it will bring in alot of downsizers as it becomes a trendy little community. I suspect alot of money will flow in to cater to it.

Eating out apart from breakfast is the only downside to Willagee.

You won't be disappointed.

"Set yourself up for life."

Willagee is eclectic mix of old and new residents which have blended into a fantastic community.
The long standing residents in cottage homes on big blocks and the new residents in the sub divisions occuring everywhere.

The Archibald strip is coming along with a brand new bakery which is scrummy and the existing Jayleas which is a Willagee favourite. Scattered across there's great cafes and good supermarket for top up shopping.

I personally shop at Kardinya 2 minutes away as there is aldi, Kmart and Coles. This is also redeveloping.

Others have mentioned the Fiona Stanley hospital and Murdoch uni being close as well as Freo, the river etc.

Willagee has the unique potential to set you up for life. The cheapest pocket in Melville with some large blocks which can be subdivided later in life, you'll be able to fund your retirement.

"Great place to live"

Willagee is a great place to live. Conveniently located , great schools public or private, Murdoch uni and the hospital system..

I work just north of Perth and the ease of getting to work is great. 20-25 mins maximum during the week and 15-20 during the weekend.

I paid around 580k for a brand new house someone had developed which would of cost alot more in nearby areas such as Kardinya where we looked.

Overall I'm stoked we chose where we did.

"Trendy little number"

I love it here. I didn't know about this site but reading the reviews is so heartwarming. The community is amazing and the community events at the local library for my husband and my father is so unique and great for my son.

I love the local coffee shops and having a cheeky brekky.

Restaurants for dinner aren't great but you're so close to Freo and Applecross etc it's fine.

My son's teacher is amazing and she's so good with he kids.

As everyone has said it's amazing . Love to the Willagee residents.

"Small town charm in the middle of the city"

People apart from locals love to knock Willagee, I really don't get it, it has transformed in recent decades into a lovely small town community. Great schools and Murdoch uni, close to a bounty of shops at Kardinya, Melville, and Garden city. Catch some waves in Fremantle in 10 minutes. Catch a movie at Hoyts in Booragoon or walk the dog within the all the amazing parks within willagee.

I absolutely love it. I see massive growth here as it is truly crazy that Kardinya a suburb further away from the city is worth so much more.

"Booming up and coming suburb"

Find me a suburb that is this close to Perth and has so much development going on. There is new houses going up left right and centre.

Willagee is changing to a great family metropolis with great cafes. Great parks and recreation.

So close to leach and South st and shops.

"The Manning of Melville"

Willagee is so similar to Manning where I bought 25 years ago. Historical homeswest stigma which shaves 200k off the median compared to the surrounding suburbs.

Well it's so pleasing that Willagee is really coming along with great schools , lovely families and smack bang in the middle of it all.

The family growth really is the great part about Willagee now it's become such a family friendly place to be.

I am also noticing alot of downsizers moving into the area as well.

"Small town feel"

Love Willagee it has a small town feel with a great little strip of shops which is starting to disappear elsewhere.

Great medical centre, good well stocked IGA. Some lovely bakeries as well.

No kids but I know Melville SHS is highly rated.

"Value Value Value"

I have become really fond of Willagee and the changes it has gone through. I love the mix of old and new and the breed of young families making Willagee there home.

Some of my favourites in the area.

Having a great brekky in two green fingers on the weekend.
Picking up an awesome treat for the kids at Top Dup or Jayleas.

Really great high school nearby in the Melville SHS catchment .

Some great parks carawatha has some very good facilities for younger kids.

The Willagee community centre has blessed people running some great activities.

University and Fiona Stanley nearby as others have mentioned. Freo within 10 minutes.

"Cracking Value and up and coming"

Amazing value suburb have really enjoyed living here.
Large blocks which allow a great family lifestyle.

Close to Garden City and Freo and minutes to the swan.

So close to major arteries leach and South st and north lake heading south.

The median is alot lower than surrounding suburbs.

"Bloody Beautiful"

I bloody love Willagee. It's the best value suburb in the Melville catchment.

"Aaaaaamazing! Love it!"

Just moved in on Greig st, I absolutely cannot believe I live so close to the city in what seems like an amazing community.
Onto north lake in 20 seconds and @ garden city shopping centre in no time for Christmas!

Close to freo, may st larder in east freo, the left bank etc.

Bit of development in my street with a house being knocked over last week, so some great development in the area.

"Boundless Potential"

Willagee has boundless potential long term. Where else this close to the city can you get 700+ m2 blocks for 5-600k?

As the population grows this will make you a pretty penny.

my wife and i are in our young 20's and we plan to build and retain and pay our mortgage off early in the piece.

really great main road access and amenities. close to river , fremantle and perth city.

"Bliss in the Burbs"

Willagee is really family friendly and my kids love Melville SHS with some great extra programs.

Hubby works in the city and gets the train at bull Creek and is in the city within 10 minutes.

I'm a nurse at Fiona Stanley so it's really convenient for me.

We bought a block back in 2012 and we have never felt disappointed.

You'll enjoy it.

As Willagee is an established suburb it has the beautiful sound of birds on a warm spring day.

Lawnmowers and laughter from neighbours fixing there houses on a long weekend.

Take your boat out on the swan within 5 minutes.

Relax at little creatures on a Sunday afternoon.

What I'm saying is that Willagee has a great location for all the family activities you can think of.

The Gee is a brilliant suburb sandwiched by expensive bretheren like Melville and winthrop.

Buy a house landbank and make money is what my family are doing.

A friend of mine told me developers were keen to talk down Willagee as they are snapping up all the bigger lots.

Willagee is a gem for location.
Gem for transport
Gem for healthcare
Gem for University access
Gem for Public Schooling.
Gem for shopping garden City etc.

Willagee is the best place to live. I have lived in alot of areas and this one is so much better. All the shops are close by. City is only 15 min drive and the beach is only 15 min away. Area is decent and people are friendly. Heaps of public transport.

"Spot on for location."

Willagee is one of the best suburbs in Perth. It has a great deal to offer, is close to many amenities and is safe and quiet. It is bounded by the Leach Highway to the north, South Street to the south, North lake etc..

The major benefit of living in Willagee is its location. The suburb is no more that 15 minutes drive from the city thanks to easy access to the freeway at Leach Highway. In addition it is only 15 minutes from Fremantle.

Within 10 minutes drive there are 4 major shopping areas: Kardinya ( Coles and Kmart ). Bull Creek (Target and Woolworths), Garden City (David Jones and Myer, WW and COLES) and the commercial area in Myaree. Within Willagee there a number of smaller shopping areas with mini-supermarkets, liquor stores and newsagents. The cinema at Garden City is very handy, seldom crowded and it is usually easy to get a seat.

Lots of parks and easy access to parkland at the rivers edge up Northlake.

Launch boats at point Walter or enjoy a lovely picnic, or take a summers drive down to Fremantle or north of freo beaches.

I teach at caralee and I can say I love this suburb.

Brand new primary school and a beautiful setting.

I can say the money being spent has made for better education experience for children. Better facilities , better technology etc.

Willagee has beautiful parklands and ever changing housing landscape from 60's cottages to new two storey mansions.

It's a complex mix that works and has really nice vibe.

Some homeswest in the suburb gives a good mix of people.

Very lovely established place to live with good schools.

"Villagee Willagee"

Willagee is bordered by the winthrop to the east, melville to the north, Kardinya the south. The block sizes are good, being around 650 to 750 square metres with mainly single story properties. Most of the homes were built around the seventies and many of the original owners still live there.

It is a green, leafy suburb that has many parks and play areas for kids. There are walk ways every where so it is very easy to get around and be able to leave the car at home.

There is a small shopping areas off archibald with butcher, bakers but no candlestick makers unfortunately. There is however, a Coles at Kardinya as well garden city close by.

We love taking the boat out from coogee (15 mins) or point walter (5 mins) for the river.

Freo is 12 mins away and has all the amazing restaurants and markets etc. not mention little creatures.

Bull Creek Train station is on the Rockingham line and you can get into the city in 15 minutes on an express train. Property prices are staying keen in this sort after suburb.

Some really great murals are in willagee and it has that gentrification feel to it as it becomes trendy and cool.

The willagee community centre has some great activities on for the locals.

Overall great place to live.

"Basically an amazing value suburb in a perfect location."

Willagee is in an amazing locale with great suburbs around which will eventually mean great profits.

I live in Greig St and it's super safe and a really good community vibe.

Some new two storey houses up at the end of the Street just sold so some fresh families joining the neighborhood.

Melville high school is really great for my teen kids and one of there options for next year is Murdoch which is really close or also Notre Dame in Freo.

One of my daughter works at garden City and it's transforming pretty quick.
The Coles at Kardinya is really good and there's some decent amenities along with a Kmart are there.

Have been fortunate to live here.

"Truly Wonderful Willagee"

We purchased a house here after 2 years of looking for a property in the southern suburbs of Perth (we were looking within Melville and South Perth councils).

Both myself and my partner grew up in nearby suburbs so we know the area well. It is a very safe suburb. Many streets are quiet with few cars so children can play on the street.
I know historically safety has been a concern in Willagee but I haven't noticed it
Caralee Primary school performs very well. Melville High school has improved greatly over the years and is now a high performing independent public school although doesn't quite compete with Rossmoyne and Applecross. Many of the children in this suburb go to private high schools such as Santa Maria, CBC, Aquanis and Corpus Christi.

We love the large, leafy blocks with a combination of new modern homes and older homes. There are minimal units/villas in this suburb.

It is 20-30 minutes to the city on public transport (either bus then train, or bus all the way, or drive to bull creek and then train) which we both use regularly for work. Yes it would be better to be right on the train line but we think we are close enough.

Our neighbours are mostly elderly (in original character homes) and families.

Garden city is nearby which is great for shopping. Great cafés/restaurants strips nearby in Ardoss and Fremantle as well as local cafés/restaurants closer by. We are looking forward to the redevelopments of Garden City and Kardinya SC. Willagee is also not far from the new Fiona Stanley Hospital but far enough away that we shouldn't have any of the traffic issues that are likely to arise!

The traffic on on Leach hey can be a pain but that's what you get for living reasonably close to the city. All suburbs within easy reach of the city have traffic issues.

In summer, we frequent the river (4 minute drive) and the beach (less than 10minutes to Port or Leighton beaches).

Overall, I would highly recommend Willagee suburb or any nearby suburbs.

"Village like pocket of melville"

it is a Small, Friendly, Undervalued suburb!
Public transport is fantastic with a 15 min commute to the City.
Local IGA and butcher cafes etc. Ton of sporting facilities. Right near the river and the Freo.

"Love my home."

Willagee is beautiful, quiet, safe, spacious and close to amenities.

Most of all, I love Willagee for the nature. A large percentage of the homes in Willagee have green trees or near a park. Most homes are located on very green, attractive streets, and are only minutes away from the main ovals.

Willagee is only 15 minutes to the CBD, home to great primary schools schools and 10 minutes away from great high schools, and there are great shopping options with Garden City minutes away and Eclectic fremantle 15 minutes away.

I have lived in willagee for 12 years, in three different streets, and we have always had great neighbors, privacy, peace and quiet. I have also lived in Karindya, Murdoch and Como, and Willagee is far superior.

Not only is Willagee the best suburb in Perth, it is also the best value suburb in Perth.
You can buy a four bedroom house on 800sqm for circa 500k.

High rentals are being achieved for homes, and property values have performed relatively well post GFC.

"South Central"

Willagee is perfect location. Central in the south of Perth. It has perfect location for Perth, Fremantle and anywhere south with the freeway and stock Rd close by.

Murdoch uni is closeby so easy access for students.

Big Supermarkets there is Kardinya, Limes in Melville. IGA in Willagee.
With variety department stores at garden City.

Big block size allow good family life

See noise with the the construction of new properties and the such but that's adding value .

So many changes in the years with dozens upon dozens of news builds changing the scenery of the place.

"The place to start a family"

I love the old school style of Willagee, the mainly 70 and 80ies built houses, it's original! People are friendly and chatty, kids can walk home from school - it's safe and best of all: it's a 15 mins drive to the beach!

Because of block size it's great for young kids to actually play backyard cricket etc.

I’m unsure why willagee has a bad rap, lived here two years now with no problems what so ever. We are in a small culdesac and all the neighbours are friendly and very often all collect together out on our quiet road and the kids play and adults talk. Willagee in my opinion is very under rated. "Truly undervalued The only way is up baby"

We moved into Willagee 18 months ago and couldn't be happier! We were looking for a suburb in a catchment area of high quality schools and feel that we hit the jackpot because Willagee offers this and so much more. Fabulous central location, an abundance of retail options at Kardinya Occonnor, Melville and Garden City. hospital and university close by, a choice of parks and sporting clubs. The only thing Willagee doesn't have is restaurants - though there is a big selection in adjoining suburbs and I believe there will be new restaurants with the expansion of Garden City Shopping Centre.

"Bang for buck"

The Gee, as it's sometimes known. Willagee is a great little suburb, fantastic for young families and retirees. Gorgeous well kept parks abound, there is almost one at every turn. Cute picket fences and cottage style homes with jarrah floor boards on large blocks are the norm. The local shop has all the basics you require, there is cafes butcher etc. Very close to the fwy so it takes no time to get to the city. Plenty of busses come through to take you to either Murdoch or Fremantle train stations. There are plenty of choices in regards to childcare, there is a primary school and Melville is a top public school not to mention the many private schools around .

Home are still very affordable when you consider that each suburb surrounding willagee will generally charge you $200K more for a smaller block. Hopefully it's only a matter of time before The Gee's true value is realised.

"Black swan"

We lived here in 2011 then our rented house was bought and we need to move but renting is a challenge during WA boom. We houseshared in Ballajura for a while then bought a redevelopment unit in 2016. Willagee is an ugly-duckling suburb. It has a stigma of past but it will become a swan someday. Mt. Druitt in NSW was like Willagee before but very expensive now. It has all the potential for success and it can rise and become a star.

I've only lived in Willagee for a few months and found it to be great so far. It's affordable to buy and close to the city. Your experience of Willagee will depend largely on what you're neighbours are like. I'm lucky to have good neighbours, who are all owner-occupiers. So, if you're looking for a place, suss out the neighbourhood first. There are quite a few messy, neglected-looking houses scattered throughout the suburb. Long term, willagee has a lot of potential and should prove to be a good long-term investment.

Willagee is a great suburb for all. It is well located suitable for people of all ages really. Nice big oval and parklands for active and passive recreation. It's only 11km as the crow fly from the Perth CBD, 2km to the beautiful Swan River, 2km to the premium Garden City Shopping Centre which is about to undergo a $750m redevelopment. With Murdoch University only 1km to the south and the Fiona Stanley Hospital right next door, you will be well looked after both academically and medically. Willagee is located on major transport corridors serviced by Leach Highway to the north, South Street to the south, Kwinana Freeway to the east and North Lake Road to the West.

Myaree commercial hub is literally across the road from Leach Hwy, where all eatery, lifestyle showroom outlets are located. The area is located well away from the residential infill development so you don't get construction noise, trucks, and all sort of building related activities that can ruin a local streetscape and vista

"Raised my family here."

We have lived in willagee for over 15 years. It is a great suburb for families, with the kids often running over to play with neighbours kids or go up to the local park, It is fairly quiet, and a leafy suburb, with quite of lot of the large gum trees and lots of parks. We made the effort to get to know our neighbours and all our local ones are great. The suburb is close to the river (Point Walter), the beach and freo. It is definitely not nightlife central, but freo or the city is not that far away and there are local coffee shops/restaurants . Trip to the city is normally 20 minutes, or can be up to 35-40 min in peak hour

"Midway Fremantle to Perth."

I moved here about 5 years ago and it has been the best decision I've made. I'm still here and I love it. The only problem I've had was some graffiti on my front boundary wall which was cleaned and removed the very next day, no other problems. I'm only a 5 min drive to the river. So close to everything, city 15km drive, Free cafe strip & shops 15 min drive, international airport 30 min drive . Bus on canning why outside takes me through city centre. I only fill up the car fuel every 2 weeks because I don't need to travel far to get anything. Great schools and parks, well kept. NBN to the house is brilliant, Netflix 4K streamed directly to the TV.

My neighbour have just finished there new home which is the fifth on my street, its really transformed and added value to the area.

I have lived in Willagee 7 years. It is a thriving suburb with friendly people. There are a couple great primary schools and one of the most popular, bustling local shopping centres in the southern suburbs 5 minutes away. There are many parks, so always somewhere for the children to play or to walk the dog near by.

Room for a boat , I can be in the swan in 10 minutes from down near point Walter.

Willageee is centrally located to the beach, river and CBD. 15minutes to all of those. Willagee has a wonderful community. Some great cafes and public open space and public transport to freo, Perth and Garden city.
Highly recommended suburb.

High school is fantastic , albeit not with the rep of Rossmoyne but is highly regarded. Plenty of private schools.

"Love it."

I love Willagee I don't care what anyone says negatively about it.

I work in north Perth so I'm pretty much in the city in 15 mins off peaks or 25 in peak hour if I weave through to canning off ramp.

I love Freo and have done since I was a kid , I'm there within 10 easily and enjoying life.

Sure it could be said certain pockets are less desirable. But find a suburb that doesn't have that.

My kids love the space in our back yard and the pool and I can't find another area in our price bracket that has all of these things.

Love it.

"Balance between old and new"

Willagee is a balance between old and new. Sure it has some homes west and some older houses but thats what gives it it's charm as well as the fact that there is a lot of new buildings going up. Essentially its in a transition phase.
The local IGA is pretty good with South African owners I believe changing it into a great little shop.

Someone mentioned cafes in an earlier review.
Jayleas Patissirie has some great cakes, sausage rolls and good coffee and the like and so does the the little olive leaf on north lake end of Archibald st. 2 Green fingers near the dept of transport is also high regarded.

Good chunk of green open spaces as well with winnacott reserve and Arthur Kay reserve.

Overall family freindly and my kids love the locals school , one is in year 6 at Caralee and one in year 9 at MSHS.

"Value for Money ,up and coming family neighborhood"

We moved to Perth 8 months ago and have lived in Willagee for the majority of that time. So happy with our choice of suburb! It's close to everything: the CBD, Fremantle,freeway, airport, beach and river. It's safe and the neighbours are pleasant, we regularly take our dog for a walk around the neighborhood and see many friendly and familiar faces. Garden City is very close and is an amazing shopping centre. We have NBN at our house and have had great internet.

The suburb isn't full of BMWs and Mercedes it's a hard working aspirational suburb with alot of fantastic hard working families .

"Great Value Great Suburb"

I heard so many things about the Willagee Palmyra Kardinya area and I can honestly say they were all false. It's such a great area to live in. Safe and surrounded by all amenities I need including transport services (Bull Creek station and loads of buses)
The shops at Garden City are top notch and keeps getting better every year and major redevelopment as others have mentioned.
The people are great and my neighbors and surrounding neighbors all look out for each other.
The houses are excellent value and have able and large blocks in willagee, albeit with some newly done or older houses.
As a family of 4 we love the parks and ovals and beach being so close by. Always a afternoon breeze in summer.
I recommend if people dont wat to live to close to perth and want the balance of work and play then its a great location. 15 to the city 15 to the coast.

More cafes and restaurants would be great!!!

"Hidden Treasure - Future Growth"

I was quite apprehensive and had my fair share of reservations when hubby suggested buying in willagee 5 years ago. My preference was locations closer to city or more so riverside suburbs to be specific as proximity to the river was desirable.
Ultimately hubby wanted greater space and room for the kids than a villa or a 2 or 3 bedder in more expensive neighbouring suburbs

My daughter is doing the music program at Melville SHS, and so far the teachers have been really amazing.

In willagee, we have some of the finest of Perth's beaches and green spaces within a 5 minute drive. As well as that the bull creek station , local shopping centers, O'conner commercial area are all within 10 minutes drive. Thanks to the ease to hit freeway most places in and around Perth can be reached within 20 minutes - some times even quicker than from suburbs closer to the city. If you are looking for a place to bring up a young family in the southern suburbs willagee must definitely be number one on your list.

"Established Up and Coming Community"

Lived in Willagee for the last ten years.. and it has certainly dropped in price in the last few years. My latest valuation has come back 90,000 below my last one.

This certainly astounds me given the change just in the last few years, with countless house renovations and new builds.

There's isn't many suburbs with established landscaping and close to the city.

Some good cafes in the area and as others have mentioned close to Freo, east Freo cafe area and shopping .

What amazes me is the value difference for each suburb surrounding Willagee , it's not logical or rational.

"Close to city gem"

Like others have said Willagee has its elements of undesirables like most suburbs, however with all the new houses being built this suburb is transforming very quickly.

Family friendly 15 minutes to free or the city, shopping at Kardinya or Garden city or the entire Melville strip a minute away its a really good spot.

"Location Location"

There is not much to say besides it's a wonderful place to live! parks, river...i have a dog and it's great to go for walks and you have quite a few parks to choose from. as everyone else said as well, great location, a 15 mins drive to the freo and the city and garden city is 5 minutes away up leach.

As others have mentioned there is a great deal of development going on the refresh the suburb.

Bought into willagee a few years ago , it has no doubt transformed in recent years with new builds popping up everywhere, my kids go to the local school and the teachers do an amazing job . Sure there is some homeswest Riff Raff but the opportunity to have big blocks with new families in the area is promising.

"Great up and coming suburb"

The Willagee stigma doesn't seem to escape the reviews on this site,however having bought here last year (greig st) i cannot see the alarming situation painted by some.

Name another suburb this close to the city and fremantle with big block sizes and convenient access to multiple shopping centres including garden city which is being redeveloped. I can drive to the river within 5 minutes max.

There is dozens upon dozens of new builds going on in Willagee and a new retirement home.

I would not hesitate recommending it to anyone.

"Nowhere Land."

There are barking 'security' dogs at all hours and it's hard to get a decent nights sleep considering they bark at 4am/2am, whenever, and the council does nothing about it. The local IGA is good but that's about it, every suburb has an IGA though. I've lived here for a few years and there are power surges that have blown up the electrical gear in my house, twice now, thousands of dollars damage and Western power have been out to fix the connection once but after that they said it's normal to get surges and the neighbour agrees!
Often there is no water to whole sections of the suburb because main pipes sometimes burst. I have seen that twice here, yet I have never heard of it after years of living in other suburbs, so you're without water for 24 hours which is not much fun and a third time they dug up the lead-in water pipe to my house because it was leaking and it was rusted badly, so don't drink the water!
My wife is often home alone and she has had trouble with strangers knocking at the door, acting very odd, they ask weird questions and one time the side gate was unlocked and a guy walked around the back while she was there asking if 'Bob' still lives there, but obviously he was going to check the back door and security, probably a thief, she would not go out alone after that.
Out the front of the house there are often loud and abusive parents and parties where you can hear them cursing at their children, I have seen domestic fights in the street and while waiting at the shops. Once I saw a girl walking up the street beaten up after hearing them fighting and I said I could call the police for her if she liked and she told me to go get $#%ed!
Overall these are my experiences and I live on one of the better streets in a better corner, so choose one of the bad streets and I could not imagine what it is like. Willagee is in the middle of no where, takes ages to get to the city by car or public transport, nearly one hour, so really this place is overpriced, dangerous and inconvenient.

"Great suburb"

I moved to Willagee back in 2011. Since then, this suburb has transformed significantly - more playground, nice cafe, clean & safe neighborhood etc. I worked for City of Melville, hence I have known this suburb a quite some time. This suburb is quite undervalued given it's proximity to the CBD (10.2 km) and the beach (Fremantle). Public transport is available nearly, which takes me to the CBD in 30-40 minutes. NBN has just been established for use. Shopping is pretty good - there are heaps of shopping centres, bunnings, woolworths, big w, target, etc., all in 1-2 km radius. I go for a walk every day after work. It's just 5 minute walk from my property to a decent park, where i can walk the dog and exercise.
I see a couple of public housing nearby but they are either elderly or a decent folks.

"Freo vibes"

Willagee has undergone major transformations since we moved here a few years ago- great coffee shops and new playgrounds, organic food shops, pop up doughnuts and funky hair dressers with giftshop! Locals are young families and hipsters and the occasional drunk just like Freo:) Love it here!

"A friendly neighbourhood close to everything you want and need."

The block sizes allow for a great lifestyle. Outdoor kitchens and entertaining areas. Pools. Storage for boats and caravans. Plus the large blocks are perfect for having pets.

The neighbours are great - very friendly, approachable and helpful. Quiet streets and a general feeling of being safe and secure.

Great for the blokes with 2 Bunnings stores very close by. Not to mention BCF, Rays Outdoors, Bluewater Tackle, JB Hi Fi and more. The wife loves Garden City too. G

rocery shopping is easy. Limes is fantastic, but there is plenty of choice with Woolworths, Coles and IGA, plus all the local specialty stores on Archibald Street.

Good medical facilities within the area and close by.

Close to everything you want and need. The beach and river nearby make for lots of good times with your friends and family.

"Close to Fremantle and shopping districts, friendly spirit, really up-and-coming"

This suburb is undergoing major redevelopment, and is a good buy. You can still buy a good-sized block (not subdivided to death!), with a good-sized house on it for a reasonable price. Many of the older parts of Willagee are being sold and redeveloped, which is good to see.

The main shopping strip on Archibald is also being revitalized, there are several new shops (including a new cafe which is quite nice!), the local IGA has undergone major changes, and the fish&chips and the bakery are pretty decent (we have an out-of-state friend who swears that the pie shop is the best he's had). However, if you need to really satisfy your shopping bug, it is only 10 minutes to Garden City or downtown Fremantle.

The neighbors say "hello" on their morning and evening strolls, and the local community center and church are active in the community, holding several fetes a year.

Wish the public transport was more efficient, and that there was a local medical doctor in addition to the chemist and the dentist in the local plaza.

Edit: based on feedback from c_lam, there is a medical doctor at the end of Archibald street in some shops there.

"Great value so close to Fremantle, beaches & river"

I have lived with my partner in Willagee for 5 years and have enjoyed the close proximity to the river, beach, shopping centres and Fremantle in a new house on a large block without the higher prices of neighboring suburbs of Palymyra, Bicton and Melville.
It is definitley value for money you get in Willagee and with it's quick access to the freeway via South St and Leach Hwy, it's not far to the city.
I would recommend it as a starting out in the property market suburb.

"Fantastic upcoming suburb, just needs more cafes!"

Great location - about 10 mins to Fremantle, 15 mins to Perth. Close to some big retailers - Harvey Norman, Good Guys, other bedding/furniture stores, etc. And close to some smaller food retailers - IGA, bakeries, asian restaurants, etc. It does need some more quality cafe's, though... this is one thing we would love more of! But I think that will come in good time.

It's true there's some pockets of "dodgy"-looking houses and there is some public housing in the area, but this is fast changing. You can see the change taking place on many streets, where there are newly built/renovated houses with nicely finished front yards and nice cars.

There are certainly very nice streets too - Norkus Way, Hockin St, Cohn Ct, etc. You feel safe there and all the neighbouring houses look very decent with some awesome gardens that make me jealous!

Unfortunately Cafe's and the like don't do so well in this suburb because the clientelle can be too rough. You have to keep it really simple here. I always wanted to consider Willagee becoming the new Brentwood, but in all honesty, I can't see it happening. The Government own this suburb.

"So close to everything"

When moving to Willagee we had a number of criteria including being close to or easy access to so many locations within the metropolitan area. With being able to enjoy Fremantle on your doorstep, without having to pay Freo prices for living, was great. But then there is the shopping... Garden City and the boutique shops within Riesley Street are so close it can be dangerous. Not to mention Freo so you can also treat yourself to a coffee whilst out. For the other shopping, yes grocery shopping, there is Coles, Woolworths and IGA all within a couple of minutes. For the boys, you have the choice of 2 Bunnings within minutes away and many other stores for the home handy man. The streets are quiet and have the feel of being in an established neighborhood with established street scaping but you also have so many people building new homes in the area. It is a great blend of traditional cottages and new builds.

"Fantastic location - shame about the neighbours!"

The location was great for getting to the freeway, going into Fremantle and just across from Garden City for shopping......but the suburb is full of housing commission owned properties, which completely devalues the suburb.
Some streets are better than others, and the old 'Campbell Estate' part is far nicer than the A,B,C,D blocks etc.
When our family bough into Willagee, the promise was from the government that 'Homes West' would be situating elderly people into the area as opposed to younger families. This wasn't the case, with some seriously disturbed young people residing here.
You would not let your children play in the streets, or want them going to school on their own.
Better suited to couples wanting to start out and move on when they start a family.

Totally agree with Accor. Been there nearly a decade and waited and waited for reduced homeswest or at least more older folk. Hasn't happened and when we enquire find out they are trying to build higher density homeswest . Willagee has second highest homeswest in WA (0.3% behind Karawarra; 24.4%) and it doesn't look like it's going to change anytime soon. Thanks govt. for your lies. Having said that, near Leach hwy is pretty good and in Campbell estate. Anywhere else is a joke. Wouldn't let my kids go out alone and certainly won't be sending them to the local primary. A teacher friend there says she finds it difficult to teach the kids who want to learn as she spends all her time disciplining the others. That's why house prices almost half of those in the neighbouring suburbs and can't see it changing anytime soon. Difficult to have suburb renewal when a quarter of it is owned by the govt who want to deposit the dregs there (that's not a comment on all homeswest folk, just some very nasty ones).

Sadly I have to agree with you Dennis. Such a fabulous location, awesome potential. Very saddened you have to feel so unsafe in the meantime. Security is a must in Willagee and the ability to pay for private school fees (which kind of defeats the purpose of affordable housing).
