"An honest and respectful agent"
Stuart Mitchell acted as our agent for the sale of our home at 2 Fanny Street, Moonee Ponds. The property is a townhouse with two bedrooms and a study that we purchased in June 2008 for $420,000 and sold in March 2014 for $620,00. This price vastly exceeded our expectations. (Our reserve on the day of the auction was $540,000, and we were hoping that somebody might stretch to $570,000.) Although we were conservative in our expectations, Stuarts efforts in marketing the property definitely helped to flush out buyers who were prepared to pay a lot more than we thought we would get. Our relationship with Stuart began more than six months earlier when we began looking for a new house and thinking about selling our existing property. Throughout the process, he was professional and accommodating. His commissions were reasonable, and his experience and insight meant that he was able to give us advice that was valuable, and also practical. Stuart provided extensive advice to us on the work we should do to achieve the best possible sales price and a quick sale. In our case this included de-cluttering, painting, carpeting and some gardening. The improvements were very noticeable, and I have no doubt that they were significant in the final price of the property. Stuart recommended a carpet supplier and a painter that he has used before. Both provided excellent service and high quality finishes. The painter made space in his schedule to fit us in at short notice, expressly because Stuart had contacted him on our behalf. Stuart even lent us his own high-pressure water cleaner to clean our pavers, saving us a trip to Bunnings! Stuart also provided good advice on the choice of advertising package for our property, and the strategy for marketing. As a result, the open for inspections over a period of four weeks were extremely well attended, as was the auction. Stuart was very flexible and accommodating to our needs. We have a young one (one and a half at the time of the sale), and as a result we had limited time available for the inevitable paper work and discussions about the sales process. Stuart was always happy to come around at times that suited us, including later in the evening when we had put our son to bed. He also scheduled the open for inspections to accommodate our needs as much as possible. Selling a house is always going to involve some effort and stress, but Stuarts willingness to accommodate our timetable took some of the street out of the process. Coincidentally, when we purchased our new house, to was through Brad teal. Stuart was our point of contact for our purchase (which was a private sale), and helped us with the post- purchase matters. This included organising pre-settlement inspections and arranging for trades people to come to our new house prior to our settlement to measure up for new carpet that we wanted to have laid before moving in, as was the case when we were vendors, Stuart was accommodating and helpful right through the process. Overall, I have no reservations about recommending Stuart as an agent for anybody considering selling a house. I can also add that I think he is an honest and respectful agent from the perspective of a home buyer.
