"Quiet but beautiful"

Rosny really surprised me. It has magnificent views. Rosny Hill has some lovely walks along with the glorious Clarence foreshore walk. Mostly 1960s-1970s architecture which mean the blocks of land are larger than average.
Despite being so close to the Hobart CBD, the suburb is so quiet.
I have lived here for a while and and really glad that I took the opportunity to live here when I could.

Rossendell Avenue

"good location"

small 1930s/40s workers houses. Great area, family friendly. Definitely not as hilly as other areas in West Hobart. Hill St grocer is really close.

"A little cold, in a valley, but great Locale."

loses sun pretty early, as there is a big hill to the north. Some of the surrounding houses are a bit shabby, but the area has great potential as West Hobart is very much desired.

  • It's a very friendly and quiet but not isolated street.

"Can get a mansion for less than a million"

Too close to ravenswood for my liking. The older part is much nicer, but if you're into that sort of thing then East Launceston is the way to go.

Northern

"Economically Depressed"

Tasmania has been running at a 2 speed economy for some time now. The Greater Hobart area has the strongest population growth and economic data. The Northern half has been in economic recession for over 5 years. Given said, the north is quite pretty. St Helens and the bay of fire area have some of the best beaches in Tasmania.

Primrose Sands

"Safer to check it out yourself."

There seem to be some mixed reviews on this site... people all saying that it is so lovely. I used to own a shack in Primrose Sands and it was always known for it's shack/holiday home culture. The pros: pretty nice beach, super laid back, so quiet, great if you love fishing and sea stuff. The reason I sold and moved away were for some disturbing reasons. People have started to live in Primrose permanently, rather than just having a holiday home there. We have some dodgy, dodgy neighbours who had 3 pitbulls and would let them roam the streets. They used to chase my 3 kids when they rode their bicycles and we were very worried for their safety. Next there was another neighbour: some kids were playing cricket on the street and they hit the ball over the back fence. They went to get the ball and were confronted with a man with a SHOTGUN, who turns out was trying to protect his patch of weed growing in his shed. Then there were some arsonists who burned down about 5 houses before the police caught them. Then there were the hoons as well. AND THEN the last straw was when someone in the next street was murdered. There is only one corner store in the whole town and apart from that, there are almost no services and you need to drive a good 20 minutes to get to the next town before you can actually find facilities. I may have just had bad luck, but I would recommend checking it out for yourselves...

Oh Dear! I am just now considering moving there! Such a shame to hear about this type of behavior in such a BEAUTIFUL PLACE! I am a senior ex techy that used to live and work in Silcon Valley (Did you know that Steve Wasniak plans on moving to Tasmania?!) I lived close (just over the mountain) to the Monterey/Big Sur/Carmel-by-the-Sea areas where properties with this type of location and views are priced in the millions of dollars! With Climate change I think more and more people will be seeking out cooler climates such as Tasmania's. I've been looking at real estate and I think the "Shacks" there are really lovely! I love nature and hiking and taking my dogs for long walks. I am SICK of the 40c Heat on the mainland! Due to being a senior the only thing I'd want is some type of medical clinic closer then 20mins away. The hooligans are a bit of a worry. <:o(

Wouldn't be dissuaded by the previous comment . I've lived in places like Noosa with dodgy aggressive neighbours , try and get a feel for your immediate potential neighbours of course , because they do make a difference, positive or negative !
Primrose is full of the "salt of the earth types "..

Paula I think even Primrose sands will slowly gentrify.. and the comment made somewhere above about the odd Bogan being held in check by community values was spot on. Enjoy Tassie. Im moving back there in a couple of years from Melbourne - which is too hot in summer now.

Moonah

"Up and coming"

Traditionally a working class area, but places are becoming more gentrified as Moonah is only 10/15 minutes to the Hobart CBD. The shopping strip still has a way to come but it has everything you would need, so a popular area for buyers looking for their first home.

West Moonah

"Average Joe"

Your average Joe suburb. Though probably one of the nicest in the Glenorchy Municipality. Many of the houses have pretty good views. Close to Moonah, which has become a bit better in recent times. People try to compare moonah to North Hobart, but let's be honest, North Hobart is much much nicer. West Moonah is much more affordable than neighbouring Lenah Valley and New Town, so is becoming a popular option. Quite close to the CBD.

  • Few cafes, have to go to North Hobart

Augusta Road

"Main Road"

It is the Main Road of Lenah Valley, which means it is a pretty busy road. On the New Town side of the road there are gorgeous old mansions, in the 'golden mile' of Augusta Road. On the other end there are cute, quality houses. Convenient shopping area. Concrete road due to the tramline that used to run through. Well serviced by buses.

Newlands Avenue

"Leafy and beautiful"

One of the most beautiful streets in Lenah Valley, named after Newlands House (on Toorak Avenue). Trees and beautiful old houses. Very desirable location. There is a park with playground at the top end. Close to Calvary Hospital.

"Family Area"

Very popular area with sweet houses all along the road. On a hill, so the houses at the top end have nice views. So close to the CBD and many other services. Super popular area. The houses here sell very quickly.

"Beautiful new homes"

So quiet with quality, beautiful new homes. Good location, 10 minutes to the CBD. You would definitely need a car though, because you need to get up a big hill before you get to this street. Only down side is that the big powerlines go through the area.

"Central Location"

Right near the border of New Town, it's a pretty street with beautiful golden elm trees all the way down the middle. Cute, quality homes. Very desirable area. Road is a little bit busy but it's not too bad. Close to absolutely everything.

"Quality New Homes"

Beautiful new homes with views over Lenah Valley and Mount Wellington. My friend moved here and I am very jealous of their stunning new home which won architectural awards.

"One of the best streets in Lenah Valley"

Very nice views. Newer homes, many with excellent views. Very quiet street, yet the bus route goes through this road, so it is very convenient. 10 minute drive into the city.
