Angle Park, SA 5010

Just moved into the new 'Northwest Quarter' development (one of the first) and gotta say it's such a great area. Everything close by, peaceful, and the neighbours and other locals I've come across in the street are really friendly! Housing is booming everywhere, but I feel we got in at the right time and in an area that's not yet on people's radar.

Angle park is 15-20mins away from CBD. This suburb has the newly renovated Parks community center which offers the best service you can expect for the community. There is a new local health center. There is schools and lots of parks for children’s and for relaxing walks. This suburb is well suited for young families with kids looking for long term living in the property.

The Good: Transport (Bus), 24hr BP, McQueens Tavern, Greyhounds, The Parks Community Centre, Reserves, Child care, Vacation care, Gym, Swimming Pool, Rollerskating, Basketball stadium, loads of great Chinese/Vietnamese restaurants, Clean streets & gutters, regular Council groundskeeping, all new houses, open and friendly atmosphere.

The Not So Good: Still experiencing 'growing pains' with development (road closure, dust/dirt, noise, trucks), industry presence, turning right onto South Rd from Angle Rd, Upgrades needed for Community Centre & Arndale shopping centre, 'low socioeconomic demographical challenges' (which is about as PC as I can put it).

Conclusion: As with any area that has been through redevelopment, there is always the challenge of trying to co-exist with the remaining demographic. Angle park experienced a 61% increase in property value in 2006 (due to the redevelopment) and has gained every year since (even at the worst of the GFC). As the housing affordability decreases, this will inevitably push low-mid earners into suburbs farther from the city (Angle Park is only 9km from CBD), attracting a 'richer class' (and I only mean financially) which should steadily drive prices of housing up, forcing remaining commercial industries to sell up and relocate (which creates further opportunity for housing). This will in turn cause the retail sectors to converge &/or upgrade shops, as well as encouraging more council spending on upgrades and facilities.

With population numbers soaring, and approx. 28-30 million Australians by 2020, Angle Park's proximity to the city and new houses with strong facilities makes it a winning choice.
