What do I need to rent a property in Brisbane?

I'm putting together a renters guide for Brisbane. What do I need to secure a property in Brisbane? Any hints/advice would be really appreciated.

Documentation is needed when submitting your application using the 1 form website. If you are doing a paper application you will still need 100 points of ID.

Identification and supporting documents
You will need 100 points of identification and at least one requires a photo. There were some real estate agents that wanted an item from each category as well not just 100 points however this is not the case with most agents.
Examples of these are:

50 points (Photo ID)
- Drivers license
- Passport
- Proof of age

30 points (Secondary ID)
- Birth certificate
- Student card
- Medicare card
- Health care card
- Vehicle registration

30 points (Rental History/Proof of Address)
- Rental Receipts
- Signed lease
- Utility bill
- Bank statement
- Rental reference

20 points (Employment/Proof of Income)
- Payslips
- Letter of employment
- Employment reference

Other information you will be asked
- References: one personal and one professional. Neither can be relatives or partners.
- Current and previous address, timeframes and monthly rent
- Current and previous landlord details
- Current and previous employment, address, manager, timeframes and salary details

At the start of the tenancy, you will be required to complete a Property Condition Report which aims to protect tenants and landlords. The property manager will prepare a report describing the condition of the property at the start and end of the tenancy. The report will itemise room by room all contents and any known damage e.g. cracks in frames. As a tenant when going through the property and the report marks any additional damages not already noted. Keep a copy in a safe place as this will be important evidence if a dispute arises at the end of the tenancy. It is also worthwhile taking your own photographs and recording the date the record was made.

Landlords/property managers must give reasonable notice of no less than 7 days when they wish to inspect the property.No more than 4 inspections can be carried out in a year. Property managers/landlords use inspections to determine what is wear and tear and what is incurred damage.
