The murdoch activity centre is being developed into a metro hub - Perth's second CBD.

When Fiona Stanley Hospital is up and running in 2014, it will be the largest health campus in the Southern Hemisphere!

These reasons make a good recipe for a highly sought after suburb:

1. Large healthcare campus - good access to healthcare plus, large employment of highly educated, highly paid healthcare professionals in the area.
2. Large employment and large number of population growth in the region - you are talking tens of thousands of jobs in the area (estimated to be up to 40+k jobs!). Healthcare professionals, education professionals, supporting businesses, patients, patients' family members, government jobs.
3. Top public high schools - if you work in the area, and there are good schools in the area for your kids, why wouldn't you live there? Highly educated parents will want their kids to get good eduction too. North Bull Creek falls under Rossmoyn SHS zone. South East Bull Creek falls under both Willetton / Leeming SHS zone. South West Bull Creek falls under Leeming SHS zone.
4. Good access to other high employment regions via Kwinana Freeway & Roe Hwy- Perth City, Kewdale industrial area, Canning Vale industrial are. Perth City is only 12km away.
5. Five mins drive to either Bull Creek train station / Murdoch train station, both are major train stations with Park n Ride.
6. Good access to big parks and and the river.
7. Close to shops.
8. Right next to the new activity centre but not directly in it, so you avoid the congestions.
9. Houses are old and blocks are big. Old houses are being pulled down and rebuilt. This gives the suburb a huge potential as the true value has not been 'realised'.
10. When the activity centre start having a big employment, residential population will have to grow.
11. High employment + Uni + Tafe = high rental demand
12. Surrounded by affluent suburbs - winthorope, Bateman, Rossmoyne, Shelley, Riverton, Willetton, Murdoch.
13. Safe suburb with very low crime rates.

Once the activity centre as a whole starts employing people, there will be a surge in the demand for residential properties.

Hi Peter) 6 years on and alot of you're stated features n benefits of bullcreek are being realised. Last checked 28 properties listed and or sold since March 2020, time spent listed less than Perth avg by 18% and asking price achieved within 6% less ( great result considering COV19 outlook ). I will say all surrounds suburbs doing well market is bouncing back with high numbers thru home opens and home sales strong.its a great time to sell as the right property in right condition will get close to asking in as little as 20-30 days as we've witnessed!
