Yes what is stated here is correct for the typical suburbia of Cranebrook, however having recently purchased in the Waterside Estate in Cranebrook, I can definitely say that for a typical house of 3 bed, 2 bath, 1 car sells for an average of mid $400k - yes it's cheaper than your typical Sydney suburb, but has definitely come up in terms of class & price for Cranebrook/ Penrith areas, in this estate in particular - which they say is the Regions finest!
Even the cheapest housing in Sydney is awfully, awfully, awfully overpriced. We pay horrific prices compared to other parts of the world. I was recently in Ocala in America. Ocala is a large, advanced, well off, modern country town in central Florida. My friends there bought a nice, modern, well maintained house on 1 full acre for $US84,000 4 years ago (that's around $Aust77,000). Because of the recession it's now worth about $US75,000 or so. I told them what we have to pay in Australia and they nearly had a heart attack.
People looking for housing in Australia are truly being screwed.
Raj123 - Travelling to Sydney CBD from Waterside in Cranebrook is very convenient. You can get to Town Hall Station from Penrith Station in one train trip in 1 hour. I think that is very very reasonable considering travel times from even closer suburbs to the City. Its a very beautiful, quiet & affordable place & we are building a brand new home we are very happy with. The lakes & parks make it very worthwhile.
benq - I completely agree with your comment about us Sydneysiders paying WAY too much for housing. It's unbelievable! Employment wages should at least be high enough to cope with the ridiculous price of houses, but they're not. In order for me to be able to stay at home and look after my baby we have to move all the way out to Cranebrook to afford to buy a house. It's really not fair, as families in my situation are just being pushed further and further out of Sydney if we want to buy. I think that a lot of factors including our government, immigration, population etc play a big factor in what's going on. How much higher can the prices really go!?
My friends daughter just built a very nice house at "Waterside Estate" I think it is a great place to live with nice people and only a 1 hour train ride to the city.Her brand new 4 bedroom home cost under 400k..You can't go wrong..
Wow the prices have rose in the estate though, 3 bedroom 2 garage is going for late $400ks now! Mine was low $400ks but is 1 garage and now they have increased the price of similar designs for sale to mid $400ks! The cheapest option is to buy off plan if you can cope with waiting all the months etc otherwise you are hard pressed finding anything low $400ks in the estate anymore these days.. Real estate is just shooting up all over western sydney! I say get in while you can!
