I have been told by a few people to avoid the Pines side of Frankston North, is it really that bad?

In a few months we are looking to buy a 3 Bedroom 1 Bathroom with at least 450m2 land (enough land to install/build a Granny Flat if the property doesn't have one. Researching Frankston and Frankston North. Happy to speak to anyone from Locals to Real Estate Agents regarding Frankston North, what has the growth been like in the past few years, what is the neighbourhood really like?
