"Underneath the flight path"

Only good things about Beckenham is transport and location and mills park is pretty good

The worst thing is every 5 -10 minutes a large jet flys over the house.

"Fair suburb"

Fair suburb with some potential in the future. At this stage I'd seek elsewhere.

Living there was a mixed bag with kids and bad parties.

"Beckenham"

I have lived in this suburb for 3 years now. Beckenham is not expensive as other suburb like Queens Park and Cannington but still very close to the shopping center and other public transport.

"Great place to live"

I love living here. The amenities are unbelievable. It’s close to major roads such as Orrong Rd/Graham Farmer Fwy, Kewdale Rd/Horrie Miller Dr, Welshpool Rd, Albany Hwy, Leach Hwy, Tonkin Hwy, and Roe Hwy. It’s close to Westfield Carousel and future Cecil Ave CBD Centre and a very very large Bunnings store as well. Although, I wish we had a bus that passes William Street to Beckenham Station. Future residents need to be planning for aircraft noise countermeasures such as double glazing etc, as the 03R/21L runway being built at the moment will cause airplanes on approach to 03R to fly directly above us. A PDF document called Aircraft Noise Management Summary is available from Perth Airport website, in it you will see the details including how many airplanes are expected during night (about 20 a night for arriving planes, 29 for departing planes) and day (about 34 a day for arriving planes, and 73 a day for departing planes) within flight path E, F, and H that will fly over us. Beckenham ANEF (Australian Noise Exposure Forecast) value within the plan is still within the lower range of 20-25. (Not too bad, actually, but still annoying if your house is not designed properly and you’re sensitive to this kind of thing)

"Great place to raise a family"

looking at new development in Beckenham and think it's just great. Close to Carousel and not very far from the city, residents are friendly and most of the houses are very modern and newly built.

"An Affordable Suburb, Close to Carousel/Transport with Potential for Development (In Parts)"

Beckenham has a very wide variety of both property types, and people. With a wide range of people from different backgrounds, Beckenham is very multicultural. There are also people from all walks of life, including older retirees, investors, renters, first home owners and families. I would say it is a very comfortable suburb with great access to local shopping and public transport, with plenty of room for kids and pets to play safely.

Most of Beckenham features properties on larger type blocks - 600sqm+. Of course there are the smaller Villa type and Unit set ups, and also with an apartment complex being built in Camberwell Street. With these larger blocks comes the opportunity to develop, usually into duplex or triplex blocks (Battle Axe Set Up) but also on the occasion there is the possibility to develop to multi-dwelling complexes.

The R20/60 zoned areas include along Streatham Street, Lena Street and Central Terrace as well as Railway Parade, as well as a few streets along the train line (Camberwell Street, Mona Avenue & Sevenoaks Street).

There are also multiple areas Zoned with R20/25 & R20/35 density, depending on the street and location. Toward the back of Beckenham along the Mills Park Area & Backing to Roe Hwy, the zoning is R17.5 and doesn't allow for subdivision at this stage.

The areas along the Canning River, and between Kenwick Link & Albany Highway also only have the R17.5 zoning, and allow for subdivision of larger lots, only where there is deep sewer connections available.

In terms of shopping close by, there is a huge abundance of shopping, the Bulkplex in Beckenham along William street provides a Kitchen Warehouse, Anaconda, Good Guys and a few other furniture shops. Along the same strip is Freedom, Bedshed, Howards Storage World and a few others.

Then there is the access to Carousel, and all of the facilities that provides with clothes shopping, food court, department stores (Myer, Target, Kmart), grocery (Woolworths & Coles), gaming, sporting, movies (Hoyts) and many, many more.

There are also heaps of parks around Beckenham, with the Mills Park Facilities which include a football oval (Kenwick Football Club), bowling club (Mills Park Bowling Club), tennis courts, 2 cricket pitches/ovals, playground, small bmx track and skate park.

Other parks include the Carmichael / Railway Pde Parkland, Maurie Lyon Reserve (Streatham St), Rochester Reserve (Rochester St), Temby Saint Reserve (Temby St), Woodlupine Brooke (Wickens St & Luna Ave).

It is close enough to be able to get to Curtin University within 15 minutes, as well as Victoria Park Restaurant/Cafe Strip within 15 minutes.

It would be between a 20-25 min drive to Perth City depending on traffic (15.1km).

Public transport is also great within Beckenham, with many bus stops along major streets, and the Beckenham Station along William Street.

There are a few schools close by, with Reheboth Christian College just over the Brixton St bridge in Kenwick. There is also Beckenham Primary along Railway Pde. Other senior schools close by include Sevenoaks Senior School and St Norberts Catholic College in Queens Park

"Close to pretty much everything, what else do you want?"

I would say the 'convenience' is the biggest advantage for staying in Beckenham. It has its train station and its close to city (only 16 km). Being 10 km away from Curtin university also offers Curtin student to stay a bit further away from the stress and go home for lunch during the day. In terms of investment opportunity, a 3 by 1 house with a land size around 600-700 metre square is selling at between 450-499 k (no stamp duty below 500 k) now. what else can you ask for if you want a decent size garden and stay close to city.

A lot of business facilities such as Anaconda, The Good Guys, JB Hifi, etc are also around the corner for shopping. If you like to play tennis, there is also a tennis center near Brixton street. If you like to play soccer, football, bowling, go to Mills Park.

Well that wasn't a very helpful comment. Probably bogus considering Nightlight was given 3 stars (there are no nightclubs in the area) but shopping options was given 1?
I sincerely doubt you've ever been to Beckenham.

One of the bird sanctuaries near Perth is in Beckenham and I am sure whoever decided to keep it there is smart enough to tell how clean, safe and convenient (close to the river) it is for such a decision.
As for neighbours, I can proudly say that after moving here (on year ago), I think I have the best neighbours in the universe.

"A great place to live or rent thats still affordable, close to many amenities and shopping."

Close enough to the city being only 12kms out. Huge Westfield Shopping Centre on doorstep, train station and buses run regularly, also interchange station to take you virtually anywhere. 2 fitness centres in area along with many specialty shops. Suburb is dotted with numerous parks, with Mills Park being the largest and is the home of several sporting clubs. Also has a skate park, fantasticly huge play gym, toilet facilities and bbq area. Sill a great choice if you want to purchase a good sized house on a decent sized block for an average price. Close to the Reid Highway and Tonkin Highways and only 15 minutes from the Airport, making it an ideal location for fly in fly out workers. I love it here, everything is on my doorstep !

"Ideal for First Home Buyers"

I have lived here for 5 years, recently decided to buy. Still affordable for young families and couples. Close to all main arteries Tokin, Roe, Leach, Albany, Orrong. Excellent access to trains and buses. Friendly People and many parks. Only 14km to the city. Minutes to Carousel. I Highly recommend this area.
