Make sure you have enough money to cover all costs for the property you are considering.
Typical costs at the start of moving in will be:
- Bond: 1 months rent
- First 2 to 4 weeks rent in advance
- Utility initial connection fees e.g. Origin Energy charge $37.40 to turn on services. Allow 48 hours to ensure this is completed
- Internet and phone service fees and connection of phone line. If you are moving into a new home or where there has not been a connection for a long time you may need to have the line to be re-installed which can be extremely expensive and this cost cannot be recovered from the landlord. I suggest calling the phone provider to check if a line needs to be installed prior to signing the lease. If installation is required you can negotiate with the landlord to pay the connection or split the cost. Ensure you get this agreement in writing.

- Insurance is not important to everyone but contents contained in households is expensive to replace.
- Do you need furniture items? Bed, tables and chairs.
- Whitewoods are expensive but also a necessity. Fridge, washing machine etc.
- Household essentials including cleaning tools, bedding and towels, cooking equipment and utensils food staples.
Documentation is needed when submitting your application using the 1 form website. If you are doing a paper application you will still need 100 points of ID.

You will need 100 points of identification and at least one requires a photo. There were some real estate agents that wanted an item from each category as well not just 100 points however this is not the case with most agents.

It is worthwhile mentioning that rent can only be increased in a fixed term agreement if included in the initial agreement and how it will be determined eg. CPI increases.
A rent increase can only occur every six months and the landlord must provide you with 60 days notice.
