BANYO near Virginia Golf Course! Is it worth buying there?

I'm concerned about flooding from the creek during excessive rainfall. Anyone here would like to tell if that area is susceptible to flooding? Did it flood in 2011 during Queensland floods? Has Brisbane City Council improved drainage in the recent years
