What is the better suburb, Mudgeeraba or Reedy Creek around the 800K price range for families?
We love the beach and also like going out to cafes and restaurants? Thanks :) After a 4 bedroom house with a pool and yard. Love Robina and Mermaid Waters, but we are out priced at 850k :(

Probably going to struggle to find what you want in both suburbs. Mudgee has a large proportion of acreage lots and that market is past $1m. There are Res A homes too in both suburbs, Reedy Creek has a newish subdivision called the Observatory, try searching Observatory Dr.
Mudgeeraba has res A homes close to the village area, also off Somerset dr and Cloverhill.

In terms of access to the beach etc, Reedy Creek is a bit closer to Burleigh Heads via Reedy Creek Road
