Mt Martha has been on an upward boom since the late 1990’s and doesn’t show any signs of slowing down. Old and new Mt. Martha coexist in an enviable harmony. "The most in demand suburb in Victoria"

As the sun sets a shifting swell of red; orange and yellow slowly makes its way from the horizon painting the rolling hills, through the valley; kissing the creek before beginning its climb up the gentle slope. A slight pause to caress the outbuildings letting the chooks know its time for the coup and the meandering jersey cows it’s getting late. Tiny flying things explode from the paddocks; the butterfly’s head home and the frogs begin their night time symphony. "Peaceful summer days in Flinders"

Much of peninsula boast the coast-country lifestyle; however, Flinders is one of the few towns that really pulls it off. Different in culture to its neighbours on the western side; Sorrento and Portsea, Flinders enjoys a stillness; a place where you can live peacefully all year round, in summer soak in the warmer atmosphere; and locals will tell you, winter is just as endearing. The ambience of an open fire, the freshness of Westernport bay, the bare branches of deciduous tree lined streets and driveways creates a non-pretentious familiarity. Weekend community footy with a few beers and a stroll home, local winter produce on the menu and the ruggedness of the open surf. In town you stop for a casual chat and dogs on leads say a respectful hello.

Merricks Beach is a somewhat forgotten part of the peninsula and that’s just the way the locals like it. Dirt roads screened by Manna Gums and pine trees keeps the anonymity ensuring the small number of homes maintain their privacy and seclusion.

Property here is tight, and not cheap. The attraction of a gentle beach; safe for all and the option of a wave closer to the cliff top is a rare Westernport find. For the yachty types the sailing is excellent, and the Merricks Beach Yacht Club has a local prestige, that would impress even Judge Elihu Smails. 79 Bayview Road is one of stand out homes in the exclusive pocket of the peninsula.

"Up and coming Rosebud"

Rosebud is enjoying a new era of popularity in the real estate market. It’s a vibrant town, just past McCrea with excellent infrastructure for families and downsizers. The median house price sits at $603,000, up from $580,000 on the same time last year. Older styled historical beach shacks are making way for new restorations as more sea changers choose the peninsula as their enduring home.

Rosebud shops are filled with brand supermarkets, Rosebud Secondary School is a thriving community, primary schools are well regarded and bus routes up and down the peninsula allows for easy access to Mornington and Frankston or south to Sorrento and Portsea.

A recent change to planning laws is having an impact on new development, which is not such a bad thing. Reducing the footprint of small blocks used as dual occupancy, by increasing the size to a minimum of 450sqm with a reserve of 35% garden is a long-term strategy maintaining the aesthetic quality of this up and coming location.

Arthurs Seat on the Mornington Peninsula saw growth of 49% in 2017 to a median value of $1,091,341. Balnarring is an easy 1 1/4 hr drive from Melbourne CBD, or a picturesque hinterland 1/2 hr to Mornington. Pressed against the shores of Westernport Bay; a once quiet seaside hamlet, is now a vibrant community, winery destination, excellent village atmosphere, host to the picnic races and home to new peninsula residents. There’s the new and old property style choices, the standard block with modern new homes, the old-fashioned beach shack done up or ready for imagination and the larger acreages for the hobby framers.

The sporting facilities for young ones are some of the best on the peninsula and the local primary school is outstanding. Public buses into Mornington and Mt. Eliza makes it possible for secondary school aged kids to attend quality education.
