Suburb recommendations for students?

Hi, my friend and I are both post graduate students looking to move to a different suburb. I have lived in Freo and absolutely loved that but my friend cant live so far south and its nice to try somewhere different. I loved being able to do my grocery shopping at markets and walk to cafes / park / beach / live music. We are thinking maybe Leederville or Mount Lawley or other suburbs around that area. Does anyone have any recommendations or know how those compare to Fremantle in that lifestyle sense (hipster relaxed community vibe).
