Parts of Aspendale to be avoided? And Primary schools

I am looking to buy a property in Aspendale. Is there better parts than others, or areas to be avoided? Is there a reason some streets are cheaper than others, other than the obvious being a better location? What is Albany Crescent and Iluka st like? And why is part of Aspendale zoned to Aspendale Gardens Primary, when Aspendale Primary is closer (and much easier to get to by car). Are they strict on enforcing the zones?
